The wages in Florida are one of the lowest in the country yet the houses and rents in Miami and other cities nearby are one of the most expensive in the country. How does that make sense? How are the local jobs going to support convenience for residents of the people expected to work those jobs can’t afford to live in the area? Miami has turned into Honolulu. A playground for the rich/tourists where all of the poor locals work low paying service jobs like slaves serving the rich internationals and tourists, while they live in tiny apartments with 5 roommates to afford rent. It’s exactly like Hawaii.. There’s no economic opportunity in Hawaii outside of tourism and feeding the rich people who live there year around at fancy restaurants.
I move from Los angeles to Memphis don't regret got a lot of home for the price. Plenty of jobs just stay away from the wrong areas can be very violent here.
Just moved out of Florida. Lived in nice neighborhood in North Miami. When doing my finances and projecting my future I decided to move. It’s come to a point in South Fl that people have to decide if they should eat or pay they’re light bill after rent. This is no way to live. And yes crime is bad now. Did I mention bad drivers and bad traffic all the time.
I moved from Massachusetts to Miami and my income dramatically Increased from better paying job, I pay less in rent than I did up north, I can go swimming everyday. Literally going south of Miami to Cutler Bay or Homestead is still affordable. I love it here and would never move back up north. It’s also very boring pretty much in every small town I lived in from North Carolina to Massachusetts, basically people just drink and get fat from the lack of warm weather to want to be active. Oh and the amount of feminists and pink haired/blue haired man hating women is dramatically increasing so being a fit and masculine man, I met some of the most trash women up north. I can literally go out of the house now and find a beautiful Latina girl at a nightclub and dance with her tonight. That’s also a huge motivator for single wealthy guys to move from there boring towns.

I was born and raised in Fort Lauderdale but didn’t come from the wealth side or beaches. Rough upbringings and I couldn’t pursue my goals out there. Florida isn’t the state to build a new family life or a successful career. Most will straddle the fence of Florida draws and don’t truly realize the climate there is horrifying to. No one wants to keep dealing with hurricanes like that and most can be deadly. I thank god the rose colored glasses are gone and I’ve been set free to pursue the life I always wanted. I've been there a number of times all the way from St. Augustine to Disney, Fr. Lauderdale, the two Miami , all the way down to the Florida Keys. It's definitely not breezy like Caribbean weather. It used to be affordable. Then so many investors moved in there pushing the price of real estate up. But with constant hurricanes, flooding and bad weather insurance companies are leaving while I heard that one has to have home insurance. It's definitely not a place to live if one only has social security income.
I was a real estate agent from 2012 to 2017 and I saw a this trend of out of state buyers and corporations buying up property and flipping them. Neighborhoods were getting gentrified and I was trying to encourage my clients to buy property because renting was going to be a nightmare. Its sad what some of these developers have done because now its really difficult. Florida has one of the least affordable markets, but doesn't pay NY or CA wages. I'm glad that I was able to get my family into a nice home that they're comfortable with. In the meantime, I'm just waiting for the entire house of cards to fall so that we can start buying property again.

There is constant landscaping noise everywhere you go in Miami. It's not enjoyable to walk around in Miami neighborhoods because almost everyone speeds, runs red lights, drives through stop signs and makes extremely loud noise with their cars and motorcycles. There are cops everywhere but they don't enforce traffic violations.
This report is 100% accurate, I live in Miami and see this every day. Some people can’t afford to live here, they just don’t make enough and they are royally screwed. As cold as it sounds those individuals should consider moving because it’s not going to get any better. We are getting over 1000 people a day moving to Florida, most of those come to south Florida which means rents will get more expensive. It is about supply and demand. 100 applicants for every empty apartment and landlords are greedy.

There is something funny about that. The price tag is either fake or there is something very important they forgot to mention, like maybe it’s a vacation rental one block from the beach with a maid. In that case, $2.2k a week for a nice vacation rental is reasonable. But if that’s the case, then that’s entirely out of context.
Rents loosely reflect the house value and local market. I’d be curious to know what that house would sell for and what the mortgage would be for a standard 30 years with 20% down. If it’s a $2m house, we’ll, $9k isn’t terrible with today’s rates.

