Lumion is still on top of the game for exterior renders for me. It does take longer to build the landscape in Lumion but it can look more realistic than Twinmotion
I followed your steps, after downloading the file its a zip file . when I try to extract the zip it says your file is curropted .... what to do now ????

Sometimes not all the maps are available for an asset. Especially in Bridge. But you shouldn't need all the maps for it to work. Usually all the necessary maps are albedo, normal, glossiness, specular, displacement, opacity. That's about all you need
FBX is better for animated objects you loose a lot of performance going for fbx on each and everz model. Also I would always download all there is to download the LOD is there so you can set the setting in the Engine of your choice. Start with 8k and when the performance reaches its limit on your workstation. Don"t lower the map but set the qualitu of the engine lower it will automatically choose the lower quality map then. That is why games have several different textures per object stored. :)
well i think it looks very lame , unprofesionall but its based on software you used , twinmotions is for children not for pros, really , not worthy any dollar sry !

I try without both of it and it doesn't seems right.
Displacement doesn't work in Twinmotion. For AO you can use photoshop to overlay it on top of the color map

Oh decals don't have slots for bump maps yet. I mentioned that in my video on Decals

Hm that's odd. It should be. Unless you're downloading a different type of asset. Make sure it's a 3D asset or 3d Plants

Yes, Megascans is 100% free for twinmotion, so if you have a commercial license for Twinmotion, you're good to go

Not legally no you can't. When you sign the agreement you can only use megascans for unreal engine and twinmotion
