      You have different people and cultures in Chicago too. And Baltimore is more crime ridden than NYC. Just curious, you don't mention the investment cost and how much it cost to upgrade the house.

      My Jewish great grandparents and my West Indian grandparents invested in Manhattan real estate when they came to the United States. They both lived among the people who rented from them. Their hard work and sacrifices while they pursued their own personal and professional goals made all the difference in the lives of their children, grandchildren and great grandchildren.

    Welcome back! Originally from Chicago, I lived in Brooklyn for 15 years. Due to covid and job loss I moved back home. I miss NY dearly but I don’t think i’ll be able to afford it again. Chicago is a great city as well and a lot of East coasters are moving here…. you get a little more for your money. I advise anyone to check out the market here too.

    I have a rent-stabilized luxury 1 bedroom apartment w/all the things, and I still think about moving all the time because EVERYTHING is too expensive, there are too many people, and my age demographic doesn't fit in.

    I left NYC (Manhattan) in 2020, just needing a break from the pandemic craziness. I'd lived in Manhattan for 20 years. Meant to go back (and I do really miss it), but watching from "afar" (Midwest), I don't think I could afford to live there anymore, and with the crime spike it just doesn't seem like the pre-pandemic NYC I remember.

      I understand why people leave. I believe there are more people here now pre 2020.
      I chose to stay living in NYC and invest in real estate in Baltimore. Don't plan on leaving NYC any time soon...but wanted to make money in other places.

    Boat. Lived here all my life but as a 25 year old living on my own…. I can’t live comfortably. It’s ridiculous. I’m looking to move to the Carolinas in a few months. I would love to stay here but I won’t be able to really start my life and have a family comfortably here. All of my friends are leaving. Ridiculous.

    I'm so with YOU!!!! I had to leave Manhattan back to Brooklyn just to be able to afford life. I'm a female professional and I couldn't afford to live in Manhattan. I spoke up to the Community Board alerting to this situation three years ago!!

      I hear you...it is becoming increasingly more expensive year after year.
      I still actually live in Manhattan / NYC. I decided instead of moving from the place I love, I was just going to earn more money....which is why I started to invest in real estate in Baltimore.
      Everyone's path is different, but thankfully you're making it work in Brooklyn!

      @@amab1853 that sounds great! Remember, you don’t have to move/live there to take advantage of the housing opportunities..you can just invest there.
      But if you do decide to move, there are some great properties and neighborhoods as well depending on your lifestyle.

    So happy to have found your channel and what an inspiration you are for young women. I'll be 65 this winter and am also a serial hustler. I left the US 5 yrs ago but will be returning later in 2024. I'm in reverse culture shock at the unbelievable prices of everything! My daughter and her family live in New England, my BFF lives in Philly and other friends and cousins scattered about that DMV area. I am looking at Columbia MD or outer B' More area for a rental. I will then look at real estate opportunities. My family was in Real Estate and I wish I had pursued it earlier. I look forward to your videos.

      Columbia MD is HOT right now. Taxes in Baltimore City are a killer, but has opportunity. Outside the city has value due to lower taxes amongst other things.
      There’s no age limit on success, so I’m sure you’ll be fruitful!

      @@NyasiaC Thanks for the tax info. Yes, outside B'More would be my preference. I'm also looking in other areas for investment and just commented on your CA land video. A few years ago I looked into CA but it would be for investment and I'd need to decide what to do with it. I can't do desert living full time, been there done that. Will you obtain your RE license in MD. I understand your concerns over cost. I have a few friends who moved into NJ and Philly and commute into NYC as needed. Have a blessed week and keep on pursuing those dreams.

      @@agl5132 I personally still live in NYC, but just decided to invest in other places.
      I decided for now not to get my MD license as I do some wholesaling for off market properties and don’t want the liability of an owner saying I didn’t get them correct info about the market value of their home as an agent has the fiduciary to do.
      I don’t personally know the other markets in MD as far as living, mainly numbers for investing, but there’s so many neighborhoods to choose from I’ve learned.
      I put my California project to rest for now, but plan to go back when i have an already built house to renovate.

