When I built my house I looked for a good carpenter to help with foundation and framing. They told me they had built custom homes and showed me a few houses that were finished. Which I knew at that time you can cover up a lot of crap with drywall and paint. Never had so much trouble. They took short cuts in the foundation by putting the minimum amount of steel in it. I had to correct that the night before the pour. In the rain and mud. I had purchased plenty of rebar and it was right next to the house area. They kept taking short cuts in framing. Leaving out rafters, studs, wall plates, etc. I had plenty of lumber and told them to use it up. Nope. When I got to the sheeting I fired them and finished the house myself. Such a pain.

Sad to say, that "Cutting Corners" has become S.O.P. in all working and most living aspects here in the U.S. People have been making excuses for why something is "Good Enough" or why adding pressure to perform to the best of your ability while always looking to improve that ability is some horrible and cruel thing. 30 YEARS of that has taken a toll. The bars are so low and most of the populous isn't aware enough to see it for what it is. :(

20 years later and seemingly little has changed. Home inspection is fine for catching small things like broken / miswired receptacles, but mainly a farce to move real estate. Even if one hires the inspector independently, that's no guarantee either. Sometimes might be worse. There are few qualifications for becoming one.

Never use a home inspector supplied by the sellers real estate agent. They are working for the seller to sell the property. Investigate and hire your own.

    • @JohnnyJMurphy
      @JohnnyJMurphy 9 місяців тому +2

Yea agreed or at the very least bring 1 of your own in to and see what they both come up with. Ive been saying for years home inspectors Should have experience in construction with either structural, plumbing, electrical or HVAC and also have there field of experience stated as there specialty. Steve a GC for 8 years, I moved to inspections and specialize in Structural for example. Anyone whos spent any amount of time in construction know that it takes years to learn your chosen field and you could never know everything. Ive worked 1-4 years each in framing, siding, roofing, insulation and vapour barrier aswell as 6 months in cement finishing. Having experience as a installer not a labourer in different fields like this is what inspectors should have. Being in the field hands on is how you learn things, you have to go to school to be a commercial boat captain like in deadliest catch BUT your never a boat captain tell you have years on the water. The same goes for construction and inspections, you can have all the book knowledge in the world but still not have a clue due to lack of experience

My realtor had a very good home inspector who also owned a older Florida home. He did a thorough 4 point inspection (due to no permits pulled on a remodel). He & the realtor made sure the seller do over $6+k in fixes or improvements (realtor also reached out to 3 insurance agents to ensure the house can be insured) for the sale to close. I also had a pest inspection done & a tent fumigation was done as a requirement before closing.

My daughter's friend hired an inspector and they ended up with lots of issues.
When my daughter decided she was ready to buy a house, I contacted a friend who owns a construction buisness with his son, with an excellent reputation. I asked if he knew an inspector who could do a good job, he gave me a name and said he's expensive and worth it, he was both, $425 and he spent almost 5 hours looking at the house she choose, the report had everything and accompanied by photos, at the bottom he noted the back of the property was wet because there used to be a creek that the city covered up so it will never be dry unless there's a drought. My daughter was able to get the home price discounted $12,000 for repairs. Best money spent ever!

I'm more concerned with the only replacing the shower pan. I know they want to save all that expensive tile on the wall... but you will never be able to tie the waterproofing of the floor with the water proofing (if it even exists) in the walls. Given how bad everything else is, I bet there is no waterproofing on the walls.

Mike, I know you're in Canada but I really need help. I live in Ohio. Bought a house 2 years ago. It's an older house but since I moved in I've had multiple issues. Small septic tank that over fills with drainage water, flooded yard that smells like sewage, bedroom floor collapsed because the floor joists had rusted nails and no joist hangers. Floors are all wavy, toilet stack is cracked, no insulation in walls or ceiling, no ground wire on electrical plugs, old windows that leak water when it rains, shallow crawl space, no furnace only wall mount propane heaters. In the garage all the sill plates and studs are rotted out, garage is leaning, concrete is cracked and crumbly, old style ceramic fuses in garage, no ground plugs, ceiling is sagging, garage door has 2" cracks on both sides, too low to get my van into.
I know I should have gotten an inspection but that was a condition of the cash only sale. I did take my dad and an Amish contractor to look at the place but they both agreed that it was a good investment. I bought what I could afford and now I'm living in a house that's crumbling. There has to be something you can do to help me. I'm not married, 54 yrs old and disabled. no kids except my 2 GSDs. They love the fenced in half acre but the yard is so muddy right now that when they come inside they are caked with mud. The mud creates dust and I breathe it in. Since it smells like sewage I don't know what I'm breathing in. I have to wear a CPAP at night and I have to change the filter once every 2-3 days. Please Mike, I need help and don't know where to turn. Some have suggested tearing the house down and starting over but I don't have any money to do that.

Green copper is so common - it's usually just where the plumber didn't clean the flux off after soldering. A wipe with a damp cloth or (better) a neutralizing solution is all it takes.

Never buy a house together if your not married- that way one of the buyers can't just walk away from the mortgage and leave the other obligated to pay the mortgage or having to sell/ foreclose on the house. If you have no idea what to look for when inspecting the house keep at least $25k for repairs. Cracks in the shower, old aluminum windows, to many junction boxes, overloaded electrical panel, toilets/ drains that are slow to drain, no water pressure, old furnace, no soffits or missing roof vents, no GFI near sinks, are red flags.

Appears they moved the support towards the outside wall solving the problem. These older episodes 2003-04 were on a tighter budget than the ones that ran several years later 2009-10. May explain why they didn't show those areas, since they wouldn't be doing much there.

Removing perfect beautiful drywall on the walls, ceiling , along with showers , tubs, & complete bathrooms & kitchens is totally senseless, SHAME on the Fake Contractors that made such a mess . Putting up what looks Nice without making the home strong & mold free without any electrical or foundation issues is beyond the former people that thought they knew what they were doing !!! Just because you buy a hammer & a tool belt , doesn't make you a contractor... That takes years of practice & learning in a school of professionals !!!!

this is not unusual most contractors will take the easy rout when it comes to century homes; plaster and lath or stucoo removal
while 3/4" thick drywall seems excessive they want to just add it to the plaster and get away with it.

Not removing the knob and tube should result in criminal endangerment charges.
All building inspectors should have a minimum 3 years experience in construction. Preferably 10 in several different trades. And not just as a common labor picking up trash. In so many areas in the U.S. to become an inspector you read up from a book and pass a test and bingo you are an inspector. Some of the missed points I've seen in inspections found on this show plain common sense should have caught.

What confuses me about Canadian home inspectors is why they do this. They don't get paid more to make the sale, It is the inspectors who save people from getting into this mess who are remembered and recommended. American inspectors will tell you to save your money if the house needs work.
