We have been DVC owners for 20 years and haver never regretted it. We saw it as a way to take our kids and grandkids on Disney vacations and make memories to last a life time. My only gripe would be the annual dues going up year after year and some years significantly. Oh, and I really wish people would stop saying they "got stuck at Saratoga Springs" like its a bad place to be! We love Saratoga and never feel "stuck" when we stay there. We may not stay there every trip but we stay there by choice and not because its the only room we could get. We stay there because we enjoy it!
12:40. I feel the point to be made here is that there is an active market for DVC contracts vs other time shares. Individuals who own non DVC contracts have extreme difficulty selling their contracts. In my experience those individuals want to sell because the don’t use their contracts, the dues became too expensive, their heirs don’t want it etc. it is certainly easier to sell a DVC contract vs other non Disney contracts. You are correct DVC is not a financial investment it’s a prepaid vacation with the possibility of easier disposal of the need arises.
Was a DVC owner for a decade. Sold several years ago and haven't regretted it. The increase in taxes and dues annually was a factor, reduced trips as well. Can grab a deal either cash or thru point rentals and still enjoy a "DVC " type vacation when I want one, without the stress of booking windows and never ending increases. This product is great for people with large families. It quickly loses its "value " beyond that. Most DVC owners I knew loved to use ownership as a status symbol. Our initial buying experience had a number of your highlighted points. During our first visit to WDW in 2012, as guests of our DVC Member son and DIL, we had done zero research. Our guide recommended 160 points, we opted for 200 because that's what we would need to book 2 full weeks in a Standard Studio, at Bay Lake Tower, during our preferred travel period. We later find out that, because there are so few Standard Studios, they are very tough to get, even at 11 months. So, during our third trip, in 2014, we added on 50 points to ensure 2 full weeks in a Lake View Studio... at least until they adjusted the points chart... which is another hard truth you can cover in a future episode.
If you use it…it’s worth it. We stayed at OKW over summer. One bedroom 18 days and 2 bedroom with family for a week. If we paid cash our average cost would have been 15000$ for the room. We paid less than that for the contract when we purchased it many moons ago. Im also curious on what happens in 2042. I am sure they aren’t going to just demolish the property. So….what’s next. They scrap all the contracts and resell new batches? Just wondering.
My favorite part of DVC is the hint for the room you want. We really enjoy stalking the system in an attempt to score that elusive three nights stay at Beach club during Food and Wine or Copper creek during Christmas.

My sister and I (also a DVC member - we usually travel together) joke that our (now grown) kids are totally spoiled now and are “surprised” at “normal” hotel rooms and resorts!
I bought it in 2019 and could only use my points after the pandemic. BUT NO REGRETS. I love these shows. I learned something new and always laughed with you. I WFH, and you are my "water cooler" co-workers, so thank you! I have bought and sold through DVC Resales and have used Monera, and I will continue to do so. My analogy is DVC is a pre-paid Sam's or Costco-priced vacation! It's a better deal to buy at the members club. I also have a Southwest Chase Visa, so I fly using points.
I really appreciate these videos. It’s common sense to know there are going to be cons but it’s impossible to really know what they are until you’re in it. I very much prefer to go in to it knowing what the possible cons are and having the choice to still do it rather than not knowing and being surprised by them (or not purchase because I am nervous about what they might be). What always stopped me from a DVC membership was that i wasn't sure we could always do WDW vacations. There were four and five year gaps and then we'd go a few years in a row it's been something like that. I also had access to cast member discounts. It felt like an almost fit but not quite. Now i feel like we're too late in life to start one? I don't know. In the end i don't have any regrets, we've had wonderful WDW trips but it's already been five years since the last and that may extend a few more. I love this channel and show format as i feel like i really got the straight truth, ups and downs, from people who will tell it like it is even if they are pretty dedicated DVC members.

