i never actually thought about networking at auctions really makes sense. Going to the crash course in march at Birmingham cant wait and still awaiting my copy of buy low rent high coming through the post.
I never knew you could buy a property that’s going to auction, but before the auction starts. Also, how does one of out about properties that went to auction but never sold? Lastly, do you get a chance to get searches and survey done on a property that you are thinking about that’s up for auction?
I've been researching rent to rent and I keep finding news resources and professionals in the industry saying that rent to rent is usually illegal and a scam. Now I don't believe that otherwise I wouldn't waste my time posting this but it does make me question the practice
Thank you for this advice. I'm considering a chalet bungalow conversion as house prices in my area are extortionate and auction seems to be an alternative.
Can you do a rent to rent from a property that is up for auction? Will there be fees for the owner to pay if they take it off the auction to do the r2r?
Hi Samuel. I have 2 or 3 properties I'm keen on and are seeing at auction this month. At what point should I get a survey done? Should i do this on all 3?
@@shvlogs2261 I found one and put a 10k deposit down at the auction. Then covid 19 happened. Theyve given me an extension until now. Recently I've sorted my solicitor and found a bridging lender through a broker. Draft contracts have been exchanged. I havent had the survey yet but will do it shortly. I'm expecting a Mid July hand over date and I'm planning to remortgage it 6 months after that in January 2021. Mortgage rates should hopefully recover by then.
Hi samuel I plan on taking a trip to the uk just to take your crash course. I currently live in the United states and understand we have different rules, but how different. Will the information shown be helpful over seas, or are your courses strictly united kingdom.
Patrick Guynn Hey look forward to seeing you. Many, not all, of the lessons are universal and I’m sure it will be very worthwhile despite the examples being UK based. I’m sure you’ll get a lot from it as many overseas investors have.
Could you take a property developer or architect to a viewing to advise on what it may need to get the property renovated? I thought they may be able to give an idea of how much it will be to get the property from run down to finished standard.
Urgent: please Please any one can give me a good convinacy solicitor who can deal with purchase a property from auction. I bought a property 1 week ago and solicitor he just called me he is personal issue outside ul and have to leave and no longer deal with my case i am stuck now and need to finilise the purchase in 4 weeks now or loose my 10% deposit and extra fees. Need to finilise purchase before 15 jan 23
what a great peace of advise Samuel!. You are doing a great deed by spreading this knowledge..
The true winner of an auction has to be the auctioneer

Many unmortgagable non standard constructions at auctions.

you're right there.. times I've left an auction with nothing...
That advice on finding buyers at auctions is such a great idea! Why have not I thought of that...?
So much common sense in this short video..great.
On average... How much above guide price would you say a property sells for? I've seen a 2 bed terrace property with a guide price of £15,000
The guide price is marked low to entice interested parties.
Is there no limit to how low they can put it ?
The biggest tip is to watch plenty of episodes of Homes Under The Hammer
Nah. They don't cover the disasters and people getting their finders burnt

Baker Rent2Rent is a perfectly good strategy that is only illegal when done VERY wrong but I have students that are Solicitors who do it
Do we need a solicitor when going to an auction ?
yes
Not with you on the day.
Great video mate. Thx
if you buy off market do you have to pay the auction fee
Thank you Samuel for this information.
