    FUN FACT: It is very rare that Arvin likes a home BUT just 6 homes away from this one is another home that Arvin has liked (1457 Blue Jay Way) which is also L-shaped and facing the same direction. See his video from Nov 13th 2023👍🏻

    It’s always the subject of greatest outrage - or mockery - (no frontage, no private driveway, an upside down house) that ultimately leads to passionate love when you finally fall in love with the qualities you hate. It’s like that friend who says, I hate kids, I’ll never have kids, who ends up with kids and falls absolutely in love with them 😂. You crack me up Arvin!

      the truth is i can see the flaws and the downfalls of a property and still fall in love with it.... its about computerizing feelings and facts and buying the property for the price that someone else would pay for it that is not as in love with it as you are.

      @@ArvinHaddadOfficial Also there is no perfect house (if you didn't build it yourself, and if you built it to your specific tastes then resale would fall through the floor), so it's a question of what trade-offs are you willing to make.

      @@deanchur Absolutely ... i feel like maybe i have not made this clear before... i don't point out the flaws so you would not buy the house.... no i point out the flaws so you would buy it knowingly at the right price.... I think i need to clear the air in a video after reading some of the comments... cause some viewers think you should wait for a perfect home.... no house is perfect... none of my houses are perfect ....and the most expensive house that i have sold or bought for my clients have not been perfect....you can love a house that is not perfect .... just dont over pay for it

      @@ArvinHaddadOfficialI was just thinking about this before coming to this video. In fact, I saw this property on Zillow and ran though all its flaws after watching so many of your videos. I loved everything about it you mentioned, but then thought about the flaws even before this video, as you have indoctrinated me in. Then I thought “Damn! Arvin has ruined me. I’m never going to find a house that works for me.” At some point I just thought “there’s never going to be a “perfect” house” you just have to fall in love with the one you fall in love with …kind of like with people. And voila! Here’s your video and comment saying the exact same thing I came to!

    This house is really stunning. A lot of mega-mansions look stupid to me with how deliberately they want to only impress with size, scale, and fancy materials without any thought put into them, but of all the mansions you showed on your channel, this is the best. Obviously I can’t buy a 30 million dollar mansion, but I can take notes from this property so one day if I become fortunate enough to build my own home, even if it won’t be a mansion, it will take some inspiration from this along with other stunning properties I have seen.

    This property is stunning! The finishes, textures, the selective view walls, the wood ceilings, and the mix of design styles, a little contemporary, a little rustic, a little eclectic. That linen look of the travertine and the soft blue in the kitchen marble. Chef's kiss! Whoever gets this is a genius.
    P.S. - Your best videos include your architectural and interior design insights. I even prefer those over the fail critiques. Would you consider talking about good build examples a bit more? I'm seeing how Malaysia is nipping at Singapore's design mantle. Firms like Design Seed come to mind for showing stunning homes like this one. Just wondering. No matter what, your work is timeless and so beneficial. Stay YOU! 💐

    This confirms we have exactly the same taste. This is my favourite home you have shown. Warmth. Feels like a home. Beautiful design and palette. And I have fetish for mid century Frank Lloyd Wright types of design. This has those exact qualities.

    Wouldn‘t be surprised if the archiect was a German. In Germany you find a lot of exactly this style houses from the 70‘s and 80‘s: Bungalows or two stories with travertine and terrazzo elements, wood, brown copper and glas. One of the most famous examples: The Chancellor Bungalow (now „Haus der Geschichte“ - en: House of History) in Bonn. Architects such as Sep Ruf (Munich) or Harald Deilmann (Münster) were designing such in these days. Even south of Hamburg I already know three of such houses, all stunning. Most are a bit smaller, but spot on this style. This is amazing timeless architectural art ❤ This one is one of its masterpieces - such a good energy and so many stunning microplaces that let you feel time stopps.

    I think the water tower is a benefit. It gives privacy. Better a water tower than a neighbor there. Love the property.

    Being close to that water tower indicates that the lot is on one of the highest elevations. But, the water tower in a way can serve as a privacy buffer. Which is a huge plus in a dense neighborhood in LA.

