This is actually all cash as a group investments. My other deals in the USA can be cash as well but often refinance. My projects in Italy are all cash and Brazil due to too much difficulty to secure debt as a foreigner. I think using US debt is an option just not what I've done so far.
Can't wait for episode 2. Signed up on day 1! For example, if I do get picked to be one of the five, when does the financial transaction happen? In other words, when do I need cash by? How does the contract process works? Thanks.
Make sure you share that the the laws in italy to renovate properties are far different than the United States, I hope you have patience and money to get through it all.
So far I see the process as much more lenient. If renovating historical properties in larger cities I would say it's difficult just like restoring historical properties in Brooklyn NY.

The Italian population is in decline and the current population is about to drive taxes higher to pay for their pensions. Any property purchased and improved will have few future buyers. Seems like renting for a month or two is wise.
While your concerns are somewhat accurate. This is a short-term rental operation focused on summer vacationers which is on an uptrend. Your comment applies to smaller towns with limited economic drivers and low replacement rates.
