Mr. Hogan I wanted to come here and thank you personally.. Today, I have finally passed my real estate exam on my 5th try! And I could not have done it without your videos. I live here in Arizona and you made everything so clear and easy for me! I had to have invested at least 50-100 hours of studying your teaching VERY CAREFULLY and it made passing the exam much easier. There were times I wanted to quit, but I studied and studied. Thank you, sir.
Dear Mr. Hogan, I'm a huge fan of your channel and your lectures. I'm using it to prepare for my exam. As English is my second language, I use UA-cam translation feature to show captions in Hebrew. This feature stopped working a few days ago. In fact, try to show captions in any other language is not working as well. Would it be possible for your content team to look at it and see if this feature was turned off by mistake. Much appreciated!
Tbh if it wasn’t for Mr. Hogan I wouldn’t have even passed the course let alone the state exam. I’m a visual learner, so I’m not that type of person that can just read five paragraphs worth of lessons, and can successfully absorb the knowledge. These videos were my course I feel like. Thank you I hope you’re doing well man 💜
Thank you Mr. Hogan as an auditory leaner, the tests and vocabulary weren't helping me to retain and pass my test even through I was passing my sections with 80-100%. Your videos made all the difference for learning and retaining. After 3 days of back to back videos I passed my out of state broker test today in AZ. Ty Mr. Hogan, do you teach the broker classes I need to take?
hi Jim! thanks for all your help, i took your classes online and am struggling passing the school test. i had two questions on my exam regarding commission disputes beteween sales persons and how they should handle it and then one about commission dispute between broker and the salesperson.
Hello, your videos are great, thanks. I'm curious about "safe yeild" which is supposed to be reached in 2025. I wonder how that's going and if the state plans to make any public statements regarding this topic. Will they revise test questions to reflect any progress or new information?
What happens if your license expires during the time you are owed a commission. Does the broker still pay you, are you able to be paid during the grace period?
These videos are so helpful. On the brokers test there is a question can a licensee be paid their commission if they have left the current broker to work for a new broker.
@@hoganschoolofrealestateinc500 Do they pay the commission to the new employing broker to pay licensee since their license is no longer with other broker
No. Licensees may not make a claim on the fund. ARS 32-2186: D. A licensee acting as a principal or agent in a real estate transaction has no claim against the fund, including marital communities, corporations, limited liability companies and partnerships in which the licensee is a principal, member, general partner, officer or director, or those entities in which the licensee holds a direct or indirect interest of at least ten per cent.
Hi Jim! you are a sensational! Thank you for sharing your knowledge and calmness. I've been a broker associate in South Florida for 19 years and am taking the Arizona class test (via proctor) next week. Still have the jitters since there's SO much material and it's been a while. What are the main differences between Florida lingo and operation from Arizona? I know they call a mortgage Trust Deed and mechanics lien is contractor's lien. Floridians pay property taxes in November; AZ in October and FL gives a $50K Homestead exemption. AZ? Also, can you pay in advance in AZ and get 4% discount like FL? Any clarity would be beneficial. Many thanks for your help and kindness, Rita in Aventura
Hi Rita, AZ homestead is $150,000. No discount for paying taxes in advance. We actually have mortgages but nobody uses them. All lenders use a deed of trust. Good luck
Thanks Jim! So, AZ property owners pay property taxes on their residence based on $150K less market value? For instance in FL, a $350K valued home is on the hook for .02% of $300K - $6K/yr and if you pay in Nov of previous year, you earn another 4% discount. Can you recommend any brokerages/teams in the Scottsdale area where I can utilize my Florida luxury contacts and 19 years of experience in luxury resi and income properties? Thank you!
@@RitaSteinfeldRegev Hi again. AZ Homestead exemptiondoes not reduce value or taxes. It protects homeowner's equity from a forced sale due to judgments. Nothing like Florida's. Who supervises the licensee on a property management? The property owner or broker ?
Licensees are always supervised by the broker.
What happens if your license expires during the time you are owed a commission. Does the broker still pay you, are you able to be paid during the grace period?
Yes. You were licensed when the claim for commission arose. Good luck.
These videos are so helpful. On the brokers test there is a question can a licensee be paid their commission if they have left the current broker to work for a new broker.
The answer is yes. No different than if you had a job with a former employer who owed you pay.
@@hoganschoolofrealestateinc500 Do they pay the commission to the new employing broker to pay licensee since their license is no longer with other broker
The former broker pays directly to the salesperson.
Jim, I could not hear for about 30 seconds at about 30:00
Can agent sign on closing document on behalf of a principle ?

Power of attorney. He needs to be attorney in fact to sign
Good video. Thank you.
Can a license acting as a principal make a claim against the recovery fund? That was on the test I took a couple days ago.

I have thought about that and will try to do that in the future.
Do you have to notify the ADRE of misdemeanors that occurred prior to applying for a license?
