    Hey Chris...i can increase your roi to 35%-45%
    Step 1: in your lease agreement change tenancy at will clause to double the rental rate or air bnb rate; if your lease expires!
    Step 2: offer your tenants buyer-agent tour agreement at 2.5% at any time they want to buy a house!
    Step 3: let them out of lease agreement 2 weeks after escrow. Step 4: Rent investment property at new increased market conditions!.... And yes i'm a real estate millionaire!

    Great video. I don't know if I would move up to buying condos, especially around the area where I live. I do want to eventually move up to buying apartment buildings. Baby steps. Thanks Kris

    8:09 not sure where these numbers come from, i think you meant 2.5% not 25% and I dont know how you get to $4.3M since the initial investment and income was not mentioned. I agree single family home investment is very advantageous for all the reasons you mentioned, but its not for everyone. Maintenance is a requirement in the lease agreement and with single family its the responsibility of the owner and its not passive income.

    Best to go with single family home. If not enough money, go with condo/townhouse for a while and switch ? I don't like to pay those extra 300-$700 for HOAs and risky , even with insurance. But a place like in Oahu, that is your only choice it seems * cus they're all over the place and even those r expensive. I guess have to move then :)

      I don’t mind paying for some people to cut my grass, shovel my snow, maintain my roof, windows and stairs, pay my water bill, and get my trash picked up if it’s reasonable. But people who don’t live in the Midwest don’t understand that snow situation. Having a designated parking parking spot is serious business too.

    All I want is a decent place to live that I can afford. You don't really have all that much freedom in a SFH because you are often restricted by the neighborhood. Especially if it has a pool. It's not all that easy to just add on to it or even put a shed in your backyard. You have to worry about codes and permits and the restrictions in the place for what exactly you can do. HOA's I find are a necessary evil because there will always be the pigs in the neighborhoods, ones who play their music for all to hear, loud vehicles, or the ones who have DOGS, leave them out all day, and let them bark and annoy everyone around them, and other NOISE. I am finding that out without having an HOA. And then there are the neighbors who might want to put their campers, RVs, or boats on their property. Not nice, imo. I have no money to invest in anything. I just want a nice place to live. So now condos are out..

    Glory to God Almighty❤,So much happiness, $47k weekly returns has been life changing. AWESOME GOD I now have a house and can now afford anything for my family even with my Retirement..

      I remember giving her my first savings $20000 and she opened a brokerage account for me it turned out to be the best thing that ever happened to me.

    If you don't pay your HOA/common charges the Board can foreclosure on you... You're also at their Mercy to keep the place up.
