- As the cost of rent rises across Canada, a new report from Rentals.ca suggests Alberta's biggest cities are leading the pack. For the second month in a row, Edmonton has seen the highest levels of rent inflation among major Canadian municipalities, with Calgary posting the second-highest rate. I had Laidley property management since 1997 and my places would sit empty for years on end. All the places I owned I paid cash and still at the end of every month had negative cashflows.
The most disgusting thing is the exorbitant rise in rents and housing prices since covid. Pure greed in my opinion. Before was bad and we need mass public housing for even the middle class for sure to compete to lower prices against private units, but, rents and property prices need to start plumetting to pre covid levels just for a start. Dont give in, keep pressing the market down, we need to be able to afford to eat and have reasonable lives. We cannot sustain the economy off a poverty stricken middle class. Just my opinion.

Rent is only affordable when you can afford to pay it without cutting back on groceries etc. Even groceries aren't affordable. People who make $5000/month for them rent is affordable. People who make $1500/month. Rent is definitely not affordable. While the government thinks it's doable. Maybe the government should try living for $1500/month to say really how affordable is it?!

Yea I don't think expecting people to live off of $1500 is realitic unless they're living at home. If you want to be able to support yourself you need to be full time even if it's as a cashier. Even minimum wage is $2600 per month and take home won't be a ton lower as you barely get anything taken off at that income level.
Man, in 2006 I paid $450 a month for a bachelor suite with a river valley view, all utilities included. I lived on Bellamy hill and I never felt unsafe, even the drug dealers that hung out on the stairs were polite and sometimes helped me down the stairs when it was icy. Now that area is very bad I heard which is unfortunate because I lived living there. That same apartment is almost $900 now and no utilities included. It’s insane how times have changed. Take me back to the days when public transit was safe and $12 an hour was enough to survive on

One of my friends is looking for a place to rent in Edmonton and she told me that the landlord told her there was over 200 people that had reached out to her about the listing.

There is the problem, they earn far too much, have too many perks and can craft legislation to better benefit themselves.
So what. I could have 200 people contact me for a car selling for 50k worth 20k, doesnt mean all 200 will buy or any will buy. Dont fall for that, just be firm on our need to be able to afford to live and be treated with respect as people.

I believe it's because we have the highest fastest rise in housing real estate costs in the country over last few years with our provincial and federal governments doing nothing to stop it. No low income housing projects only what's labeled affordable housing for incomes of 60,000 and up and few provincial rent controls.
people only do what they are allowed. to the price gouging at the grocery store to the rent and real estate gouging, when leaders let greed run amok, this is what happens. why are do we continually let those who control supply, purposely ensure, a much greater demand and thus more grotesque profiting. our leaders long ago should have had strict controls on not only prices, but construction, farming, transportation soto keep prices for Canadian's necessities always within reach. a complete failure of decades and decades of politicians and judges to defend the public against predatory greed. bill here, bill there and Canadians now struggle to eat and live. it's not right.

But, it would also mean taxes, plus enforcing "laws" without media forcing aforementioned laws. I'm talking traffic, noise, etc. Not encampments no Canadian party has a fix for. I'm disabled & poor, but asylums should be brought back. With more oversight. Work, yes. But in the city a lot of companies and convention setups used Agencies, who scooped your justifiable 28 an hour billing and gave me 11. plus deductions. I lived in my truck in summer. don't do it. there's nothing to DO in Calgary , Red Deer, or Edmonton other than work and screw bored housewives whose husbands are in "the Patch".
Here in Alberta, the tenancy agreement has no capping to rent increases during renewal. Also, the tenancy laws are followed according to the Landlords wish. We don't have much options since overall, the rent is lower than other provinces. We just have to deal with it unless Government takes some effort to make changes to the tenancy agreement. The only thing I learnt as a tenant was that if you are honest & pay your rents on time, take good care of the property etc, you get screwed more by Landlord since they will take advantages on good tenants. Be careful when you sign tenancy agreement & ensure the finer details are clearly understood.

Does this really happen? I’ve been a landlord and was incredibly grateful for my good tenants. We had a wonderful relationship and I didn’t raise the rent in the 7 yrs she was there bc she made renting to her so easy! But I hear all these horror stories about bad landlords and bad tenants which is so unfortunate
@@foxxycleopatra615 I just paid the Landlord the money to fix the garage door since she said that I had caused the damage even when I had the clear evidence that it failed due to no proper maintenance done. When I argued the Tenancy clause stating the I am not liable & also upon taking legal advise, the landlord didn’t bother to reply to my justification & send me the invoice threatening that she will not renew the lease & fine would need to be paid. We had no choice but to pay & realized how powerful landlords are in Alberta. They run the show here since tenancy laws is not regulated well & many clauses here are vague which indeed supports Landlord rights. Evictions are faster here within 2-3weeks. I now see why we have bad tenants also due to these kind of situations.
Why should the government get to decide how much I rent out my properties for? If you really don't like the price of rent, don't rent from that person or better yet buy a house.
@@Truthfully2k that’s a really unfortunate situation and terrible if your landlord took advantage of you but, trust me, no one gets evicted in 2-3 wks here. Don’t know where you got that info but it’s certainly untrue. It can take months to get someone out even if they aren’t paying and/or are damaging your property. Tenants have a lot of rights in AB. But, if your landlord is terrible, move if you have the option or save up and buy. Buying has a whole host of other headaches tho. Neither option is perfect

It's caused by greed of landlords. Cap the rent and charge triple tax to landlords who charge over 1500 a month rent.
Which only means higher rent for tenants to cover that triple tax you expect landlords to pay.

