    Just decided to retire in CAMBODIA . They don't bother not even close to what does the Thai immigration. Thailand has done it now for years and years more difficult, so they should not wonder that expats are meanwhile not any more interested to retire in Thailand.

      @@rayn3038 ALL Thai Visas are,for years now just getting tougher and tougher to get, by the requests they have. Getting a Thai retirement visa on your own, without the service of an agent is meanwhile simply a pain in the a..and even if you finally have one, they started now to make even your 90 days report more difficult.
      To get my Cambodian retirement visa, NOBODY asked any question or had any request. Not even a picture was needed :)) you pay, you get it !

    I really got a lot out of your video (subscribed). In Dubai atm heading home to Canada after two months touring around Thailand, from Tham Lod to Phuket. It was fun. I want to spend at least three months next time either in Chiang Mai or Hua Hin.

      Regarding taxes, given that it’s a much more complex topic and as I am not a tax advisor with only limited experience on taxes, I don’t feel confident enough with my knowledge about this subject.
      Back in Singapore and Germany, I was fully employed, and the taxes were handled by my company. And here in Thailand, I am under the Elite visa which has some tax exemption privileges.
      If I do find a reliable source, I will consider making the video for sure. ☺️ Thanks for the suggestion!

    The problem with the non immigrant O is that when you extend you must put 800,000 baht in a Thai bank account which you are not allowed to touch. I have the money but I don’t like my money being controlled by the government in this way and sitting in account earning no interest when if I leave it in Australia it currently earns 5%. They say that the alternative is to prove income of 65000 per month but the embassy are no longer confirming people’s bank statements which is required so it’s extremely difficult to prove income. Also self funded retirees with passive income such as myself are not eligible to apply which is ridiculous.

    3:20 actually if you apply for a 1 year extension you need to have THB800,000 in one's Thai bank account 2 months BEFORE application date and 3 months AFTER you obtain the visa. I assume this is the same for your initial application too. For the remainder of the year the balance in one's bank account must not go below THB400,000. Note that when extending this visa you must proove this to Thai Immigration and that will mean a 12month bank statement that Thai banks do not normally provide unless requested. Mine was emailed to me which I had to print out and go get a bank official sign/initial it before Immigration would accept it.

      Thanks for sharing your experience.
      What I gathered is that requirements differ depending on the immigration officer, in Thailand or in your home country. I checked several official sources (embassy in the US, thailand official websites, and Thai legal websites) and they slightly differ from each other.
      I think it is better to assume that it has to be left untouched for 3 months before and after the application for extension to be on the safer side. But knowing immigrations, they can easily change requirements and rules without prior notice.

    Very good video. One of the clearest I've seen yet. Question: If you come on a 6+3 month tourist visa and then want to apply for a non-immigrant "O" visa, won't you be required to transfer the equivalent of 800K THB? But isn't it difficult to open a Thai bank account? And isn't it also difficult to get your home country bank to transfer that much to Thailand?
    Alternately, is it sufficient to merely show that you have either the equivalent of 800K THB in your home country bank account or 65K THB equivalent of monthly deposits into it? Thanks.

    Just consider 800k baht in tjai account as visa funds and never touch it. For western people this should be no issue to have OR make sure u got 65k baht incoming every month which for most western peeps is no issue.
    When in thailand pay few hundred bucks to an agent to sort it all out whilst u get a massage and bob is your uncle. Never worry and always enjoy

    Thank you for this video! A question… each year you renew you should show 800k baht that have been transferred from a foreign bank 2 months earlier or it could be 800k that were always in the bank account untouched?

      I assume you could “reuse” the initial funds from when you first applied during renewal. The reason behind the financial fund is so you can prove you can afford to support your life in the country.
      I would highly suggest asking the visa-issuing officer/immigration office before your application just to be sure. Visa rules and requirements could change or differ depending on some circumstances, e.g. from where you are applying from.

