The reason I chose Bang Saray is I’m not into the exploitation of women and actually enjoy simple local life with amenities near by such as immigration and a mall to get my SIM card for the year as I’m on a non immigrant OA visa. I have friends visiting over Christmas and February. I lived in Belize in the 90’s so know what the tropical weather is like and their lifestyle is similar to the Thais😎👍

Hello, we are interested in Bang Saray but our only concern is Pattaya and its proximity. Is it far enough away to not have to deal with to many farang and other night life activities that place has to offer? We are looking for a quiet enough beach location. Thanks.

Condos can be a starting point and they are not for everyone. Many houses and villas are not advertised on websites. You need to get feet on the ground. But there are plenty.
I am seeing lots of places in TL use hard/firm beds, my back is not well, (any good massages in Bang Saray) so a med to soft bed is a must, i wonder why the condos don't mention what firmness the mattress is, its a no brainer, personal opinion. Heads Up, westerners should take Parasite medication twice a year in Asian countries, a British guy was suffering chronic Fatigue and after a year of tests and suffering a Thai chemist gave him said medication and after 3 weeks or so he was fine.
You are spot on with the bed issue. I once got an AirBnB that was almost worse than the floor. You can get soft mattress toppers here, which can solve the issue. Or perhaps change to a better mattress. But I'd definitely check with the agent.
Personally, I enjoy the heat. We have the rainy season now. So it's hot and a bit humid. Still great. Depending on where you live, there is no need for a car. In the case of Bang Saray you would need a motorcycle as a minimum. The only way to know if it's for you is to spend time here.
No need for a car, use Bolt easy, quick and cheap... Bicycle or small motorbike scooter for around the village. Really hot for 3 months... Ideal in winter months. Depends on your new definition of stinking hot? You learn to deal with it...

Just show me a street or a place on the beach where you can walk as a pedestrian, you certainly won't find one. Motorcycles and vehicles are constantly driving past you, you have to be careful not to get hit. Okay, you probably see it differently, but I wish you all the best.
The beach road here is very quiet...you can of course walk a long way on beach. Go in the navy base nextdoor and there's a proper path for exercise around the lake...and traffic in there is very minimal.
I have lived here for a very long time and want to leave again soon. If I were to show you your place and your dream city and your paradise as I see it, then your comment would certainly be different.
You should come to Northern California. Where a loaf of bread is $6 and a can of chili is $5 but wait it gets better maybe there's a 1 and 10 chance your car gets broken into and robbed. And if that doesn't entice you more maybe an altercation with the crazy homeless person they're everywhere. Believe me you don't know how good you have it

Im looking for good infrastructure where the beach water is clean for swimming. Where the city doesn't discreetly pipe there sewage 100 yard off shore

There is local dental, but Pattaya has hospitals and more selection of dental

It's not great around here for diving.... Go over to Samae San and there's quite a few.