Thanks to this show, I learned that I could rent points to make stays more affordable! Was renting points for 5 years until we could afford our own contract. Bought my contracts as well at OKW during the pandemic and I got them for about $100 pp. Other than some unforeseen financial circumstances, I cannot imagine selling. Looking at prices now its much lower and considering getting some more points. If it werent for the dues, Id by 4 more contracts. By the time we bought we were experts and knew exactly what we wanted and how we wanted to do it! thanks guys!
We purchased in 2009 and still using it. The money saved on room rentals have more than covered the cost of purchase. The money saved on annual pass vs non member annual pass prices covered our annual dues. Our daughter has four contracts; one from Disney and three from resale. We used some of her points last spring to stay at Disneyland. I priced the same room using $$$ instead of points and it would had cost $18000 for the 2 bedroom we stayed in for a week. Sometimes we stay for a few days and not even go into the park. All in all its been a good experience for us.
I went to Villas at Disneyland Resort expecting to pay $32-34 per night for a deluxe studio, preferred view in Anaheim transient tax. Imagine my surprise that it was $50.02 per night! I want everyone to understand that the Anaheim transient tax varies depending on the time of year of your visit. And can change at any time.
The fact that the contracts historically retain value is why we purchased. We owned DVC previously, had a financial crisis, and managed to sell it at a price that covered the entirety of our loan. So now we feel comfortable buying again. That's not an option that exists with most timeshare programs.
Related to cost, I looked at it not for selling and getting money back, I bought it because I really enjoy the accommodations and that I was staying "Deluxe" for "Moderate" price. Look at RR cash stay in a studio without discount is around $700 per night but it costs us way less.
I bought Direct and I liked that I was given 7 days to make my decision. No other timeshare company allowed me to leave, calm down, and talk with my family!
Annual dues are the cure for addonitis. Sure, I can afford to buy a 50-point add on. But whether or not I can comfortably afford to add an extra $400-$500/year on top of my other annual dues for the next few decades is a major consideration that usually stops me from taking the plunge on another contract.
I never considered DVC an investment, but the fact that contracts hold some value on the resale market is a big reason I bought. So many timeshares are worthless as soon as you close. And while I bought with the expectation of keeping my contract until it expires, knowing I could sell it if I had to is a nice peace of mind.

Can confirm the truth about Vero Beach. Joined DVC back in May-Junw 2021 with a 25pt Vero Beach contract. Fast forward to Jan1, 2024, Istaeted browsing for a different home resort, and upgraded to a 30pt OKW. Zero regrets.

Hi! You can book your home resort online starting at 8am EST 11 months out from your check in day. If you preferring calling to book, you have to wait until Member Services open at 9am. We always recommend doing it online yourself because that extra hour can make a huge difference.
Bought first Contract at AK 160 points 2012, 2nd 100 points AK resale 2019, 3rd 100 Direct Riviera 2021, 4th 50 points Resale Poly 2024. 410 points total, no regrets my wife and I love going alone or with the family, parks or no parks its all good! when my kids wanted to go to Costa Rica and not Disney. We rented a years worth of points for around $14 per point when our cost was $10 a point and made a nice profit on the rental. My only advice is to let you know it takes some work to manage it, but wants you get to a good understanding of how the system works its fairly easy. The DVC web sight is not perfect, but its not terrible either.

You can't give away most timeshare rentals because they are an albatross around people's neck. The fact that Disney even lets you out of the contract is 1000% better than any other timeshare. My wife and I looked into DVC a few times, but for us it just made more sense to save up and buy a property instead for when we retire.
To piggyback on the hard truth of not always getting what you want even with 11 month home resort advantage- I bought Boardwalk even though I prefer Beach Club because those standard rooms are such a good value. If I had known how hard it is to get standard room I would have bought Beach Club because it's the same or even better value compared to the Garden rooms at boardwalk which is really the type you are guaranteed to get at 11 months.
I know that a number of possible future DVC owners. Would like to have their Attorney comb through the DVC contract. Before agreeing to sign the contract. Does Disney DVC direct allow that to happen? Does DVC resale allow that to happen. I know Derrick said, “Just sign the contract”. For some odd reason. Some people would rather have their Attorney to read it first. Before agreeing to sign the contract.
Disney does give you time to read the contract. When I bought direct in 1994, I was given the opportunity to take the contract home and read if I wanted. Because of the 7 day rescission window, you can always sign the contract and rescind if your attorney advises against signing it. There is no negotiation on the terms of the contract, I just wanted to know that I understood what I was signing up for.
My wife and I currently have a contract but are looking into investing into a second one. My use year is Sept. Would you recommend getting it in the same year as September? Also would you recommend doing the contract with the same place? Our current contract is with the Riviera. We live in Utah.
Ive had a contract (resale purchase) denied bc Disney invoked ROFR. I have another resale contract pending. Ive also been in talks DVC direct sales. They inferred to me that Disney is direct selling Animal Kingdom and Poly as they acquire points back from ROFR buybacks. With reference to the fine-print topic in this video, is this a thing? Because if so, it would be smart for Disney to buy my selected AK points $105ppp and sell it back to me at $205ppp. If so ROFR will be super prevalent.