    Arvin, IF i won the lottery, I'd be seriously considering this house. The travertine wall on the staircase does deliver a "wow" factor by suddenly bringing your field of view to the back yard as you go up. I like the boomerang shape of the entire house and the master bathroom plus its view. It was smart of the architect to go very big on the bathroom space. In this house, the huge space somehow doesn't lack a cozy appearance so the bathroom is a big win. The high ceilings and windows in the office sealed the deal. I can forgive the huge water tower being nearby. At least the city blocked it with trees. The only change I would make is to paint the staircase banister wall a neutral color to match the floor. The black sticks out a bit too much. However the wood finishes on the ceiling are just right, not too bright or dark. The media room is fine since you can block out the light and the shelves offer enough space to install a larger TV so it's not a problem. The nook by the stairs would definitely be turned into a reading area with a custom fitted couch and bookshelves going to the ceiling. I love the lot layout: they have a large grass area divided by a wooden deck and the infinity pool. It looks stunning when it's just about to hit nighttime.
    Oh, from the overhead view, there is a slight advantage of a 90 degree bend compared with the much wider ones you've shown on your channel. It clearly increased the depth of the back yard so you will feel like you're getting more room. Plus it makes the pool inviting. Seeing that long open space from the back door, it makes me want to RUN to the pool and jump straight in. The angle of the house on the lot was well executed. These architects knew what they were doing. I think this house will sell, not sit around for two years...

    I was in awe of this house the moment I saw it a week ago (before your video) and you've done an amazing job highlighting why it's such a great design. I knew it was phenomenal but I didn't understand WHY... until just now. If I had the funds and were in the market for something amazing in LA, I def would go to the "how to buy a mansion guy". Your tagline sounds cheesy, but I really have learned a lot from you about what makes a better property.

    I haven't finished the video yet but the use of different textures and colors room to room, with the amount of natural light pouring in is exquisite. Each area of this house is Zen, when the Feng Shui is balanced in a home, it shows , and this is spot on.

    I will say that this is undoubtedly the best contemporary mid-century modern I've seen and that is a hard combo to pull off. You rightly pointed out that the house did an excellent job of retaining energy while offering an open, panoramic view. And you referenced palm springs, where this home style would be a perfect fit. The breeze block was a perfect architectural element, beautifully integrated into the architecture of the home. I don't know who the architect was, but this was well thought out in every aspect. In a word, "Amazing."

    This is so reminiscent of Ardie's style, but on a smaller scale and tbh that makes it so much more approachable and livable. We also have the same terrazzo floors as the main floor of the house and your rarely see it at the high end but I've always found it so charming and it goes with everything.

    I absolutely love the 60s-style design elements on the house’s front and the stone flooring on the lower level, too (at least in Central Europe, stone tiles made from light-colored stone with smaller, darker, or colorful stones sprinkled in as accents were the thing in modern buildings during the 60s and 70s. These types of tiles are still popular today because their natural color speckles make it less obvious when they’re not perfectly clean.). It’s fantastic how that design element carries through into the interior. The interior design, the colors (that blue glass feature in the bathroom alone, just like the other small blue accents throughout the interior, sometimes it’s blue patterns in the rugs, then blue bedspreads and cushion, paintings and prints with a lot of blue tones, ...) are absolutely perfect.
    Whoever is responsible for this amazing interior design deserves a massive bonus. It fits the house perfectly and even enhances it!
    When it comes to the spa, I completely agree with Arvin. With that gorgeous vibes of the interior design, the color scheme and this fantastic yard, at the very least, a sauna is a must!
    As for the water reservoir, I actually see it as a positive, especially since you have to crane your neck to even notice it. Thanks to the reservoir, no other house will probably be built on that narrow little ridge below it next to that house. That means no neighbors peeking onto the patio next to the office, into the garden, the pool, or even the house itself.
    The price for this property is high, probably far too high, but when you look at what you’re getting, the things other properties can’t offer, especially the location, the unique style of the house, and that huuuuge yard, despite its flaws... I’d take it. The sooner, the better.
    Of course, it’s just as well this isn’t even a consideration for me since I’m roughly 32 million dollars short. But the positive thing about this is, I don’t even need to worry about the ongoing costs either!
    _just my 2 additional cents on this object_
    On point 3, "It's not perfect": There’s no such thing as a perfect house anyway. There’s always something. Not just because everyone has different tastes or would’ve designed things differently, but also because the lot and its surroundings come with their own little quirks you’ll have to deal with. And let’s not forget, a house is a pretty complex structure. Even with the world’s best builders, tools, materials, and unlimited time, there will still be technical flaws of some sort.
    The real question is: Can you live with the house as it is? Are there adjustments you can make if needed / wanted? And, most importantly, what will it cost in the end and is it worth it to you?