    Wonderful explanation - at 3:30 when you refer to "your account" I think you mean my THB bank account (that I must transfer minimum THB 65,000 to my THB bank account monthly - correct? Do you offer assistance (for a fee of course) to help people get the Non-Immigration O Retirement Visa? Thank you - new subscriber here 😀

      Since the proof of monthly income needs to be for the last 12 months, and you are still about to apply for the retirement visa, in my understanding, it will be to your foreign bank account, in your local currency equivalent to 65k THB. It has to show that your income is regular.
      And once you are in Thailand and have a Thai bank account, then it could be using your Thai bank account.
      I’m afraid I am just a UA-camr researching information that’s already available online and packaging them in a video. 😅 I am not an official visa agent.
      Unfortunately, I don’t know any retirement visa agent so Im not able to recommend anyone. I’ve seen a legal office (it might’ve been Siam Legal) which offers this kind of services but for a very steep fee. I am not associated with them and I do not know how good their services are.
      Personally, I think the application is straightforward. If you are still in your home country, it’s best to reach out to Thai Embassy or Consulate near you. They should be able to give you instructions and answer your questions. At least this way, it won’t cost much. If it’s really a hassle and you would rather pay, then I suggest to find a trusted visa agent.

      Hi Steve. Not at the moment. But there is actually no Thai marriage visa, rather a Non-Immigrant O visa for a family of a Thai national, which has a 3-month validity.
      You can check if you can apply for an e-visa online here: www.thaievisa.go.th/non-immigrant-o
      It lists all the requirements and qualifications along with other details.
      Then you can extend it if you want to stay longer than 3 months in Thailand. You can also check if you qualify to do it online here: thaiextension.vfsevisa.com
      Just an FYI, I have a friend who has a cousin married to a Thai national. She was never granted a Thai citizenship or a long term visa. Just the non-immigrant O visa. And when her Thai husband died, her visa got reverted to a regular tourist visa.
      So I would advise to look for more than one visa options depending on what you plan to do here in Thailand. “Marriage visa” in Thailand does not work like marriage visa in other countries.

      Contrary to popular belief, a foreign spouse visa has the same requirements as any other retirement visa so it is better to file separately and both of you get your own retirement visa.

      I have a problem which maybe off grid for you but any advice would be very welcome.
      I bought a Condominium at Rich Park, Phahon-Yothin 59 and since June this year the whole complex fire alarm system has not been working, which scares me immensely.
      The sales office is no longer there so I can’t get a reply from them and the maintenance office just fobs you off with they are waiting for a contractor to come and repair the system, another time they have said the new parts for the alarms are the incorrect size, the latest fob off is there still waiting for a contractor.

    For the extension of a Non-immigrant O retirement visa is it mandatory to get a medical certificate from a hospital? Or is it only mandatory for the non-immigrant OA Visa?

      @KRID999, the medical certificate seems to be on a case-by-case basis. It's not mandatory but is based on the visa issuing officer. If you are required to submit one, you can request this from the country where you are applying for the visa not more than 3 months before your application. It also must be certified by a Notary Public.

Can you please let me know in regards of applying on O retirement Visa in Thai Immigration Do I need to have a criminal record check that's done in Canada and if I need any specific medial report like STD before applying for O retirement visa .       Hi @airchanthaboury9005. Q1: As far as I know, you don’t need a return ticket in your case but please ask the Thai embassy/consulate near you just to be sure.
      Q2. I believe TM30 is for long-term stays, like if you’re renting a residential unit like a condo. If you’re just staying at a hotel, you don’t have to have a registered address.

      Hello. I think it’s like comparing apples to oranges. With Elite visa, the membership fee is non refundable. With retirement visa, it’s still yours.

