I saw people earning 20% to 25% cagr for longterm in real estate without any expertise. you can avoid heavy tax..... And if you invest in developing area then it will more and also if you develop it and sold or rent it will be massive. ... flats are though no good option for investment
Investment approch in real estate is also good. Because i will invest in house & get rental yeild on it also & invest that rental income into mutual funds & can generate multipal returns.
That's a dumb approach as you are not taking account of property taxes, income tax, annual maintenance charges, hassle of maintaining property, hassle of finding a new tenant etc... Whereas in equity markets u simply have to monitor your investments online....

Just convert this theory into numbers on excel, and calculate CAGR and compare it with CAGR for mutual funds. It’s just a quantitative decision.
