I'm so glad I got my townhome in the Smyrna/Vinings area (off of Paces Ferry) when I did. I paid half of what they are asking for this unit in 2018 and mine has all of the same things: elevator, 4 stories, 2 different balconies (2nd and 4th floor) and a terrace level patio, and a basement. Mine is about 4000 sq feet plus it's 4 sides brick. They only put brick on the front of these. they went cheap.
The wire shelving in the pantry and owner's suite closet is the same shelving they use in manufactured homes. They should be embarrassed to have this in a 1.2M property.
Primary Bedroom with an ensuite bathroom...The Vinings area was priced high in the eighties..This is astronomical to be sharing walls, but it will have a buyer...🤑😀
If you have a crazier neighbor you will hear everything, I hope the walls are soundproof for 1.2 million, in addition I believe is over priced…….the area is noise
I have seen much better with more space for a lot less than a million. Ridiculous that people pay a million just to see a skyline,no yard and no where for the kids to play!
We have the same in Northern Virginia, with the elevator, on the Bay, with a Marina, with walking trails, shops near by, for 700-750k. (No rooftop though), but beautiful scenery! 😊
A house that cost that much that closet should have been hell of a laid out there ain't no way I would have paid for some wire shelving and pay that much for a house
Townhomes are sooo 90s 😂😂😂first of all lol but this isn’t worth a million-the floor plan is the same as older townhomes built over ten years ago. First, I don’t like stairs without a landing, too many damn stairs without a breaking point next I don’t want to have to walk up to my kitchen, then I don’t like narrow spaces and last I don’t want to be that close to my neighbors. Real estate is very overpriced now. Years ago something like this would have been half this price. This is MY OPINION ONLY!!!! Anyway nice presentation. 💪🎯
Enjoyed the tour...I'd saw these on Zillow. Nice finishes with the exception of that wire shelving. I'm sure there will be a few takers, but this is overpriced ...$750K-$800K tops.
I actually like the layout. I'm not familiar with Georgia's market, but for that price I would not want to be so close to my neighbors and I think their should be more high-end features. I like the terrace but I wish it wasn't facing the noisy traffic.
Vinings is a very high end upscale area up 285 North in ATL. The price is also based on the location. This is a beautiful home. You can get way more space for the money if you go towards the outskirts/suburbs.
Vining is Smyrna! I’ve been here 20 years, they only changed it in the last 5-7 yrs to make it SEEM upscale! When I first moved here I lived around the corner from this area and passed d $650 for a 3br/2ba apartment. Smyrna used to be really diverse with a mix of all types of people - now it’s completely gentrified!
Very basic builder grade except for the appliances. Would expect some customization for a mil. I only live in downtown areas so I understand the location aspect but for a mil in Atlanta it needs more than what it has.
You did a great job describing this townhome, head scratch on the 1.2 😮, how much is the HOA fees? I live in N.Y. and you can get a single home for less than that.
It is very plain with the basic wood and white. The kitchen is bland and boring. Certain spaces are not big enough. The neighbors are right on top of u when u step onto that balcony. No privacy. If I was out there chilling out, all eyes would be on me relaxing, your neighbors can see inside your place if u open those sliding doors all the way. They could've at least created some good distance between your neighbors. You can literally pass them a drink 🍸 out on that balcony. It didn't wow me. The view is subpar. The view of the city is too far away. Not worth a million. Barely half that, in my opinion.
$1M+ for a view of a busy road and a parking garage?? Smh. The housing market is so unserious nowadays. And I have the same anxiety about the elevators. Ain’t no way I’m gonna use it if I’m home alone 😂
No way! Location is good, but $1.2 mil is overpriced! The wire shelves in the pantry and closests at that price point is insulting! Use your many to but aa single family home 5 to min north.
U LOST ME IN THE FIRST 15 SECONDS...HOW U SAY... IN THE HEART OF SMYRNA. & IN YO VERY NEXT STATEMENT ...SAY U IN VININGS. THEY 2 DIFFERENT PLACES. ONE IS INSIDE 285 AND THE OTHER 1 AINT...
