      @@AndreiMedow Thanks Andrei. Then can we generalize this to other properties within the same price range? Or is it really a case-by-case thing?

      @@DBAahmad An average sold price includes highs and lows. The final price would depend on when the home was built, any recent upgrades (both interior and exterior), the specific area and location in the neighbourhood, nearby amenities and most importantly the marketing for when the home was listed. Was there a specific type of property and area that you were interested in?

      @@AndreiMedow Thanks for the reply. I have not lived in Ottawa so I am not really familiar with its different areas and neighbourhoods. Therefore, I don't have any particular preference. I guess what you are saying is that there will always be trade-offs when it comes to all those variables you mentioned in your response. Well, when I started getting interested in owning a house in Ottawa, I used to see houses around $500K that I thought would be a good suit for our family of 6. This was pre-pandemic. Now, those same houses cannot even be found for less than $750K. This has made it almost impossible for me to afford a house. And being a non-resident Canadian who needs to put 35% down adds a great deal to the challenge.

      @@DBAahmad The pandemic definitely has not helped the home prices. If anything, it put more demand on the current listings as many sellers were hesitant to list - and with good reason. We're also a very undervalued market and haven't hit our peak in prices yet. Regardless of your current situation, I always like to say there are options out there for everyone.