Even at 1200 month, that is still way too high. That's a hard earned 1200 dollars gone to someone else pocket, Saskatchewan should be the cheapest seeing as its the worst province in canada next to Manitoba. RV/van life avoids this issue if your someone like me and can make it work. Saving that money until home ownership can be achieved. Best way to go.

my family moved to Calgary in 1978. rents were high then, it was boom time, then in 82, the NEP came out and left the economy in ruins. vacancy rate went from .01% to 14% in two years. I signed a years lease and got both my first and last months rent free, save $800 in 1984 dollars, apartment on 24th floor, all utilities included. swimming pool, tennis court, sauna under ground parking all for $400 a month. moved to the 33rd floor and it was $425.00, that is until Shelter corporation bought the buildings, and jacked the rents, by that time I moved to Vancouver.

Multiple factors are the culprit !! There is no one size fits all solution - You Got the Federal government shoving Millions $$$ down provinces throats & is pleading for more housing and giving extra funding to transit & infrastructure to those that increase building - The Conservatives have a similar approach but kinda opposite by wanting to withhold funds for Transit & Infrastructure to those that don't pass building permits. So the money is there BUT the Provincial governments down to City level won't cut the Red tape & refuse to pass permits for Multiple units in one plot of land & rezoning issues they wont compromise on. AIRBNB although recently dealt with was a big contributor as well as International Students visas too many approved on top of regular skills/trade Visas. All those combined along with Covid & Inflation play individual parts in what is happening now.
Many in lower middle class will fall into poverty, but their erstwhile positions will be filled by harder working newcomers very hungry for success. Prayers

15 years ago I could get a 2 bedroom for $750 easily. Now it's looking more like $2500. Not worth it.

Fact. I bought a condo by 125 st and 140 ave in 2006. 2 bed 2 bath with 1 und park. Paid $143K. Rented out for years and sold for $184k 10 years ago. Then. Sold for around 150-160 k last year. Doesn’t make sense.
Think about it. Rental units sitting empty for months till landlords charge reasonable rents. People not selling their houses. The pushback is starting. People are beginning to realize housing is for living, not investing. Just my opinion.

Governments exist for 1 reason only: To take as much of your money as possible. This can go as far as people allow it to go.
All of Canada is flocking to alberta because we were the more affordable option. But those same people are the ones that cause the prices of rental and homes skyrocket. This is not new. Those of us born and raised in alberta have seen this happen every single time a boom hits causing a population boom. Luckily when the rats abandoned ship and go back to their original province (because a huge % typically do when the economy busts inevitably) the housing market and rental market also tend to drastically drop. That's exactly how I managed to buy my home

@@ShomoGoldburgler I personally know of 4 Ontarians who bought rental property there, and at least a dozen who moved out while having remote jobs that allow them to live anywhere in Canada. All of em are multigenerational Canadians.

I am from Vancouver and have multiple friends who pay less than $1400 for a 1 bedroom apartment in Kits and other nice areas. My sister has a 2 bedroom in kits and pays $2050 which is now less than Calgary for a 2 bedroom.@@shauncameron8390
@@rachelk8368 Not gonna dispute what you say, sister, but I betcha dollars to donuts your friends moved into those apartments years ago, before Corvid 19 84 turned the world insane, and thus their monthly rate is grandfathered. I have friends also in Van whose rent is locked in to 2009 rates.

Be clear with landlords you need to able to afford to live. If enough of you do it, rents will eventually become affordable again. And landlords will learn that stable tenants with reasonable rents are much safer and less hassle than always chasing new tenants who leave quickly for other options. Landlords. I know things cost money, but you bought the house, its not the tenants jobs to bail you out. They have lives too.

Tell that to the bank. If you miss one mortagage payment the house is gone. If you miss a rent payment, big deal. No one by law can evict you.
@@shauncameron8390Excuse me? Many tenants are now working multiple jobs, skipping meals, and doing other cost saving measures that directly impact their health. They are basically living in poverty. I know several in that situation or similar, please stop gaslighting them, their backs are against the wall. Even professionals who are in decent jobs are struggling including in tech and finance. Stop gaslighting people being priced out of living despite their best efforts.
@@eternalobiThen why did the person buy the house knowing the risk interest rates would rise, when they knew they could not afford an increase in rates? And why are we treating people who bought houses as a business decision for renting as regular homeowners? That is the homeowner's not tenant's responsibility in my opinion. Maybe the banks need to be more flexible on giving them time to pay, but homeowners can do other things, like taking on another real job, instead of passing the buck to tenants who are barely surviving. That is not right, renting is not supposed to be a poverty trap, its a place for one to help build for their future while providing a little bit of extra income to the landlord.Just my opinion again.

Imagine how bad it is for people who work other jobs with lower salaries, and may have to work 2 or 3 jobs just to stay alive. Why do you think the birthrate is so low now, you think couples dont want children, or do you think its because even the ones who have decent jobs cannot afford them? Its a disaster out there in my opinion.

What are you talking about? 15 years ago you could rent a house for under a $1000 a month. Now you can't even get a one bedroom apartment for that much. Landlords are making a killing. Senior citizens and those on a fixed income are being made homeless every day.