But even so affordable is like if rent is 1/3 your monthly income. So for $6000 a month to be affordable you'd have to already have an income of $18k a month meaning you'd have to have a salary of $216k per year. That is not remotely close to an average income.

Ummm…. the person who created this list, probably hasn’t visited Arizona, because Scottsdale is considered to be a very affluent part of town, and it’s extremely expensive to rent or buy, in that area. Scottsdale is a nice area, and I would feel relatively safe living there, but it’s not affordable. Even the neighboring cities, like Paradise Valley (which is a city that boarders Scottsdale), can be extremely expensive, and has some million dollar properties. Chandler, Arizona also wouldn’t be affordable, because Chandler boarders Tempe. Tempe is where the Arizona State University campus is, so you have a ton of college students looking to rent apartments close to campus, which will increase the prices in both Tempe and Chandler. Not the most accurate list, in my opinion.

If you can’t afford the new homeowners insurance rates how can you afford a mortgage payment? In SWF people are paying 6k to 15k a year now for homeowners insurance.

Places that don’t have a cap allow landlords to triple rent from one year to the next. So people have to keep moving every year or they have to stick with sky high rent if they want to stay a second year. Section 8 is entirely different, it’s for poor people. But non-regulated rent affects virtually everyone. It’s obnoxious and it is also what is allowing rents to balloon the way they are ballooning.

The rents are double, the pay is half. Whatever you do for income, you will earn less of it working in South Florida. The rents are never going down adjusted for inflation. People come here for the climate. In January, when everyone else is freezing in blue, south Florida is orange with a high of 80. That will never change, & why people are willing to be paid less working here.

I lived in FL for two years and I moved form the SF Bay Area. CA was more affordable. When I moved to FL, I was making 60% less than I made in CA and I was paying 55% more for rent in FL.

The issue is that no new homes have been built. Up until Kennedy, the government always built housing and wanted every American to have s house. Pretty much no new housing has been built for that past 50 years increasing demand with low supply means higher prices.
Housing in other markets may be more expensive like California and New York but people on average get paid more. Nationally florida pays less than other states for the same job

Highest rental rates in the country for the least amount of accommodations. $1,500 a month for a roach infested ghetto space in the Miami/South Florida area. You can buy 2 modest homes in El Paso, Texas for that kind of money. Highest HOA fees/Assesments on average in the country. All while willingly giving away all your rights over your own property. Fees so high they easily outpace the appreciation value of the property. You're losing money every month buying in South Florida. Highest auto insurance rates in the country. I.e. some young drivere are paying more than $700 per month. 40 year perfect drivers with no accidents and no tickets EVER, paying $250. Some of the highest road tolls in the country. Some people paying over $3,000 annually. Many of the highest state feee in the country for things like a license and registration. Some of the highest food prices in the country. THE highest hotel taxes in the country. One of the lowest average wages in the country. One of the biggest illegal immigrant population's in the country driving wages further down. Just a few of the outrageous, almost hidden cost for living in South Florida. In 20-40 years the entire place will be flooding on a daily basis anyway. So these things will be corrected by Mother Nature and Father Time themselves.
That questions I always have about Miami is what industries does the city have to support these high rents. How many Fortune 500 companies have offices there.
UH TOURISM, Lawyers helping criminals stay in business, Lawyers putting people away, Real Estate companies, Construction Companies, and a lot of Latin American companies like Goya, Del Monte, etc the headquarters are in Miami. Miami/ Doral is a major hub for car customization, transport, and trucking companies. Majority of Cruise lines have their headquarters here. The list goes on and not too mention drug traffickers and money launderers have business here
Florida got hella crime rates and it’s been brewing since the 80s. People don’t want to scare y’all about the rough areas in Florida it’s not only Miami either. It’s rough places there and most of Florida got rid of some housing projects in certain cities. It’s a rough place to come from and people need to truly understand that it’s okay to move tf out. I have family still there with no true outlook on life at all or accomplishments just that typical struggle Florida life. You don’t do good there trying to thrive, it’s not the state where you go to live a successful lifestyle. You must come with wealth. Most natives or local floridans aren’t living wealthy. In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.
I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. The wages in Florida are one of the lowest in the country yet the houses and rents in Miami and other cities nearby are one of the most expensive in the country. How does that make sense? How are the local jobs going to support convenience for residents of the people expected to work those jobs can’t afford to live in the area? Are they just employing rich peoples’ kids at all the businesses because adults aren’t available to work there? That’s going to be the only option going forward.

