When buyers of a new build home feel that certain options such as pre-wiring are gouging in price, how do they negotiate a fair price?
Hi Realtor MLS :) I agree that some structural options such as $100k for a bonus room have gotten out of hand, and now that there are higher interest rates and less buyers that can afford this, a buyer might be able to make an offer to a builder saying they plan to do upgrades in design center, but want more credits to use there. Builders response is usually that everything is marked up because of the labor cost and supply chain issues commodities pricing and they are correct in saying that- however when inventory swells they will want to do a deal for the right price.

I noticed the flat roof on the first home. Loved the idea from a hurricane perspective. Is there any chance you could get a few tech details of this roof and posted them here in the comments. Thank you.
Its actually a commercial-grade roof product that has drains, it needs to be replaced about every 10-15 years. Hurricane wise we may see wind-loads of 60mph gusts (Irma) but overall much less concern about roofs flying off with hip-roof construction and metal tie down straps to the trusses and block. Theres even wood frame homes going up in Sunbridge that can sustain higher wind loads. Anyways, flat roofs can require more maintenance than shingle/pitched roof due to the drains aspect.

Do you have homes around $300K?
Yes there are some nice Townhomes (some brand new) in Lake Nona area for $325k-$350k, and if you go a little further out into St. Cloud you can get a new or nearly new single family home for around that price
