    I enjoyed this discussion you guys had, just a couple of corrections. As was mentioned in the comments before, resorts since Saratoga Springs have had a 50 year lease. The other correction was a 2BR lockoff comprises of a 1BR and a studio, not 2 studios. If a 2BR was comprised of 2 studios it would not have the kitchen or laundry as that is part of the 1BR unit.
    Boardwalk tends to have a LOT of 1BRs available because the entire resort is comprised of 2BR lockoffs and as you may guess, the studios are booked first.

    Since DVC is up-front money, did you guys figure in the loss of potential gains over the length of the contract? Meaning, if you make a 20+ year purchase - and pay for it upfront - what would that money be worth if put in a decent investment?
    For instance, how much does $20k earn at 10% annual gains for 20+ years?

      That's a really good point. Just looking at what you could earn from investing that money, you would have around $135,000 at the end of 20 years.
      However, taking it a step further and saying you still plan on going to Disney every year, you would have to subtract out the cost of the hotel stays from your earnings. Assuming you spend $3,000 each stay (which is probably pretty average for a deluxe stay), you actually start going negative in year 12 and by year 20 are around negative $37,000.
      Again, everyone's situation is different, but bringing up the lost investment earnings from the initial purchase is a great example of just one of the many factors people need to consider before deciding whether or not to buy DVC.

    I just sold my Disney dvc took a huge loss totally was a rip-off never again worst investment I ever made

      Well, it's not investment. Yes, for people buying in like 20 years ago, it worked out, but you are buying future vacations at better resorts than the all star resorts.

    Best way to plan a trip to Orlando. Go to Universal instead.
