She substituted a lot of the chords in the original song for more interesting and jazzier options, and it is frankly a superior composition from the original. I would say this is even better than a cover--it's almost a new composition based on an original, and acoustic jazz remix if you will. I would love to the hear this recorded in high quality, with the voice and guitar properly mixed. Stunning.

Your considerations about the "jazz remix" are perfect.. imo this kind of renditions are soo beautiful when recorded in a rough way, rather then a "produced" version, but that's like just my opinion dude ;-)
