However during normal conditions as of now in 2024, the Al Ain Rd. (E66) & Sheikh Mohammed Bin Zayed Rd. (E311) are accessable within a few minutes and allow you to reach all major key destinations (including the DXB) in Dubai within estimated 20-30 minutes, which is great for a gated Villa Community. If you compare that to certain other Villa Communities from different Developers, the accessability in terms of Roads next to it is oftentimes critical.