Come the beginning of November, you can score deals on Disney gift cards up to 10% savings. That’s how I justify my VB contracts with the gc’s to pay the dues.
As a DVC owner from Canada, we are very sad that DVC does not have many resorts which welcome dogs. We would love to come down more frequently, but we have to board our dog each and every time. This is sad for us to be away from her, stressful on her to be estranged, and also expensive. It would be so nice for us if more resorts would change to accommodate pets.
As someone who has always had dogs around since I was born and dvc owner, I do not want dogs in my resort. I love them, but they were my dogs. And even my dogs despite training etc have ruined carpets, furniture, etc. Not just no, but “Frak No” to dogs and pets.
You guys are always talking about how "Expensive" Vero Beach Resort is, but the reality is that you look at the maintenance fees without looking at the POINT cost of staying at some of the rooms. As an example, let's say you wanted to spend Thanksgiving week, Sunday-Friday at a Disney Resort with a Spa. Right now there's only Vero Beach and Grand Floridian. A 1BR villa at GF is 215 points X $7.57 in Maintenance = $1627.55 for that stay or $325.51 per night. To top it off that contract would cost you around $37,625.00 up front. Compare that to instead buying at Vero Beach where that same 1BR Villa would be only 105 points X $13.86 in Maintenance = $1455.30 or just $291.06 per night for the same stay! To top it off you only need to spend $5250 up front for a 105 point contract! And BTW, the same math applies to the Cabins, which is 110 points for that period and also Hilton Head which is just 100 points for that same stay. If a resort has high maintenance but you need way less points to stay then you can buy a smaller contract and everything is less! Your up front costs, along with your annual dues.
I agree that DVC is not a financial investment, but we sold one of our contracts for a significant profit. You need to agree that you're spending money for something you enjoy doing.
When you buy a direct contract you don’t pay annual dues on the prior year. You only pay annual dues for the current year and the annual dues are pro-rated. That’s what my direct guide did for my wife and I at least. My wife and I bought a Poly contract back in 2022, sold this year for a profit. Made about $30 per point after fees and commission.
I bought with the hope that I had high hopes of recouping initial investment 15 years down the road. Having that helped me pull trigger knowing I had some sort of out but knew half of it was at risk most likely

For resale, dues costs usually flips in September when the points are deemed not as usable. So typically Sept is a good time to buy to avoid paying the current year’s dues.
I have found the monthly dues payment withdrawn directly from my checking account is very easy on the wallet and the psyche. It is just a cup of coffee over $100 a month for our 150 (2001) Wilderness Lodge points. BTW, that contract came in at $69 a point totaling just over ten thousand dollars. It’s definitely not an investment, but probably one of the best investments I’ve ever made!😉
I don’t think use years is really that important in the grand scheme of things. I think there is advantages to having the same use year if you have multiple contracts. If you really go the same time every year the it’s good to have the right use year but if you plan well it’s not a major concern.
Someone told me if I die before I sell that it's a nightmare trying to pass it down to your next of kin but that Disney will come after your next of kin for annual dues. Is that true?
It is a deeded property that passes through probate just like any other deeded property. Once the executor/administrator of your estate signs the deed to deed it to your heirs, the deed is recorded in Orange County Florida and then submitted to DVC to add the heirs names on to the membership. If the original contract was purchased direct, to have the same membership privileges as a direct owner, DVC may request additional information like a copy of the deed or heirship documents. To avoid this rigamarole, with my children's consent, I recently recorded a gift deed that added my husband and adult children on to my original contract and submitted it to DVC. It took about 30 days for them to be "recognized" as direct members of DVC. There are forms on the Orange County website for the gift deed.

Yea, we were going to buy a contract at Disneyland, but stopped due to Transit tax & no confirmed future parking. We spent the money on a Poly resale.
We set up a specific checking account for auto monthly DVC dues . My wife has money going into it from her company's payroll.

Love my Vero contract with subsidized dues. That being said we did sell our much larger Vero contract without subsidized dues.

Length of reservation is part of that. I have had 0% success with wait lists. And been able to find rooms, albeit piecing it together…

Disney does give you time to read the contract. When I bought direct in 1994, I was given the opportunity to take the contract home and read if I wanted. Because of the 7 day rescission window, you can always sign the contract and rescind if your attorney advises against signing it. There is no negotiation on the terms of the contract, I just wanted to know that I understood what I was signing up for.