      @@VilmaValiant correct but the deposit in the retirement visa is untouchable so technically I can't use it. I still think the convenience is there with the Elite. No hassle and some extra perks. IMO

      @ArcherNX1701, yes, that is what the Elite visas offer - convenience for a high price. If you have money to pay for the membership and do not want the hassle of the retirement visa, then go for it.
      However, I suggest you wait until they finalize the new tax rules regarding the tax exception if you defer bringing income to Thailand. They made some recent announcements that it will no longer be possible to avoid tax through deference. If this applies to Elite members, that means your foreign income will still be subject to Thai tax due to the 180-day rule if you do meet the criteria of becoming a Thai tax resident.

    Hello Vilma I really like you information on here . I live in Ottawa Canada and planning to retired In Bangkok planning to get this NON Immigrant Visa O and apply in Thailand . Can you let me know if I can get this visa in Canada For 3 months and extended in Thailand for another 9 months or 12 months , Or do I have to be in Thailand on 60 days tourist visa and apply from a tourist visa to Non immigrant O visa?? . Also in regards to 800000THB I not I have to deposit to Thai band 2 months and keep for 3 months after O visa application also the question is if I have to keep this money in the bank and never touch??? to reapply next year for another extension , I'm planning to move to Thailand and stay permanent , I also have European Union passport not sure if this has any impact in Thailand . I don't know after deposit of 800000THB to a Thai band I would have access to this money or ever have to be able to spend after deposit. Can you please comment I would really appreciate That Regards Adam

      As a Canadian Passport holding applying in Canada, you are eligible to apply for the visa online via their official e-visa website: www.thaievisa.go.th
      As far as I understand, they do accept applications for non-O retirement visa on that website. They will tell you otherwise.
      The first non-O retirement visa is valid for 3 months and you can extend it once you are in Thailand as I mentioned in the video.
      For the financial requirements, it says you have to leave the money untouched for 2 (or 3) months in a Thai bank account before applying for the first time. And for the extension, it also needs to be untouched 2 (or 3) months before and 2(or 3) months after the application for extension. I found sources saying it’s 2 months, and another source 3 months. So to be safe, please contact the nearest Thai embassy or consulate in your area or submit your application via the Thailand e-visa official website I provided above.
      Do note that requirements could slightly differ depending on the issuing visa officers and the office itself. Unfortunately, they don’t seem coordinated across the board. And I’m afraid I cannot ask this for you.
      Outside the required time frame where you must leave the money untouched, you can spend the money but only inside Thailand.
      Again, please contact them via their official website for more details as my knowledge about this visa is limited to what they provided on the Thailand’s official visa websites. I ask for your understanding. Thank you.

      Some Thai banks do cater to foreigners but they usually need you to have a Thai address. And that you can get with a rental contract.

    For LTR:
    Question 1) After 5 years, could the visa criteria change or do you prove the same information as year one?
    Question 2) What happens after year 10, do you get kicked out of Thailand or do you have to show some new income requirement adjusted for future inflation that no one will be able to meet and, hence, also get kicked out as an elderly person? Thanks in advance.

      Hello, after 5 years, you need to extend the LTR visa for another 5 years and yes, you have to meet the criteria from when you first apply.
      For Question 2, it did not say what happens after 10 years in their website, but if it’s similar to their Thai Elite program, you will have to apply a new 10-year term again.
      When it comes to requirements, they do reserve the right to change these when they see fit. I suggest you contact them directly at their official LTR website: ltr.boi.go.th
      If you scroll all the way down, there is a contact form. I used that before to verify which of the 9 privileges were applicable to retirees and they respond in a timely manner. Just give it a try.
      I think for the extension, it is less likely the requirements will change. They tried to implement changes to existing Thai Elite Easy Access visa (removing the option to upgrade using the old package when they rebranded it with new packages) but eventually they retracted it and kept the original conditions for existing members and only new applicants will be subject to the new terms. Because it will backfire if they suddenly make significant changes to existing memberships.
      I do however believe that 10 years is a long time and requirements will change. It’s not just Thailand. Other countries are raising their requirements as well.

    Can you tell me what the age of retirement is in Thailand for a visa? I know it used to be 50 is there any retirement visa for people under the age of 50? I’m 47 years old.
    Also, I have a military pension what would be best for me?

