Definitely a sofa with a bed for upstairs for guests or future grandchildren.
You know what would be cool, since their going with a “beachy” theme, I would get an ol’ used surfboard and paint it with a seascape or something. Have it leaning against a corner or on the wall! I’ve done it before for a buddy but used a snowboard instead!
It’s a perfect home away from home for y’all! Much easier for Brennan to have a home base in FL and for y’all to have your own space, but still close to family!

I appreciate the house tour, its always cool to see how different houses are built. I think other than being on the golf course, the walk in pantry is really cool. The down stairs bedroom is also a really cool feature!
Since it’s a home you won’t be living in full time it’s always good to freeze a tall clear cup or bowl of water and then place a coin on top. That way if you have to leave food you will know if it’s safe to eat when you come back.

This would be my perfect home away from home. I'm in the UK and would love a place like this for a holiday home. Who knows it may become permanent when Katie and Ryan eventually graduate!!! A lovely place all the same.
I think that’s what they intending to do once Ryan & Katie finished there school years is probably to move down there permanently but until then they use it as a holiday home.

I would almost do bunk beds in the boys room, a bunk bed that has a full size mattress on the bottom and then a twin on top and then either another twin bed on the other wall or another set of bunk beds. I only suggest this in case you have company and want to give them Katie’s room or if the boys have friends over - there is a space for that. That room is plenty big to accommodate at least one bunk bed with a full mattress on the bottom as well as a twin bed! Just a thought! 🤗

I'm with Mike. I hated my side by side. I now have freezer on the bottom. I was raised with that and I am so happy I have one in my beautiful new home.

Jill welcome to sunny Florida! Beautiful town house. The open area upstairs is called a loft and some builders has an option to turn that into a 4th bedroom. It’s a great area for the kids to hangout and watch tv. I would recommend to get a sofa bed for that area for when the kids have friends/guests to stay over. You mentioned about planting outside your lanai, please always double check with your home owners association (HOA) because they don’t usually allow for you to make any changes outside in the front or back. You don’t want to be hit with big fine. I thought it was funny about the hurricane shutters. I would check to make sure all the hurricane shutter panels for all the windows and doors are there and that they left you all the wing nuts that go along with the shutters. It’s hurricane season already and you don’t want to find out the hard way that you’re missing panels or don’t have enough wing nuts to install your shutters. Maybe on one of the shutter panel you can find the company name and see if you can find a video on how to install them too. I would also suggest you bring in your lanai furniture into you living room before you leave back home in case a hurricane comes while you’re not there. The garage it all depends what you guys are planning on using it for. It gets clutter easily and quickly and then you won’t be able to park two cars if that’s your intention. I know from experience. In my garage I put two rows of shelves on both side walls and back wall high enough that you can store things and still be able to park the cars. I know you guys will make lots of great memories in your new second home. One last thing please remember in Florida wherever there is water always expect for alligators to be around. I’m sure the golf course has lakes so don’t be surprise to see an alligator walking by either your front entrance or driveway or right outside your lanai. Never leave the your doors open! You don’t want unexpected guest coming in. 🐊
A corner sofa for the upstairs, which maybe has a bit that pulls out as a bed and definitely a pool table. Then some built in shelves in the heating room to use as extra storage.
To save space downstairs in the living room a smaller table where the chairs can easily be tucked under to save room.
Then some whicker furniture in the outside bit (I forget what that is called)
All the house updates are the best! Every video should be about the diy, furniture and everything! I am so jealous! I love it!

Just a thought but you could do bunk beds in the boys room with double beds on the bottom, and add bunk bed to Kate’s room to maximize your space for guests. You could even throw futons upstairs for more guests.

Loving it really happy for you all. If I may suggest sofa beds and maybe nice bunk beds for the rooms since you all have so much family gatherings it’s so convenient. Enjoy your new vacation home and all the fun memories.

I love how excited you guys were about the garage 🤣 also speaking from experience yes those are hurricane shutters and no they are not fun to put up. I would advice getting accordion shutters that you just pull out when it’s time for a storm, they are really time saving but can get costly. You could also look into getting hurricane safe windows! Welcome to living in Florida(well on vacation) i hope you love it!!

Congratulations to you all! I used to dream of doing the same thing when my inlaws were in Daytona Beach and we were in AZ, TX and NC. I hated having to stay there with the kids and put them out. Used to drool over townhomes for sale but we just couldn't swing it. This will be so much fun!

Now y’all need a golf cart to cruise the neighborhood and golf course! I’m looking for one to cruise our 17 acres that all the family lives on 6 homes and 2 large ponds! I want to go pick my grandkids up at their home and ride around! They have one but we don’t yet!!! It’s nice having the family close by!
Three bed 2.5 office with hers & hers closets in the master and a 2 car garage on a golf course. If it works I would do a retro mini fridge in the utility room upstairs and keep the one in the kitchen for now if mike likes that dispenser feature keep it otherwise move it to the garage or have a second retro fridge in the garage.

Congratulations, beautiful home! Mike was channeling Tim Tailor for a bit in the garage there. LMBO. 😁 One thing if you haven't already, would be do get in professional carpet cleaners. From the the impressions I saw in one bedroom did not look like they were done yet.
It would be awesome to bring the furniture from your other home to the Florida house and refurnish your other house since it’s your daily home and not vacation🤍😍 ps I’m so happy for you guys one day I hope you will live and a beautiful mansion🥰

I can only imagine the peace of mind you're getting having a home nearby Brennan incase of an emergency or something. even if you guys werent there he'd have a safe place to run to if it were ever needed. (and then im sure you guys would be down in an instant! lol)
