We have bought and built a few homes and lot expenses are #1 variable that we look at.. We look for a elevated lot that is relatively flat for a slab on grade. If building with a crawl space then there will be some dirt and a basement with or without a walk out will get us more dirt to push around. If there is a creek or ditch withing the property line( hard no). Does the dirt perk for septic and location approved by permitter , if sewer haw much per fit to hook up and fees to tap in. Water city or well same deal Tap fee. Electric , over head or burial, in conduit or not. Natural gas or propane permits and fee for burial of line. I have lived in Middle Tennessee where land doesn't perk and trenching is all shelf rock .If the utility tap in is across the road can the road be cut or does it have to be bored under. It can get expensive real quick