My wife and I currently have a contract but are looking into investing into a second one. My use year is Sept. Would you recommend getting it in the same year as September? Also would you recommend doing the contract with the same place? Our current contract is with the Riviera. We live in Utah.
We are staying at Universal in mid December and wanted to go to Mickey’s Christmas Party, so I was able to get that 1 night at Bay Lake!!!
Ive had a contract (resale purchase) denied bc Disney invoked ROFR. I have another resale contract pending. Ive also been in talks DVC direct sales. They inferred to me that Disney is direct selling Animal Kingdom and Poly as they acquire points back from ROFR buybacks. With reference to the fine-print topic in this video, is this a thing? Because if so, it would be smart for Disney to buy my selected AK points $105ppp and sell it back to me at $205ppp. If so ROFR will be super prevalent.

Come the beginning of November, you can score deals on Disney gift cards up to 10% savings. That’s how I justify my VB contracts with the gc’s to pay the dues.
As a DVC owner from Canada, we are very sad that DVC does not have many resorts which welcome dogs. We would love to come down more frequently, but we have to board our dog each and every time. This is sad for us to be away from her, stressful on her to be estranged, and also expensive. It would be so nice for us if more resorts would change to accommodate pets.
But you knew this when you signed the contract.
As someone who has always had dogs around since I was born and dvc owner, I do not want dogs in my resort. I love them, but they were my dogs. And even my dogs despite training etc have ruined carpets, furniture, etc. Not just no, but “Frak No” to dogs and pets.
Every time I book I look and see what the price of the room is if I wasn't DVC. Every time I see the true value of DVC. Especially at Aulani .
You guys are always talking about how "Expensive" Vero Beach Resort is, but the reality is that you look at the maintenance fees without looking at the POINT cost of staying at some of the rooms. As an example, let's say you wanted to spend Thanksgiving week, Sunday-Friday at a Disney Resort with a Spa. Right now there's only Vero Beach and Grand Floridian. A 1BR villa at GF is 215 points X $7.57 in Maintenance = $1627.55 for that stay or $325.51 per night. To top it off that contract would cost you around $37,625.00 up front. Compare that to instead buying at Vero Beach where that same 1BR Villa would be only 105 points X $13.86 in Maintenance = $1455.30 or just $291.06 per night for the same stay! To top it off you only need to spend $5250 up front for a 105 point contract! And BTW, the same math applies to the Cabins, which is 110 points for that period and also Hilton Head which is just 100 points for that same stay. If a resort has high maintenance but you need way less points to stay then you can buy a smaller contract and everything is less! Your up front costs, along with your annual dues.
I agree that DVC is not a financial investment, but we sold one of our contracts for a significant profit. You need to agree that you're spending money for something you enjoy doing.
Borrowed points remain borrowed and never go back the use year they were borrowed from. Use them or lose them
When you buy a direct contract you don’t pay annual dues on the prior year. You only pay annual dues for the current year and the annual dues are pro-rated. That’s what my direct guide did for my wife and I at least. My wife and I bought a Poly contract back in 2022, sold this year for a profit. Made about $30 per point after fees and commission.

Bottom line: Buy where you want to stay and plan on staying every (or every other) year.
I bought with the hope that I had high hopes of recouping initial investment 15 years down the road. Having that helped me pull trigger knowing I had some sort of out but knew half of it was at risk most likely

For resale, dues costs usually flips in September when the points are deemed not as usable. So typically Sept is a good time to buy to avoid paying the current year’s dues.
I have found the monthly dues payment withdrawn directly from my checking account is very easy on the wallet and the psyche. It is just a cup of coffee over $100 a month for our 150 (2001) Wilderness Lodge points. BTW, that contract came in at $69 a point totaling just over ten thousand dollars. It’s definitely not an investment, but probably one of the best investments I’ve ever made!😉
I don’t think use years is really that important in the grand scheme of things. I think there is advantages to having the same use year if you have multiple contracts. If you really go the same time every year the it’s good to have the right use year but if you plan well it’s not a major concern.
Someone told me if I die before I sell that it's a nightmare trying to pass it down to your next of kin but that Disney will come after your next of kin for annual dues. Is that true?
It is a deeded property that passes through probate just like any other deeded property. Once the executor/administrator of your estate signs the deed to deed it to your heirs, the deed is recorded in Orange County Florida and then submitted to DVC to add the heirs names on to the membership. If the original contract was purchased direct, to have the same membership privileges as a direct owner, DVC may request additional information like a copy of the deed or heirship documents. To avoid this rigamarole, with my children's consent, I recently recorded a gift deed that added my husband and adult children on to my original contract and submitted it to DVC. It took about 30 days for them to be "recognized" as direct members of DVC. There are forms on the Orange County website for the gift deed.