    As a fellow realtor that owns two investment properties in Baltimore near John Hopkins that I rent out via midterm rentals I approve this message. You go girl let's get this money I've had my Airbnb since 2020 and 2021 and they have been the biggest blessing. I left corporate America after the cervical spine surgerythis past October and life is good. Thank you for sharing your story more people need to know about the power of investing in real estate.

    Why are you videos RIGHT on time. My husband and I own a few properties in the District of Columbia. Before buying another property in the District, we both checked out Baltimore and feel in love. Due to the commute, we decided not to do it but have learned we totally could. Interested to learn more about your flip - and exploring if some of what you share might work for us!

      Congrats on your investment journey so far! I thankfully still live in NYC and just Invest in Baltimore. I went back and forth while the renovation projects were happening because I wanted to learn the entire process. It's about a 3 hour drive for me.
      The lower barrier on entry in Baltimore is what makes it appealing for investing, but not sure if it would be a downgrade for you as far as quality of life if you actually lived there instead of DC. Especially if you can afford DC!
      I bought 4 different houses in 4 different neighborhoods. The flip was in Butchers Hill. Can't wait to show the entire process!

    I grew up in the Bronx in a six story tenement, (I think all buildings over 5 stories have to have an elevator), with big apartments. I went to college in LA, then lived in TN for a few years, moved back to NY and babeee... One, I never realized how cold it was, once you leave and come back you feel it. Two, I learned life didn't have to be a struggle, no roommates needed, I can live alone in a very nice place, no problem. I moved back to LA, to New Orleans and have been here for the past 8 years. It reminds me of NYC bc there's so much to do, and it's walkable, but unlike NYC it's warm about 10 months out of the year and the people are friendly. I smile at strangers now... never even thought to do that back home. I'm glad I grew up there but the financial and mental cost of living there are not worth it.

    Welcome to Baltimore Nyasia. I love New York and I am always in Harlem. New York has gotten incredibly expensive over the years. Baltimore has a lot of beautiful hidden gems neighborhoods.       I agree, there are nice neighborhoods in Baltimore that people don’t necessarily see in the midst of the other elements. Thankfully, it has served me well so far.

      I agree😂 I lived in downtown Greenmount Ave ( Where Tupac grew up). Some areas🤯 you drove down was like night & day. Brooklyn, NY couldn't look that bad in some parts of B'More! By the time I moved back to NY, pregnant with my first born daughter in 2005 it started to gentrify.

    I'm from NYC and owned a brownstone in Brooklyn with my father we sold it and that was my introduction into real estate investing. I also went into wholesaling and fix and flips later on. I currently live in Dallas, TX and will be starting my own real estate syndication company buying and owning multi family and other commercial real estate asset classes as well collaborating and doing real estate development projects. You might want to look into apartment syndication.

      Congrats on your deals! I have wholesaled and flipped as well. My current goal is small multifamily that I own individually, but that could change in the future. I know syndicators are hurting right now with these high interest rates, but hopefully that'll change in the near future.

      @@NyasiaC I’m not sure that syndicators are hurting right now. I disagree. Unless there are syndicators who know little to nothing about the market but that is very rare. So far what I know brokers want to make sure you have an investor or guarantor to ensure that they can help your business to make sure you don’t fall behind your mortgage payment. Also it depends on the property as well. Right now industrial real estate portfolio doing better numbers than multi family. Other options such as student housing or senior retirement facilities are doing well too. Especially when you are reaching out to investors to raise capital or reaching out to lenders for a loan who most likely checking the underwriting and doing the due diligence making sure the numbers make sense. If you are a new operator in syndication, generally it’s good to partner with experience general partner who can assist on helping the syndication business and bringing investors onboard or help purchasing property through a lender. As well as being a passive investors or invest in multi family REITS. You can start as an active investor as well. Alternative there are also the creative finance to purchase off market multi family properties from the seller. I will most likely start with smaller units and work my way up. I do have strong background financial investment and economics. I am very aware of the current trends in the market right now. Important numbers to keep in mind investing in multi family properties or other commercial real estate assets NOI (Net Operating Income), Cash on cash returns, Cap rates knowing the difference between high and low cap rates. Most investors prefer high cap rates due to higher returns and value add opportunities on a property, and the IRR (Internal Rate of Return). Definitely know how to analyze real estate financial model, underwriting, and pro forma. There are a modeling as well stick the basis and continue work your up. Additionally, understanding market analysis, debt, equity, deal structuring, cost segregation real estate law and acquisitions. I can talk about this all day. Oh yeah economic indicators. Don’t want to bored you but I hope this information helps.

