A nouveau modern pompeiian style Italian villa, more ancient Pompeii architectural style than Palm Springs. The minimalist entry courtyard, covered view terrace, and manicured grounds and pool are beautifully thought out. Interior finishes are less desirable but the price is very reasonable and interiors can be upgraded accordingly to future owners taste! Bravo 👏 👏👏Nick on presenting this gorgeous property. I’m sure it will find its new owner very soon!
The place is not bad, more modern than traditional Tuscan, not sure I would have glassed in the original front door. Town water is a big plus and the view is as you say outstanding! No AC will make June, certainly July-August insufferable, and some rooms are small and/or dark. However I would recommend not discount it without first checking it out in person.
Hi Nick, The house is definitely nice, but it didn't blow me away. I think a lot of that might come down to personal design tastes. A few tweaks here and there, though, and I think just about all but the most picky among us would happily live in this paradise. I've noticed a few people "torn" on the fireplace. I do like it, but wonder if it would be slightly more appealing without the "exploded" look, just a more sleek opening? Do you know the manufacturer, and do they have bespoke options for the discerning customer? Other than that, as always, you had me at the gardens... Stunning. Another great find. Thanks, Neil.

NICK!!!! My man, you keep bringing us poor souls who don't have the privilege to live in arguably one of the most beautiful countries in the world, all these houses that are gorgeous and relatively cheap! I live in Toronto, Canada and the conversion in $$$ is that the 995.000 euro equals 1,475,000 dollars, the average house price in the city is $1,045,000. and that's for just a crap 3 bedroom, 2 bath bungalow on a postage stamp for open space outside with 0 view. The value is immense in Italy compared to Toronto, if I were only able to leave Canada, I'd already be there....... ❤💯
It’s so sad cuz that price is actually pretty good for the size and everything cuz I’m Canada a little house costs 1-2 million… shoot I would pay that for such a nice property
So many reasons to like this property, the patio and the view are just amazing. But the icing on the cake, is the land maintenance arrangement. All that work taken care of plus you still get 80+ liters of olive oil to boot? What a deal! And you could probably barter some of that oil with neighbors for some other fresh produce. Its places like this that erase any doubt on why we want to move to Italy and Umbria in particular. Your ability to show us great places is truly amazing Nick, thank you so much.

yes a different look with great appeal right from the start! the kitchen is a dream for function but also lovely in it's sleekness -- very welcoming :) the design lines are simple and ample to bring much ease to the space, that's a real plus! indeed the fireplace looks to have had an explosion lol not necessarily a cozy look but certainly would give a quite cozy warmth - how original :) ! an accident on purpose eh? it's great! here is easy living inside and outside! my, my, that view alone is absolutely wonderful and the house is built for every accommodation to help anyone truly enjoy an italian property :) you find such delightful places and spaces to tour nick! don't know how you do it ;) ... with touring and renovating your own lovely part of italy how is there enough time in a day? somehow you manage it -- i'm happy for you in all that :) and happy i can tag along too!

The property is gorgeous. The terrace, kitchen and family areas are fantastic! The bedrooms and baths, not so much. The lack of staging, sadly, is a distraction from the home. Not sure if the inclusion of the furniture is a selling point either. The design clumsiness and bath colors of the bed/bath/storage off the main kitchen/family area, to me, necessitates a lower price point. It would be fabulous space to turn into into a master suite, but, it needs work. If it were around 700k, I'd make an offer. Thanks for the lovely tour!
I'm a sucker for the old patina of historic buildings, but of all the modern properties you've shown, this os the one for me! First off I love an atrium! And this is like a modern version of the Pompeii atrium houses! Secondly, I love the airy flow of the interior spaces with the high ceilings and rustic style. As a fan of Italian designer interiors I love a space that's timeless enough to handle both brand new, funky retrospective and antiques, large artwork etc kwhich requires big walls out of direct sunlight) and this house had exactly that! The views and approximation to Orvieto, the terrace, swimmingpool and landscaping perfect! The sous-terrain flat and olive orchard a luxurious bonus to a very lovely, italian property with an international and updated feel. The price is pretty damn great, compared to the market where I live in Scandinavia where winter lasts 6 months and summer 2. I'd buy this with every piece of furniture they will include and emigrate in a heartbeat if I could! I think, what I loved most about this is it's extremely exclusive with all the modcoms, but entirely unpretentious. 👌❤️😍

Oh yes, I agree with using the small room as dressing room - great easy improvement! really huge room! fireplace is good for someone else!!!! it is great for many people!!! Okay Nick, that is a million dollar view!!! including the puffy white clouds!! I do love the grounds so much and that view!! OMgoodness! OOOh ya, I bet that lower space is cool in the summer! And I love the white on white - I am thinking painting studio, perhaps! Okay, 2 bedroom apt., I would live there and rent the upstairs! One bedroom is my studio. OMy goodness, how I wish I would win the lottery soon! Oh yes, I would be very happy there! Great to have a contract with the olive people!!! Very bohemian... can't say as I am a fan of any part of the house.. outside views are lovely..
I really like this home, especially the floor plan and views from the windows. I'd definitely paint the whole place and put some colorful rugs etc, but it's just great!