    I really appreciate a house of this good level of architecture. The minimalism and the absence of bling is such a relief. The staging is also so good. Perhaps done with input from the architect? (ah yes, as you confirmed). Even the landscaping is perfect.
    The watertower is a good neighbor. He doesn't peek much at you. It is mostly hidden behind the house and the trees.
    Compared to some other mansions it should sell fast.

    Before i saw this channel, i always thought: why people waste money on a buyers agent! Just keep a list of what you like and want, view houses then compare it with other similar properties and put an offer in.
    But since seeing your videos,
    1. Ive now started seeing issues in properties and the reason why they are on the market for such a long time.
    2. Ive now seen the value a buyers agent can bring… if in my life, I end up buying an ultra high end property id definitely use an agent, and have to say not just any agent… id be on a call to you!

    Your taste is so spot on. That’s why your channel is the best one. Too many fawn over obnoxious “luxury” garbage. If I had that kind of $ I’d buy it. I don’t live in LA but I have friends & family that do + I’m getting sick of Midwest winters + the hot & humid summers are even worse. It feels like you’re breathing in soup. Our summers now are as bad as Florida’s were when I was a kid. I’d take 110 degree desert heat over 95 & swampy & the humidity makes winters a lot colder. Out west when you’re doing something physical in the winter you strip layers as you sweat. You can’t do that in the Midwest bc the humidity. Ok I dunno why I decided to write a book here 😂

      For a boomerang shaped house, I love that they kept it at a 90 degree angle. It makes the yard look bigger than it is. The boomerang houses that are VERY wide ruin the looks of the yard because it's stretched sooo wide that it ruins the depth. If I was looking at boomerang houses, I'd stone cold refuse to buy any that were extremely wide. I would request to see some shaped like this or a teensy bit wider. It also feels a bit cozier when you're hosting parties or have relatives over by the pool/barbecue area.

    The price should be in the teens. There is no recroom . The house itself is very narrow , if there is a 3 car garage it could probably take two thirds of lower floor. I didn't like the stairwell , looked bald and black and cold. It also had alot unused space underneath it yet they put the dinning room past the living room , past the stairwell , on the other side of the stairwell in a hallway . The bed in the master looked weird too .Or maybe it was just the way it was pictured.

    Look at you being happy! I don't mind these ones once in a while, puts the awful ones into perspective. I don't necessarily like the hosts of the tours you react to, so these still images work fine for me.

    The coolest thing about the bathroom is that it's not a bathroom it looks like a living room with a his and her sink and a cool walk in his and her shower. It is very cool. The overall colors used throughout the interior are very comfortable very pleasing for the soul. The only institutional feeling things I saw were the guest bathrooms a little too marbly. The use of the natural browns and other colors of that palette are really really nice to live in. They show well in low light as well. Still too much can ceiling lighting. Come on people get off the canned recess lighting.

    Beautiful property. Reminds me a little of Ardie properties in the sense that it feels like the property provides inspiration and “moments”. To me-the fact that a property that would have flaws on paper (no frontage, upside down house, the weird placement of the bbq on the deck by the office instead of down there on the grass level in the backyard) can still pass as being great through really good execution and the creation of “moments” is really cool.

Usually I would watch Enes' videos and would point to the flaws of the properties, wondering how come high end homes are designed and staged this poorly. What were these architects, developers and interior designers thinking? Thank you for your videos, wishing you success with this channel!

    I most definitely DO NOT have the funds for this house. If I did, you'd be hearing from me instantaneously. Of all te houses you've shown in your channel, you've shown bigger houses, more luxurious houses, houses with many less "mistakes". However this is the one I've liked best out of all of them.

    Flaws missed maybe Enes should do a flawed analysis on this one? 😂: cheap floors, terrible bathrooms (except
    Master), overpriced, view is only a 6 at best. On top like he said no driveway, no gym, no wellness, terrible chefs kitchen, no frontage, upside down home. Anything over 20M will be jackpot 🎰 for seller in todays market

      Lol. Agree . I’m here in Australia and while I like that floor, it is relatively common place. You see it often in stores, office lobby’s and mallls. It is relatively speaking nothing special (maybe in the U.S. it is).

