You can build this home here for under $700k on the water, and less in other areas that are not on the water. It's typically base price, +, lot premium, + Stucural upgrades + Design upgrades + pool cost. models will typically cost approx 30% of the base price + pool costs. Hi joe, have a happy sunday. As always a great house. I like the simple exterior look a lot. Also the entrance area. Nice to have an entrance door without glass. Not everyone can look right through the whole house. I would also use the flex room as an office. What would to be nice, if the floor in the main room was a wooden floor. It just looks cozier. Yes the "standard" kitchen. That would be the luxury version with us. And I think it's a good size for everyday cooking. I also find the family room cozy. a really nice size. Not too much and not too little. The backjard area is just to fall in love with. It is so wonderful. The covered terrace with the transition to the pool and the view of the lake. Fantastic !! I would leave the loft area the same. The bedrooms are also nice, but the master bedroom should face the lake. The floor plan of the 1st floor rotated 90 degrees and what would be nice is a balcony at the back. But all in all a great house with a nice floor plan!
Here It's been cloudy and rainy for a few days now. 39 degrees F and it doesn't get really light anymore. Starting next week, the temperatures should fall further to below 30 degrees F. I now go to work for 3 more days, then our company holidays are until January 3rd. Joe, I wish you a nice 4th Advent, hopefully a quiet week until Christmas and say thank you for your great video. Morning Joe. Nice front elevation. Yess. The design and staging is lovely. Like when the stairs are in the middle of the home. Lovely kitchen with under mounted lights. Perfect positioning for the bathroom and door to the backyard so wet is not tracked to the house. Exactly!!!! Gorgeous pool. Now I don’t care to be backed to water re: my 🐊 phobia but the fencing works. Laundry room is nice but a sink would’ve been even nicer. The loft flex space is huge. If made another bedroom, would definitely want another bath. The vertical tile is different. Usually see horizontal. The bedrooms are huge. So 1 bathroom to service 3 bedrooms? Those bedrooms are large enough and could be scaled down to get another bathroom. Lovely home. Thanks so much and see you next video.

Happy Sunday Joe! Love the custom shelves and bookcases. Love the flow from the dining to the kitchen. Everything is so bright and airy. The trim work really makes the place. The length of the lanai is perfect. I'm in love with the pool, I would live outside! The stairs do need an upgrade. The upstairs is outstanding! The master suite is a great size although I would have a tub. Just an overall great home plan.
