    Real estate specially open plot agriculture land and commercial properties are best investment than equity and mf. I saw people earning 20% to 25% cagr for longterm in real estate without any expertise. you can avoid heavy tax.....
    And if you invest in developing area then it will more and also if you develop it and sold or rent it will be massive. ... flats are though no good option for investment

    Investment approch in real estate is also good. Because i will invest in house & get rental yeild on it also & invest that rental income into mutual funds & can generate multipal returns.

      Just convert this theory into numbers on excel, and calculate CAGR and compare it with CAGR for mutual funds. It’s just a quantitative decision.

      That's a dumb approach as you are not taking account of property taxes, income tax, annual maintenance charges, hassle of maintaining property, hassle of finding a new tenant etc... Whereas in equity markets u simply have to monitor your investments online....

    Very poor logic. Real estate has always appreciated. Very low risk of depreciation. Rental income. With infrastructure boom you may never know what multiples your property price can soar.
    Most of all it is a tangible asset, in your control

    Hi , but real estate also gives rental income along with appreciation over longer period of time..

      Residential real estate only give 2-3% rental yield in India. Price appreciation highly depends on the location and city. Commercial real estate on the other hand can give 8-12% rental yield as well as some price appreciation as rents generally go up every 3 years to compensate for inflation.

    Stupid logic... if 10% return in RE, someone is paying your debt (tenant), that is the best investment.
