At first I did not understand what cash on cash return ment. But know it get I just needed to think about it for a minute. You’re making 12% of 20k yearly on the 20k you initially invested. Is this what bank look at when you’re going to get another mortgage loan?
Yes it's a bit confusing! Exactly - It's the annual casflow divided by the initial investment, I'm making 12% from $20k. My lender wanted to know my debt to income ratio, the ratio between my total monthly debt (and any other commitments like rent) to my total monthly gross income. I don't really remember how they counted my future rental income toward my qualifying income
in about a week im closing on a duplex. Initially i was looking for single family home but found this duplex. While looking in the market I noticed a lot of price cuts in single family homes; up to 85k price cut. Average was like about 25k price. Considering that homes appreciate Im surprise by the price cuts; homes that look ready to move in. I also noticed the time home stay on the market; mostly over 60 days I this normal or just this year or season? Why did you sell your rentals. Why not keep them if theyre cash flowing. Also. This duplex is about 3 blocks from my current home and bank doesnt believe im moving into 1 side of duplex because of the short distance to home. so they require 15% down + 6 months reserves.
Congrats on your duplex! I’ve noticed those price cuts too, it seems like a mix of factors, including high interest rates. I sold my duplex to explore new opportunities, and I invested the equity from the duplex in a money market fund that generates similar cash flow. Good luck with your closing!