      “Great for pets!” Is another way you can spin it if you’re a realtor, hah. It’s definitely a retro style that’s aligned with the rest of the house. I think that’s one of the few items that might potentially be worth changing, at least for my taste. I like a lot of the rest of the house though.

    I agree with all except for the floor. That same pattern is used in the schools of Spain 50 o 20 years ago.
    Looks like a collage of different materials used combinad for cost efficiency.

    I don't think I've seen Arvin like any home as much as this one ... Front being on top of the road is an issue, and I'd have liked a side yard or something outdoors that's a little more intimate, but overall it's a great home. Not very common to find a house with that kinda view with an infinity pool and still have a good amount of flat land to have a catch with your kids or something. Colors, textures, fixtures,and furnishings are 10/10

    Arvin you are right, 1535 Blue Jay is a beautiful and well designed house. The house has a good layout and a great interior design. I like the open floor design, like the living room. I like the master bedroom, and I like the master closet. I like the master bathroom that has a seating area.
    the blue stone island kitchen , and the white oak cabinets are awesome and original. Usually house like this one only has a dipping pool, this house has a lap pool. The view from the house is very nice.

    Genuine question: Where do Americans store stuff? In Europe most houses (and even a lot of apartments) have basements with at least one dedicated storage room/area. Stuff like suitcases, seasonal decoration, sports gear, camping equipment etc. needs to go somewhere while not in use. I never see anything like that in these videos. There'll be 28 bathrooms at some villas, but nowhere to properly store anything...

    For 35M I want a full size home movie theater, (I don't buy that whole obnoxious movie theater spill) a proper wellness center and a little cool club or nice Speak Easy, or Bowling Alley, some type of cool entertainment space that is unique. You have taught us to well Arvin!

    We bought an old and not so well preserved house just because of the features it had as well we the really really unusuall way the architect built it over several levels. It cost us a few bucks to restore the property to its new glory. But oh how we love it!!! No regrets whatsoever!

    That concrete dividing facade thing on the front is gorgeous. Simple. Elegant.
    Looks like the whole house is. Love the staircase round the travertine wall and the tarazzo flooring.
    Whole thing has case study house 22 vibes. Just for modern day excess levels.

    That huge water resevoir thing would make me a little nervous like...if there was a massive earthquake and that somehow breaks open it would completely flood your house

      There's two sides to every coin. California is known for wild fires & during a fire having your house sitting next to 500,000 of water starts to sound pretty good. & BTW - If tank that size ruptured it would not flood the house. The house is gone, down to the foundation. No house would survive or remain except the concrete piling it's built on.

    As someone who just finished designing his upside down house, I love this house.
    I agree with you on the private driveway, for me, that is a big deal breaker. The breeze-block wall can be addressed by painting in a darker colour, dark grey colour would make it disappear, but that is only on the outside. The inside part can be left as is.
    Then there biggest deal breaker for me, the water reservoir. That is a big no, no!
    The stones on some of the bathrooms are terrible. I also don't like the one on the kitchen.
    I aslo agree on the furniture being too brown, fortunately, that can be changed.
    Other than that, it is a beautiful house but because of the two major drawbacks, the private driveway and the water reservoir, I wouldn't buy it.

    What makes this a bit different is texture. Bookmarked marble can be beautiful, but it can also come off as shiny and cold. The travertine has texture, along with differing soft furnishings. The smoky oak floors add warmth. This house feels cozy and livable.

    In one word, exquisite! These current owners have exceptional taste. Honestly I appreciate the fact that the chef's kitchen is purely utilitarian. Typically you have staff working in this area. It seems wasteful and unnecessary to have high-end finishes in a work area

      @@ArvinHaddadOfficial That just shows how out of touch some people are with pricing, $29m for a teardown but $35m for that finished house! From a $ per sq ft cost is reasonable but it will probably end up selling for closer to $30m

    I love what they did with the Moore house in Los Feliz.
    I Would definitely kill to have them design my dream home some day!

    I recently viewed some houses in southern Spain and many of them have Terrazzo floors. They were a reason why I immediately ended the viewing in the beginning because I absolutely don´t like them. So much work to change it, especially when also the stairs are made out of it. The Terrazzo makes my eyes dizzy.
    Ok, if I could effort a multi million dollar house, I can change it, but in my price range it´s a no-go.
    And yes, the rest of the house, except most furniture, is stunning.
