Thank you for this video! I thought the HOA was a bit less for this community? The houses I have seen online list the HOA being anywhere from $103 to $130 per month. Does the HOA differ by each house? Where did you get the $150 cost? Interested in a single family detached not a townhome.

Keep in mind that fee will include access to all 3 clubhouses and nearly 100 different clubs offered to Sun City Anthem residents. Pretty good video. I would just note a few things, if I may. There IS one gated portion of the community, called Pinnacle Village, which comes with some higher costs because its residents are responsible for maintaining their own roads and common landscaping. Though located within the boundary of Sun City Anthem, The Revere Golf Club mentioned by Elise is privately owned and operated, and is open to the non-resident public, but as Elise notes in the video, Sun City Anthem residents get a favorable rate. For most of the residents, excluding the gated section and the 162 town homes, the quarterly HOA fee is $414.00 and will be increasing to about $438 in 2024, still a very good deal relative to the range of amenities offered. Yorktown Grill is a new restaurant, serving lunch and dinner, which opened in Anthem Center in late summer, 2023. Finally, an amenity not mentioned in the video is the 300-seat theater located in Independence Center, where professional shows featuring Las Vegas Strip entertainers as well as resident-produced shows are presented.
Thank you for the information. We are in the very early stages of considering this community. I have a question about climate. You mentioned that Anthem is a higher elevation. Is that relative to Henderson itself? I notice on the US climate data site that Henderson is slightly cooler on average than Vegas. Wondering if Anthem is a bit cooler or about the same as Henderson itself. Thank you.
Great question! Most of Henderson is at a higher elevation than the Strip and is a little bit cooler. Anthem is one of the highest elevation points in Henderson and can be about 6-8 cooler than the Strip and airport. Let me know if you plan any visits, I'd love to show you around.