      @thefubartraveleralibrown2947, it’s still at least 50 years of age to qualify for the retirement visa. I’m afraid you will have to check other long-term visa types based on your qualifications if you really want to settle in Thailand sooner than their required age.
      I would highly advise to wait it out until you hit 50. Either you stay in your home country and prepare for your move, or if you’re already ready, why not travel to different countries and try living there for as long as it allows you under a regular tourist visa? Perhaps it will give you more perspective and even choices down the line.

      For the non-o retirement visa, I am only aware of the 1 year extension. You can apply for that one and simply use 90 days.

      I haven’t tried it myself but there’s a lot of UA-camrs who don’t speak the language but did the visa processing by themselves. Immigration officers usually are able to speak English, it’s their job to deal with foreigners. You just need to be patient and not irritable so they’d be more patient with you in return. 😅 If you approach them with a friendly and respectful attitude, it should be easy. Just set aside enough time in case there are delays or if they ask additional requirements, because it could happen.

      Just one or the other. You ask your bank for proof 2-3 months before your application. I highly suggest contacting the embassy/immigration near you to confirm because there could be slight differences on the requirements, specifically with the number of months before your application.

      I can imagine. I think it’s not just in Thailand. Health insurance companies in general want healthy/younger people so they can rake in more money for a longer time.
      I suggest finding a health insurance company which offers the medical services you need/might need and read the fine print to know what’s really covered. There are a few large ones here in Thailand.
      If you want to check an insurance comparison website, here’s a popular insurance brokerage - Mister Prakan (affiliate link):

      You will see the different packages from different insurance companies, which their team has vetted. You can also write them to help you pick the best package for your needs and your budget.
      Of course, you can apply directly to the insurance company if you want. But if you buy your insurance policy through Mister Prakan’s website, and have a challenge reaching out to the insurance company, say due to language barrier, you can ask Mister Prakan’s customer service and get additional support.
      Tip: identify the hospitals in your area and mention this when applying for the health insurance to ensure that they do have partnerships with them. You might also want to find the medical facilities that offer medical care specific to your needs and find out which insurances support them.

      If married to a Thai, the only difference is the amount on deposit is 400,000 baht, or a monthly income of 40,000 baht

      A dependent spouse visa carries the same financial requirements as a retirement visa so it is better that the husband and wife both get individual retirement visas.

      There are visa agents. Unfortunately, I have not worked with one so I currently have no recommendations. I’ve only applied for the elite visa (via a certified elite visa agent) and the normal tourist visa (via their e-visa website).
      Legal offices should be able to offer general visa services usually, but they can come with a high price tag.
      I personally would recommend reaching out to your Thai embassy first for instructions. Depending on your case, requirements could slightly differ.

    So if using the income method of 65000 baht and its your first application and your embassy does not provide a letter verifying income how are you able to provide a 12 month bank statement ahowing deposits into a Thai Bank account? Is there an initial exclusion of the 12 monrh rule for first application?

      You can request an official 12-month bank statement from your bank account in your home country showing a monthly income in your currency equivalent to at least 65k THB. What they’re looking for is proof that you have a monthly income of 65K THB or more for at least the last 12 months.
      The financial requirements are checked during your application, for the first time and for the extensions.

      @jspbipro, if you can request an official summary of your last 12-month bank statement from your bank, that would be better. I’d also suggest to prepare a copy of bank statement for each month should the visa officer request for it. And if you have a bank book, bring it with you in case they ask.

    Why do the Russians get a free pass with a 90 day tourist exempt. The system should be equal. I ended up going to Malaysia and spent my money there. Thai immigration is so frustrating! Just my feeling when waiting in the immigration office.

      Yes, because it does not require applicants to show proof of health insurance.
      You could also do the monthly income if you have the minimum unearned income required, or the combined deposit + income.
      When Thai Elite Visa was cheaper, I would easily suggest it. But the 5 years has gone up from 600k THB to 900k THB now. Kinda hard to justify unless you really want full convenience while staying here long-term.

      the LTR is the best in my opinion, if you qualify...no reporting if you leave country within one year or report once a year if you dont leave, only have to re submit proof of qualify once after 5 years, visa good for 10 years multi entry and get priority at immigration.

