Just so I have this straight. Landlords can't do proper checks on tenants before renting (credit and 3x rent for income). Then once the tenant is in, they can't simply and quickly get them out for non-payment. Seems like these lawmakers are setting up landlords for failure. They may think they're getting more people in properties, but what they are doing is destroying the rental market and setting up many more evictions. Colorado is no longer a viable place to have a rental.

As someone who has rented in Denver since 1980. They never looked at credit scores until a lot of people started moving here. They didn’t charge pet rent untill the boom. All that started when we had these people moving into Denver. If you had a great credit score you would just go buy a house. Most people rented because they didn’t have a good credit score. Now all these landlords become greedy because they could, so now the decline you all have to be put in check. That’s what you get, So I just bought a house because renting became too difficult.
All businesses do exactly that..They say never look at a property in sentimental mindset. Remember it’s all money and business. When it’s cost you your future walk away

All you commenters on here, pro landlord, you DO realize the credit score is affected by medical problems, medically caused bankruptcies, job loss, caring for an elderly parent, or disabled child. This has nothing to do with the ability to pay rent, because the previously named problems can be trivialized through the magic of "financing" just like a 7 year car loan.
