I don't really see the point of redeveloping E&C shopping centre because it looks busier than what Chatam Trafalgar centre ever got to & is about the same size as that now closed shopping centre. E&C will probably never become as run down as something like Chatam or Croydon so why redevelop it. Lil what the NYC MTA said: "if it ain't broke, don't fix it"
Good for them! The plans weren't designed for local, working-class people, but for wealthy non-residents. Had the plans kept some of the architecture, and built around the residents and business owners, then perhaps it would've had more support. Unfortunately, not all locals succeed in their protests against redevelopments and gentrification, e.g. Heathrow Expansions, HS2, etc.
I think redeveloping that cruddy old shopping centre would be great, but on the other hand replacing it with another generic 'gentrified' box park isn't a good solution. It would indeed 'cleanse' the area of it's present community, it would just be this lifeless thing, no culture, only a generic commercial thing which we see everywhere in London. The existing culture/community in the area should be embraced and catered for, otherwise everywhere in London is just going to look the same, and slowly but surely we lose everything about this city that makes it special.
So they prefer the current rundown bulding with the pletora of partially favela-like structures that grew around it without any planning or architectural concept, to each their own I guess. It won't matter, rents will increase anyway and it will happen in 5 or 10 years. If you want to maintain and valorize the structure those shops in the underground will have to go anyway.
Okay yes it’s a good think that Highpoint and Strata SE1 has been built but people are still living in estates that are slowly crumbling down. The Strata SE1 is a great treat for Elephant and castle it is slowly tuning into a nice place for people to live in.
I hope that the council doesn't demolish the beautiful 60s architecture because as we all know, gentrification only gives out economic benefits but these economic goods only last for a few years
A develop of London as a policy as a national goverment to be every town or city as to be a increase in growth as employed by a sector a retail as a sector is a loss to GDP.
Congratulation to the council and local I lived in london for 15 years and the same developer have been tearing london communities for gentrification attempt Do we need another Westfield ? To just build another soulless shopping clone.... with the same shop , empty foreign investment housing block And really Westfield just happen to be the best bid again !! Well done elephant
3rd of of those homes will be affordable..... more like a 5th at most. all the people getting pushed out now, just the swarm of people though the 90s who tony blair got to move in and devalue the land in the first place.

wclifton968 which is highly incorrect.
"beautiful 60s architecture" a bit of oxymoron
that is why the economy is so slow. always so hard to do anything here.