    I lived in Prince Georges County for a few years. I worked close to Baltimore. It is a beautiful city. Many opportunities to rehab there. I no longer live in Maryland but enjoyed my time there. Wishing you the best!

      Yes, there are tons of opportunities for rehabbing properties which is the path I decided to take.

    Looking forward to some positive content about my city! I'm already trying to figure out WHERE you bought. My guess is Pigtown (or SWeBo in general).
    I was a city resident for 19 years. Sold my house in 2021 (at the top!) And am very much enjoying being back in the county in the house I grew up in (inherited).
    Baltimore isn't the complete 💩hole it's made out to be. Looking forward to this series.
    My missed opportunity was a (2002) 25k 300ish sf condo in the Belvedere. But, I don't think I would have been happy THAT deep in the city. My house was single family and the city/county line ran down the street. My neighbor to the right was county. Lol.

      Baltimore definitely has its challenges like any other city, but it has positive opportunities as well.

    I'm a Real Estate Broker from Brooklyn. I moved my family to the suburbs of Houston during 2020. I did the same and tried to get some of family to buy real estate. Everyone wanted to do their own thing.
    I've been buying properties out of state for a while now. I own properties in Baltimore, Gary Indiana and Texas. I decided to keep my home in NYC and rented out two floors. I have a beautiful home in Texas. Now I live off my investments. I'm in cybersecurity now, which gives me the freedom to work from home and still attend my real estate auctions. I came into the city a few months ago to sell a house in Canarsie.

      You made a great decision by keeping your home in NYC. I thankfully still live in NYC and just buy out of state. There's so much opportunity in so many markets that people can tap into.

      @NyasiaC Thanks and much success to you also. If you tap into the Baltimore city OTC list that comes out every year. You can purchase directly from the city and flip those properties to out of state investors. I do this every year.

      @NyasiaC I purchase properties that the county has already listed due to back taxes. So, it usually takes about six to nine months, depending on when the list comes out. The over the counter list is easy for me to cherry-pick my deals. If I'm going after foreclosures, sometimes we reach out to the owner directly, but that takes a while. I would rather just buy tax liens, deeds, and over the counter deals.

    I went to Johns Hopkins. I almost bought a place in Baltimore, but got turned away because of the uptick in crime. I really want to return, I think I will soon! Great video.

    I literally went from a 6,000 square foot mansion to a double wide trailer in 6 years and I would NOT go back to the outrageous living and spending every dollar to keep up with the Jones's! I am truly happy with my 1/2 an acre and small living in Rural PA! Plus, I have the Lord, nothing else matters! Living above our means is disaster!

    At 24 in 1996 got my first tiny home in Ft Laud for $30,000. Tripled in value sold in 2005. Bought my second home at 33 in ATL for $130,000. Tripled in value since sold in 2015. Both my previous mortgages combined with taxes & insurance included, didn't exceed $1000. Our family Brownstone in Bushwick is paid off, worth millions now. Bought in 1971 for $30,000. Since I returned home 10 years now to Brooklyn/Bronx Areas, my rental home is more than both my 2-4 bedroom homes. MY 🗽NYCITY Insanity!!!

    I Loved Brooklyn, spent all my life in NY, moved to PG county maryland in 2014 and love it! I still plan to buy a house in brooklyn! My dad lives in broolyn and will never leave LOL
