Before the pandemic you made a series of videos about study abroad and MBA vs. Certificate programs. Your counsel set the course for a transformative experience I wasn't prepared for but helped me become like the positivity I was seeking and saw vicariously through your example. Thank you.
Miami or Florida in general is an appreciation market (growing net worth). As rents increase you’ll cash flow more over time. I live in Naples and our homes have almost doubled in past 2-3 years. You can’t beat the beach 🏖 and thousands of people per day are moving to FL.
Prices nowadays are not realistic. Of course units doubled in price during/after covid for many reasons! Not at all sustainable. Won’t keep on doubling!
Lived on Miami Beach for 3 decades. With today real estate market, it is very subjective. What the video does not explain is the on going home insurance issues and problems in Florida. If you can live without the beach, central Florida/Orlando/ or small city Ocala provides better dollar value and no hurricane evacuations.
I live Miami and moved from NYC. I love it. If you still like the city life with a city vibe but having access to one the best beaches in the US, Miami is for you.
Lived in Miami for 15 yrs. Lol there ain’t nothing slow in Miami. Hustle 24/7. A shame they stopped cleaning the beaches. World renowned beaches and looks like trash with all that seaweed.
I lived in Miami near the beach in the past. If you buy a condo, you have to follow the association rules so If you have children get informed before you buy it. Nice video!
I would prefer a unit in a apartment, coz unit makes us feel safe when we are alone, we get know each other with other people in the apartments. This is my opinion
Great video! I had the same impression on a rental near the beach rather than a drive. However, some might pick the later just to save on an airbnb. Sit and wait is the way to go! With high interest rates and high prices it's not the best time to buy real estate. The interest rates will eventually bring down prices which will create opportunities. Patience always pay off in investments. Good luck on your search!
I live at 2501 s ocean dr.. they allow 90 day min rentals. I dare say the feel of the building v price is top notch for our immediate area. I've lived here full time 12 years and may rent my unit soon. you found our little jem neighborhood.
Nice video but i think you should not cut the interview parts like this. Just when you started to calculate the price of the apartment an ad cut it off and then your vloging part started and I felt like the interview wont be continued for some reason. xo
I picture you in a condo rather than the house. You have more security and the association to take care of the boring stuff. Also, in terms of the future market, you may profit more from the sell of the house in comparison to a condo sale. Bottom line, you seem to be more of a 2-3 bedroom condo family! BTW, love your videos, long and short! 🥰
HOA fees + taxes+ airbnb fee + property management fee = very hard to cashflow and there is no way you will "double your money in one year" like the agent claims
Oh my God that's amazing,l wanna go to the US that's my biggest dream in my life 😍 ♥ l wish I can be American citizen in the future, you are the happiest woman,l am a 15 year girl, when I started to watch your videos I decided to improve my English skills, whenever I will be American citizen, good luck with your work
Hello Марина! Random question but what song is used at the end? It’s kinda catchy. Also, I would be kind of concerned about hurricanes or something in Miami. (Although I can’t speak from experience, I feel like I just hear about them)
If you got a lot of cash, wisdom in real estate would be to wait until there is blood on the streets and there really isn't that environment right now. I'd wait.
For 1.5 Mil Usd you have nothing in Sillicon Valley...lol here in South East Asia with this money you have a huge house and you don't have to "work" anymore....
Lol yes, with this money you could have a huge house and don't have to "work" anymore it is the case in the majority of countries I think. :) It's only a low sum of money for living in 1st world English-speaking countries with the pinnacle of USA/California. Correct me if I'm wrong. For 90% of the surface of the planet Earth it would be kinda "early retirement money". Especially if you invest in something really safe - not even crypto - and live off febal 3-5% of that.
May I know the mortgage interest rate at this moment? I saw the news US mortgage is changed and will adjust again. Because it’s affecting the property price. Thank you
Miami is super dangerous… and so many homeless people it’s such a shame! Way overpriced and overhyped. People hustle and make money in Miami! Just not in your field, Marina. Don’t think it’s your scene at all, people are too different ethnically and culturally.
Hope you love the video! Don’t forget to check out RingCentral. #Ad www.inflcr.co/SHD7H
Love it marina

If something goes up from 450k to 750k there is too much speculation there and prices must go down again

I love Miami 💜 would definitely consider moving there. I lived in Manhattan for the past 7 years, so I could use more relaxed vibes now

@@dlcmiamiinc yes, that’s how I felt when I visited Miami few years ago. The beach was fantastic ☀️🌊 can’t wait to go back!
I love how a crazy, international party city like Miami is “more relaxed vibes” to someone from Manhattan 😭😭😭

This is why prices in FL have skyrocketed. People from CA and NY buying in FL. Please stay in CA and buy property over there
I live close to Hallandale Beach, those are where all the Russians in Miami live. Its either Hallandale Beach or Sunny Isles Beach.
I love Miami but it's a city that's often hit hard by cycling recessions
You mean. California
@@bdouglasful California, the state that has a $50 Billion surplus and is the 5th largest economy in the world? You don't know anything lol

75% occupancy is very optimistic for an condo rental that competes with hotels and Airbnb.

Love this video! A great way to get introduced to the Miami market.
Interesting video Marina! 🌻 that ocean!! I am surprised how clean the water looks

Florida is famous of their beach houses and lake houses as well , too many options, not just condos beachfront.
AMAZING!
❤ omg where was the first dress from? I love it!
I love South Florida.
Orlando FL born n raised
It’s not a good time to buy right now. Wayyy toooo expensive. The prices just doubled from 2020
THE only person who makes money from condos is the person or company that built the building.
10:30 Conclusion: Not a good investment. Next!
Great video. Miami is dope

You are Russian thinking about Miami but you aren't looking at Sunny Isles???
Silicon Valley girl is back!!!!
Taxes are really high. 1300 usd per month for an apartment.
Visit Mar-A-lago

You know California sucks when Silicon Valley Girl is moving. Watch she'll be in Austin or Miami soon
See the whole video. She's not moving.
True to Californian roots.
She will have to change her name to South Beach Girl
Plus hurricanes… rising sea levels… insurances not covering damages… just be careful!!!
If you got a lot of cash, wisdom in real estate would be to wait until there is blood on the streets and there really isn't that environment right now. I'd wait.

Come down to MIA, you can rename your channel to Miami Tech Girl :)

2:16 Do you mean “this is THE living room”? It’s not your living room because it’s not your condominium
😍😍😍😍
Hii.i am first .your best watcher.your are good native speaker
I'm not an expert, but I think you should look into buying REIT stock. If you're not going to manage the properties urself, it makes more sense.
😊😊
and NO INCOME TAXES in Florida! ;) plus homestead exemption lowers your property taxes significantly as well.
Could you please send the link to the place you are staying
0:15 Houses? 🏡 I see buildings 🤣
Can, you make video or something same, to describe how to live in USA, if you not complete 18 year's old, please?