If the house was all a ranch style it still has no value especially not having any land. You have to squench to see the downtown area. It dont even look like Atlanta downtown it look like anybody downtown area. I respect your hustle sir but 1.2M ikyl
I don’t see anything that says 1 million dollars in this townhouse. For 1 million dollars I want marble floors and custom closets not that cheap wire stuff that you see in hundreds thousands dollars homes.

I’m glad to see people aren’t falling for this. The value isn’t there.
$500k tops.
Agree
Totally. It’s a nice home BUT they are doubling and even Tripling the prices of homes in ATL. It’s ridiculous.
Tops
😂😂😂 exactly
TOPS
$1.2M?? Aint no way!!!! I just went to see a 5000 sq ft custom luxury build last week with all the bells and whistles for $750k
How many bells, how many whistles? Cause this joint had more LRs then BRs 😅
@@LikeSpee😂😂😂
One million dollars to share walls is crazy
The wire shelving in the pantry and owner's suite closet is the same shelving they use in manufactured homes.
They should be embarrassed to have this in a 1.2M property.
Came to say the same thing! Thats so cheap!
😂😂
It's price is over inflated. This is a regular home. Nothing to justify $1 million
That same style townhome is $300K is in Norcross GA (Berkley Lake).
Master bedroom too small for 1 million
For a million I need a huge master with a two story closet👀
Nicely done! It is great to see that you are setting a great example that real estate investing is possible for ultimate freedom!
Primary Bedroom with an ensuite bathroom...The Vinings area was priced high in the eighties..This is astronomical to be sharing walls, but it will have a buyer...🤑😀
You're right about that. Vinings is really nice (and expensive). We will get is sold
Sir did you just let us know that you don’t trust the quality and safety of the elevator? 😂😂😂😂😂
Price gauging!! Good with that. Yesterday’s prices definitely ain’t today’s prices. 450k tops. Noise level 9, traffic horrendous, ect.
If you have a crazier neighbor you will hear everything, I hope the walls are soundproof for 1.2 million, in addition I believe is over priced…….the area is noise
Definitely up there in price for sure. I will say, when I was there, I didn't hear anything from the neighbors so insulation/soundproofing is great
I have seen much better with more space for a lot less than a million. Ridiculous that people pay a million just to see a skyline,no yard and no where for the kids to play!
I agree. for my million, I will have space, a pool, basement, space for the whole family, etc...
Maybe it’s for people who are empty nesters, that want to downsize and not worry about typical expense’s that a home entails.
Exactly!!!!!!!❤
I’m trying to see why would anyone want to pay that type of money for this townhouse. It not worth this price it very small.
YEAH OK, YOU BUY IT
We have the same in Northern Virginia, with the elevator, on the Bay, with a Marina, with walking trails, shops near by, for 700-750k. (No rooftop though), but beautiful scenery! 😊
The rooftop view is looking at a new development of townhomes and a parking garage.
At that price point with a pantry and closets with wire shelving that ain’t it
Lord ! Gentrification 🥴is tragic asf
With your view being the building next door and parking garage. Nothing about this is worth the price.
It's really beautiful, but i wouldn't pay N1.2m for a townhouse where I am sharing space with everyone else
BEAUTIFUL!
Nice but overpriced.
I agree. it is very nice. what do you think is a fair price?
Ain’t no way the owners suite is no bigger than your average secondary room in an apartment
A house that cost that much that closet should have been hell of a laid out there ain't no way I would have paid for some wire shelving and pay that much for a house
No, not a million dollar property. I’m tired looking at the amount of stairs. The rooms and closets are small.

This is Atlanta. You get better prices the farther you are away from the city.
You did a great job describing this townhome, head scratch on the 1.2 😮, how much is the HOA fees? I live in N.Y. and you can get a single home for less than that.
A million for a townhouse? This isn't NYC. However, the townhouse is nice.
This gives a New York vibe for sure. Out of my price range tho
It's crazy how the prices in GA are, OMG, $1 Million, not me
LMAO 1.2 Million
I know right
1.2 million for this????? Only a fool will pay that much for this house. The highest I would go $600,000 and that's being generous.
