In Victoria, an owner builder must live in the house for 3 years before he can sell it? Is there a fine if he sells the house prior to 3 years? What happens if the owner builder does not stay in the house and keeps the house empty for 3 years? Can he rent it out ? Thanks

Hey Joseph yeah its a good question, if you are going to become a builder just to save bit of a profit margin I think better off just doing the developments and trying to compare prices between builders. But if you would like to build a brand or business then being a builder would be a good alternative. The profit margin varies depending on where you are building and what you are building or renovating. Generally its in the range of 10-20% profits.
Make sure you get multiple quotes. When you are not in the 'trade' the supplies will sell you higher prices. Why consumers alway pay more? I don't know. Might save a little of money along the process, but the time spent running around can be of tiresome. In NSW a race like to laught at other people, they tend to help each others if you can speak their language. They generally ask you "Are you.....?" When you speak their language, you are reconsidered one of their people. A lot of them in this sector.. charging less for the work they do for their people. They are following their leader's words. Their leader's name now their capital city.....now you know which Asian country that is. I was thinking of becoming owner builder but after a long thought about it, put me off from going ahead to become an owner builder. May be small jobs, but when lots of money involved, I'd say owner builder is not for every one.

are you doing it in different states or do you have three wives where you do it in each of their names ?

So really you built 2 house.. You can only build 1 every 5 years
@@MegaShowtime2012 Not true. You can do the home sale tax exclusion every 2yrs. You must live in the house as your primary residence 2 out of 5 yrs.
