Amazing calculations ! Very informative video. Share more such content . Also kindly share what some More insight on research you dis before buying your condo. Thanks
Great work on the calculation but did you not take insurance into consideration? And I am sorry to repeat but please make a detailed video about stock market and how to invest in it and what companies should we look for. Once again, really well researched.
Great content! Although, i personally feel, in this particular example, having money in hand(in bank account) just trumps buying.. for one reason, that i cannot sell the house to realise its worth because then i will be homeless! So mentioning that its your primary investment( the home i live in) or a secondary investment(which i may be able to sell in the future) to realise the gains over that period, is very important! I can use that money in my account to buy businesses or more real estate( the secondary investment i mean).. i hope i make sense here! Correct me if i am wrong plz!
Really great video Navjot ❤ Thanks for putting so much effort to make your fans and followers wealthy and plan our future. I show your videos to my parents as well. Although, I laughed hard when Canadian says “Land is Scarce” 🤣
In this example Nav, you have used a rent to own ratio of about 1:22 which is the viable range. The challenge in most Canadian real estate in my view is that property valuations are high, especially in markets like Vancouver, GTA etc. where the ratio is more like 1:55 rent to own. If you re-ran your numbers with this kind of valuation, it would clearly be a Renters market. E.g. single family home on Vancouver is $2M but rent is about 4k pm. Food for thought, but great video all round, lots of great concepts and perspectives to think about which would be very useful for folks like me. Tnx
Yeah, makes sense. Some cities are crazy - even here in Ontario. This should make for a good topic - also tells cities worth buying rental properties in!!!
Why did you ignored the tax component? Anyways very good and informative video. Always knew buying makes more sense just because why to pay almost equal rent to emis. But didn't knew difference will be so huge.
If I sell the property, I can make a profit right , and then I need to buy a new house or I need go for rent again . One more thing if I am a first-time home buyer , how can I rent my house? All your numbers don't make point.
Fabulous work on Excel Navjot. I felt so wonderful to see the working which I do on excel right in the video. More so, this is one video which will be exactly befitting for 25 years, rather for every decade. 👏🏻👏🏻👏🏻👏🏻 >>Gurdeep Tuteja
A childish sentiment:- 2 years back when I had no idea about real estate or investing i always admired living on rent because of the freedom of mobility it gives but never really thought of things like renting homes and generating cash flows my mind was blown when i came to know about things like compounding as if it’s a magic but its just simple maths ➖➕✖️➗🟰
Hats off to you👏🏻👏🏻 for putting soo much efforts in making these slides and making people more knowledgeable.

what kind of investment property would you be looking at now? do you think these numbers stay valid for such properties aswell?
There is much more to investment properties vs owner occupied. Will make a video on that too, down the line.

Insurance will be there for both :) rental insurance and home owner insurance

True!! If you can, then sure 👏
But most people won’t even invest the difference. That’s the issue.
interesting and informative....

The comparison in the video is a lot simpler - It’s about if you keep living in your house or keep renting forever.
great video... but inflation is supposed to be 3% annually not monthly (unless i am missing something)
I have done yearly. :) taken 3% increase start of every year.
@@growwithnav the video makes it seem like it’s month over month increase. Must be me not understanding correctly
@@akshayXX88 :) the excel has 12 months at a time same numbers. And then increases the 13th month. Monthly will be devastating 😃
I watched it again and you are correct.
In the first half, you literally convinced me to stay on Renting for the whole life 😂
Hahahaha - till inflation started playing it’s role 😂😜