I definitely feel where you’re coming from
Lol! Hell $300,000
Agree! I don’t see $1M, at all! The. “ generous Suze closet” is only generous in NYC. They need to rethink this $1M. No way! Nothing I saw shows that!
Nice, but i am not ceiling 1M. (650 Ish)
Nice love it ❤
it really is beautiful

No way I would pay 1.2 for this. $500k would be the max.
good presentation but 1.2 is a huge miss. tops i saw 350k..its highly inflated for the area...but somebody will pay it..
Yall really trying to sell...my fourth video of the same condos
How about for that much I get a place far away from people.😂😂😂
Great Presentation
Why is a full bath on the first floor
So Quad moved out lol...
$1M+ for a view of a busy road and a parking garage?? Smh. The housing market is so unserious nowadays. And I have the same anxiety about the elevators. Ain’t no way I’m gonna use it if I’m home alone 😂
Is that a 1 or 2 car garage?
2 car garage
@@jabarri_reed
Ok thank you
I’m not paying that much and still have those cheap ass wire racks in the closets!
Basic Apartment. In other words, caveat emptor!
Too close together for the price
good job, it is sweet.
Thanks a lot. More on the way
Full bath in the living room with no bedroom is nasty work
This is Vinings not Smyrna.
This is WAY overpriced!
I agree 1,000,000%
Bidenomic prices right there! Cause ain’t no way!
Million dollar chicken coup.
No way! Location is good, but $1.2 mil is overpriced! The wire shelves in the pantry and closests at that price point is insulting! Use your many to but aa single family home 5 to min north.
$1 million for that…..even in Smyrna. Inflation got some people delusional…
You can get a $200k modular home that looks exactly like this smh
Tell them I'll give them 250
It’s parking garage behind it smh
Nice
$300k
All they did is put high end appliances in a townhome that cost them 250k to build.
this definitely not worth million dollars
U LOST ME IN THE FIRST 15 SECONDS...HOW U SAY... IN THE HEART OF SMYRNA. & IN YO VERY NEXT STATEMENT ...SAY U IN VININGS. THEY 2 DIFFERENT PLACES. ONE IS INSIDE 285 AND THE OTHER 1 AINT...
Thanks for the feedback. Still getting used to making these videos. I guarantee you I tripped over my words on the next one too😮💨😅
@@jabarri_reed LOL. NO WORRIES BRO. IM SURE U GON GET SMOOTH WITH IT SOON. I STILL SUBSCRIBED 2 U THO. 😁 LOOKING FORWARD 2 MORE VIDS 4RM U
CHEAP MATERIAL and connected to others.. smh... imagine a fire next door
CAP on the million dollar price tag
$1.2 million dollars for a townhouse…… Hmmmm🤔🤔🤔
1 million dollar townhome in Smyrna?! They need to STOP. This is the problem with the market right now in Atlanta. Price gouging at its finest.
495k just because of the elevator. You can’t even park your truck in the garage. Who coming over?!! You don’t even have a descent driveway!!!
For 1 million its nothing to shout about. Plus the rood way is so close.
DEFINITELY NOT..THAT BACKWARDS LAYOUT
If the house was all a ranch style it still has no value especially not having any land. You have to squench to see the downtown area. It dont even look like Atlanta downtown it look like anybody downtown area. I respect your hustle sir but 1.2M ikyl
Townhomes not worth 1M🫤
No thanks i would pay 200.000-300,000
Not even two car garage smdh
That's not a million dollar view
Not for that price…..! I’m out.
I don’t see anything that says 1 million dollars in this townhouse. For 1 million dollars I want marble floors and custom closets not that cheap wire stuff that you see in hundreds thousands dollars homes.
Definitely not worth $1 million looks average. I’m not paying $1M for a town house sharing walls. No backyard no finished basement just nothing. 🥴
That's a basic build...can't see $1.2M for that.
1 million. Ha ha
The job they did is very bad.
GREED TURNED TO GREEDY!!!!
$1 million for that…..even in Smyrna. Inflation got some people delusional…