Just moved out of Florida. Lived in nice neighborhood in North Miami. When doing my finances and projecting my future I decided to move. It’s come to a point in South Fl that people have to decide if they should eat or pay they’re light bill after rent. This is no way to live. And yes crime is bad now. Did I mention bad drivers and bad traffic all the time.
I moved from Massachusetts to Miami and my income dramatically Increased from better paying job, I pay less in rent than I did up north, I can go swimming everyday. Literally going south of Miami to Cutler Bay or Homestead is still affordable. I love it here and would never move back up north. It’s also very boring pretty much in every small town I lived in from North Carolina to Massachusetts, basically people just drink and get fat from the lack of warm weather to want to be active. Oh and the amount of feminists and pink haired/blue haired man hating women is dramatically increasing so being a fit and masculine man, I met some of the most trash women up north. I can literally go out of the house now and find a beautiful Latina girl at a nightclub and dance with her tonight. That’s also a huge motivator for single wealthy guys to move from there boring towns.

I'm in miami and could not afford my house if i were house shopping right now. I moved here 25 years ago because of work and back then it was normal. A person with an honest job could buy a house and have a car payment etc and still have money left over. I cannot believe what people are paying for rent now. I feel so bad for locals. I was born and raised in Fort Lauderdale but didn’t come from the wealth side or beaches. Rough upbringings and I couldn’t pursue my goals out there. I've been there a number of times all the way from St. Augustine to Disney, Fr. Lauderdale, the two Miami , all the way down to the Florida Keys. It's definitely not breezy like Caribbean weather. It used to be affordable. Then so many investors moved in there pushing the price of real estate up. But with constant hurricanes, flooding and bad weather insurance companies are leaving while I heard that one has to have home insurance. It's definitely not a place to live if one only has social security income.
I was a real estate agent from 2012 to 2017 and I saw a this trend of out of state buyers and corporations buying up property and flipping them. Neighborhoods were getting gentrified and I was trying to encourage my clients to buy property because renting was going to be a nightmare. Its sad what some of these developers have done because now its really difficult. Florida has one of the least affordable markets, but doesn't pay NY or CA wages. I'm glad that I was able to get my family into a nice home that they're comfortable with. In the meantime, I'm just waiting for the entire house of cards to fall so that we can start buying property again.

There is constant landscaping noise everywhere you go in Miami. It's not enjoyable to walk around in Miami neighborhoods because almost everyone speeds, runs red lights, drives through stop signs and makes extremely loud noise with their cars and motorcycles. There are cops everywhere but they don't enforce traffic violations.

This report is 100% accurate, I live in Miami and see this every day. Some people can’t afford to live here, they just don’t make enough and they are royally screwed. As cold as it sounds those individuals should consider moving because it’s not going to get any better. We are getting over 1000 people a day moving to Florida, most of those come to south Florida which means rents will get more expensive. It is about supply and demand. 100 applicants for every empty apartment and landlords are greedy.