      @@AllAboutLifeInThailand ​ Where did you get the 5,000,000 figure? Check your "0" key it may be sticky... its 50,000 bht, for ten years. So 5000 a year for ten years. Same as a regular multi entry I believe.

      I suppose it depends on what you want to do in Thailand. Perhaps, first calculate how much your monthly budget is without running out of money or forcing you to go back to employment, then based on that, do the things you always wanted to do within your budget. Figure out what makes you truly happy. It doesn’t necessarily mean a lavish lifestyle.

      @johnnybravo9990 it depends on your purpose for living abroad. Depending on what you want to do, then look for a visa that will allow you to do just that.
      For me, I bought the elite visa because I want to live long term in Thailand without doing border runs and not needed to work in the country. Despite the price, it allows me to do what I want to do.
      Try to research other countries to find out their visa options. I’m afraid that is something you have to do if you want to find the best visa for your needs.

    I think Thailand likes to treat all foreigners as low class citizens, and criminals with their immigration process. This is my opinion. Why would I want to retire and spend my money in a place that doesn’t want me, they are a lot of other countries would love to have my money and treat me with same respect as I treat them.     A glaring couple of things you have wrong are: You say only OX visa holders can buy a vehicle and purchase a condo, that is patently false, ALL O visa holders can buy a car and condo. Next, the 800K only requires 2 months seasoning for the 12 month extension.

      Please find my response to your claims.
      Point 1:
      I based the info on the Thai E-Visa official website. They only provided "can purchase vehicle..." and "can purchase condo..." under the OX column, not on the OA, so I assumed it was only applicable to OX. I think it would be wrong of me to add those items under the other non-O visas when it was not mentioned on the Thai E-Visa official website.       Point 2:
      I did find sources stating you only need to leave the 800k untouched 2 months before the application. However, I found this website (thaivisaexpert.com), which claims they have more than a decade of experience when it comes to solving visa issues and they wrote:
      "Have at least THB800,000 held in a Thai saving or fixed deposit account for a designated period of time, which is currently three months before the application. For a Thailand Retirement Visa Renewal, this is again three months before the application, but also it must be held for three months after. A letter and copies of your bank book will be required to confirm that this is the case".

      I figured leaving it untouched for at least 3 months is safer. If the requirement ends up only 2 months then great, you are safe, but if you just left it untouched for 2 months and the requirement ended up at least 3 months then you're fucked, no?
      But I have to admit, it was confusing when I was conducting research. Multiple sources have slight differences. If you also look at some Thai Embassy websites, some differ from each other slightly. That is why I did mention:
      "In exceptional cases, the visa-issuing officers may request additional documents, or conduct an interview as they see fit without prior notice.
      So give yourself enough time when applying in case you need to meet additional requirements."
      Because it is what I've gathered after conducting my research - that requirements differ depending on where you are applying from, the rules of the embassy/consulate/immigration office, and the visa officers themselves.
      I did my best to assess which information I included based on the sources I found. Having said that, my videos were never meant to be the end-all-be-all for my viewers. It is supposed to be a supplement, not a replacement for any professional and legal advice. I did mention that under the DISCLAIMER section in each of my videos' descriptions.
      Regardless, thank you for challenging my content. I'm open to being corrected anytime.

      There is SOOO much OUTDATED and poorly researched info out there regarding any Thai visas. This is in part do to Thai Immigration ADHD. They are one of the worst offenders in absolute nonsense paper work that Western Immigration culture has streamlined and dine away with... Thai Immigration is why Thailand is still classified as 3rd World.

      I personally applied for my tourist e-visa online for example, and everything went well as they’ve described in their official website.
      I get that sometimes, requirements do change, but that is out of my control.
