    YOU CAN ABSOLUTELY DO IT IF YOU HAVE THE MONEY. THIS COUPLE. ( The Bodley's in Ghana ) HAVE BEEN IN GHANA FOR 4 MONTHS, WITHOUT EVEN VISITING. THEIR HOUSE WILL BE READY TO MOVE IN END OF THIS MONTH. THAT IS THEIR HOUSE IN THE VIDEO, ALMOST COMPLETED.

    Homeowners will have to pay for the roads. I don’t think that’s a bad idea. I think the homeowners will in turn make sure the roads are well kept. It sounds like a homeowners association type situation. I wonder if there’s a clause in the contract regarding this 🤔

    I see you already visited the Bodleys property so it's a 1000 percent possible if you are ready with the right people around you and focused like Mr and Mrs Bodleys. I hope these communities don't forget to add playgrounds to their plans. it will be essential for families and value of the properties.

    Not "in the West" they go for dry wall, in the US they go for dry wall and paper thin walls! Here in Europe we build houses properly like Africa- thick solid built cement, brick, stone and timber homes that are built to last centuries. The US is the outlier in Western countries in having such poor construction standards.

    Ayo and Tony, thank you for this great content! The Tema Development Corporation started this mode of land purchase and development several years ago. Those of us who wanted litigation free land chose to buy plots from the TDC. So it is heartwarming that the Royal Kingdom Estate Developer is perfecting the model started by the TDC.
    There is a long held secret about tropical living. The white settlers in Kenya, South Africa, Namibia, Zambia, Zimbabwe embraced the magic of living in the tropics! It is great that the diaspora are discovering this magic!

    Thank you for doing this video, really insightful. I'm disappointed that your guest would call this development "semi-serviced" when all it seems they are doing is marking off their territory with a perimeter wall and building a security post. Those things are necessary for the company not for the residents.
    Also he says Africa vs the West when other Africans don't do it that way. I suggest African Americans look to places like Kenya or Tanzania your money will go further and its all Africa.

      I also think the developers don't build the road because after enough residents go to an area they expect that the pressure will be put on the government to do the roads.
      Roads aside, not servicing the plots with piped water and electricity and sewage is a massive disappointment. I wish the company took less land from the chief and gave a better experience than collecting 500+30 acres unserviced.

      There are definitely TWO SIDES TO EVERY COIN, we can both agree I am sure. While it is common in the west and maybe even in Accra to have the pipes and electricity coming from the city, Hmm. It might save you trouble down the line to just dig your borehole and have your solar panels. Many ppl are dealing with power outages and no water because they deal with buying it from the city. NO PROBLEM for you if you already have borehole and solar and NO BILLS. No bills, no power outages, no problems!

    Be careful if this company no longer has sufficient funds to meet its deadlines and debts. especially if it can no longer pay its due liabilities with its available assets. The causes can arise above all: a slowdown in activity with the drop in consumption, inflation which increases the cost of products, and high interest rates.Even the biggest players are not immune.”but good luck👍🏾

      It is good to ask questions if you have doubts, but if you are going to come to someone’s video to speak as if you have studied this group and is giving your inference, then you are pathetic because you haven’t done so.
      For those who are interested, money for buildings like these are released in phases. You have to ensure the first payment has reached where it was agreed to before you release further money. Also don’t operate as most black folks do in the West. Get your own lawyer (not a cheap one, reputable ones) from the start of land buying to your house fully built. If that is done, everyone will sit up. Fear never achieves anything. That is why most African Americans are kept behind with the fear of the past.

    It depends when you fix the starting point. But if you have done your paperwork, it takes much less than a year to build a house because if you have a good foreman/site engineer, the people are quite quick in building. Several months and the house is completed.

    As you mention Tony, the roads has to be constructed first, before residential.One the finish selling the land,they will start giving excuses about the roads.A developer has to take roads into consideration.I remember you once said: $500000 house on $2 roads.😁

    Interesting video, and the mentioned prices are more or less reasonable. However, relying on Electricity Company Ghana and Ghana Water Company isn't worry free. Power cuts and temporary water droughts are not unusual, so back-up options are highly recommendable.

    Lots of people built in less than a year in Ghana. Some have even done it 4 and 6 month's, some even under 3 months as I heard. But it all depends on the size of the house, building plans, the labour and craftsmanship and the money. Once you have your money all ready you can make this happen even quicker than you expect in Ghana.

    6:05 minutes in: Deed of Sublease. He needs to explain what a sublease means in Ghana. Basically it’s not an outright sale, but you are leasing the land for a period of time. Usually for foreigner, it’s a 50 year lease. This means that at the end of the 50 years, you have to pay to renew. You are usually leasing the land from a family or a chief.

      Sounds similar to what we call land trust. You don't own the land and its essentially leasing and can be charged rent for land.

      2019, I bought a land in Doboro near Nsawam, but now my cousin is trying to take the land away from me. He told me i should give him money before they can give a different land. I wish I could come across Royal Kingdom Estate earlier so that I can buy land from them. I like what they are doing to people about land issue in Ghana. I look forward to seeing you on your building project.👍🏠🏫🏡🏠

      I like the gated community better instead of worrying about fencing your plot off individually but if it calls for it. I guess I'll have to do it if I was buying in that community. He sounds legit.

    You can! We built ours in 6 month, but only because we had the money ready and supervised it ourselves.

      It is possible, however the issue is, concrete takes 21 days to completely cure and so you can the risk weakening the building when you build too fast. There's a house close to where I live that did their in 3 months too though. They built while it was raining as well

      Knowing Ghana..parks? 😂No Ghanaian will let land jsut sit there to be a park, they see a piece of land to build some bs cement filled house not a park.

    I've peeked in on your videos from time to time. This one was so informative and a joy to watch. Husband asked a lot of poignant questions of this developer. Did his due diligence and I like the concept that people are not just buying from any family. You can trust their track record that your land will not be reclaimed one day. Building subdivisions is the way to go and hopefully, more of this will become the norm. Saves all the headaches I've heard of in trying to build in Ghana. I'm in Egypt and the same scams happen here to. I'll go ahead and subscribe to keep up with developments, as I'd like build a residence in Ghana one day myself. Best with everything.

    Actually our gov'ts should compute the roads, utilities & drainage into the plot fees proportionate to the sizes. That makes building easier, faster and the community better looking or habitable. A program like this was done in Cameroon 🇨🇲 and that community is still one of the best. Since then the gov't became very disregardful.

    As always...love the video! Tony...and you do a video or 2 talking about the construction style of ghana and why? Ex: why do they use brick? Why are there no gutters on the houses? Why do they put the lights underneath or so close to the fans? Stuff like that

      40-45minutes from the Kataoka Airport. 40 Minutes from the mall. (Not sure which mall but they talked about it in the last video).

      It's 65 cedes per .16 acre so roughly 30K per plot I believe

      How come people go to America and become Americans? Does any of those people ever forget who they truly are? Is that not why you have Chinese Americans, Italian Americans, Irish Americans…. If a country gives you peace to thrive, what is the problem. Citizenship is only a peace of paper to allow you full access to enjoy the country fully.