Scottsdale, Arizona is considered to be the *BEST* (affordable) place to rent an apartment/house in the US? Ummm…. the person who created this list, probably hasn’t visited Arizona, because Scottsdale is considered to be a very affluent part of town, and it’s extremely expensive to rent or buy, in that area. Scottsdale is a nice area, and I would feel relatively safe living there, but it’s not affordable. Even the neighboring cities, like Paradise Valley (which is a city that boarders Scottsdale), can be extremely expensive, and has some million dollar properties. Chandler, Arizona also wouldn’t be affordable, because Chandler boarders Tempe. Tempe is where the Arizona State University campus is, so you have a ton of college students looking to rent apartments close to campus, which will increase the prices in both Tempe and Chandler. Not the most accurate list, in my opinion.

Places that don’t have a cap allow landlords to triple rent from one year to the next. So people have to keep moving every year or they have to stick with sky high rent if they want to stay a second year. Section 8 is entirely different, it’s for poor people. But non-regulated rent affects virtually everyone. It’s obnoxious and it is also what is allowing rents to balloon the way they are ballooning.

The rents are double, the pay is half. Whatever you do for income, you will earn less of it working in South Florida. The rents are never going down adjusted for inflation. People come here for the climate. In January, when everyone else is freezing in blue, south Florida is orange with a high of 80. That will never change, & why people are willing to be paid less working here.

I lived in FL for two years and I moved form the SF Bay Area. CA was more affordable. When I moved to FL, I was making 60% less than I made in CA and I was paying 55% more for rent in FL.

The issue is that no new homes have been built. Up until Kennedy, the government always built housing and wanted every American to have s house. Pretty much no new housing has been built for that past 50 years increasing demand with low supply means higher prices.
Toronto, Ontario rent is just as steep. Hell, I witnessed a lone parking spot in downtown Toronto with a 4 figure $ amount for lease a month.

Highest rental rates in the country for the least amount of accommodations. $1,500 a month for a roach infested ghetto space in the Miami/South Florida area. You can buy 2 modest homes in El Paso, Texas for that kind of money.
Highest HOA fees/Assesments on average in the country. All while willingly giving away all your rights over your own property. Fees so high they easily outpace the appreciation value of the property. You're losing money every month buying in South Florida.
Highest auto insurance rates in the country. I.e. some young drivere are paying more than $700 per month. 40 year perfect drivers with no accidents and no tickets EVER, paying $250.
Some of the highest road tolls in the country. Some people paying over $3,000 annually.
Many of the highest state feee in the country for things like a license and registration.
Some of the highest food prices in the country.
THE highest hotel taxes in the country.
One of the lowest average wages in the country.
One of the biggest illegal immigrant population's in the country driving wages further down.
Just a few of the outrageous, almost hidden cost for living in South Florida.
In 20-40 years the entire place will be flooding on a daily basis anyway. So these things will be corrected by Mother Nature and Father Time themselves.

UH TOURISM, Lawyers helping criminals stay in business, Lawyers putting people away, Real Estate companies, Construction Companies, and a lot of Latin American companies like Goya, Del Monte, etc the headquarters are in Miami.
Miami/ Doral is a major hub for car customization, transport, and trucking companies. Majority of Cruise lines have their headquarters here. The list goes on and not too mention drug traffickers and money launderers have business here

Florida got hella crime rates and it’s been brewing since the 80s. People don’t want to scare y’all about the rough areas in Florida it’s not only Miami either.
It’s rough places there and most of Florida got rid of some housing projects in certain cities. It’s a rough place to come from and people need to truly understand that it’s okay to move tf out. I have family still there with no true outlook on life at all or accomplishments just that typical struggle Florida life. You don’t do good there trying to thrive, it’s not the state where you go to live a successful lifestyle. You must come with wealth.
Most natives or local floridans aren’t living wealthy. They are on section 8 in Florida or they’re roommating out people houses or renting Craigslist rooms with multiple jobs. The jobs pay ultra low and it’s not opportunities there because that’s where you go to retire and it’s like a playground not a place to be trying seek out your dreams one again I repeat.
I’m a Miami native. I moved out of FL in 2006 and haven’t looked back. It was a terrible place then and it’s an even worse place now.
