Although, i personally feel, in this particular example, having money in hand(in bank account) just trumps buying.. for one reason, that i cannot sell the house to realise its worth because then i will be homeless! So mentioning that its your primary investment( the home i live in) or a secondary investment(which i may be able to sell in the future) to realise the gains over that period, is very important! I can use that money in my account to buy businesses or more real estate( the secondary investment i mean).. i hope i make sense here! Correct me if i am wrong plz!
If I sell the property, I can make a profit right , and then I need to buy a new house or I need go for rent again . One more thing if I am a first-time home buyer , how can I rent my house? All your numbers don't make point.

In this example Nav, you have used a rent to own ratio of about 1:22 which is the viable range. The challenge in most Canadian real estate in my view is that property valuations are high, especially in markets like Vancouver, GTA etc. where the ratio is more like 1:55 rent to own. If you re-ran your numbers with this kind of valuation, it would clearly be a Renters market. E.g. single family home on Vancouver is $2M but rent is about 4k pm. Food for thought, but great video all round, lots of great concepts and perspectives to think about which would be very useful for folks like me. Tnx

The comparison in the video is a lot simpler - It’s about if you keep living in your house or keep renting forever.

great video... but inflation is supposed to be 3% annually not monthly (unless i am missing something)
I have done yearly. :) taken 3% increase start of every year.
