    The real estate market in Cambodia is currently undergoing a necessary adjustment, which is going through what experts call the "painful phase", but it is necessary for the next step towards recovery and to maintain market stability and Prepare for future growth, according to Kim Kin Kesa, Managing Director of CBRE Cambodia, who spoke at a seminar on Phnom Penh real estate market updates on July 16, 2024.
    At the same event, the plenary panel, which included several well-known speakers from real estate industry institutions, updated the market situation and recovery time for the sector around the key questions posed by the real estate market. When will Cambodia return to excellence for sure?
    As prices no longer fluctuate and begin to moderate, this is a sign of recovery.
    On that occasion, Ms. Kim Kin Kesa noted that while property prices are still moderate, we often see this as a challenge for most project developers, in fact, this is the stage. The most important stage for pushing the market to a more sustainable level.
    "Prices will not go down forever, and they will not go up forever," she said. When prices start to become moderate (i.e., market prices begin to fluctuate), which is acceptable for the market, then the growth in demand for real estate will begin to improve. "Accordingly."
    Think only of development for future needs, forget that no one needs it now
    Mr. Channdara Latt, Research and Consulting Manager at CBRE Cambodia and a member of the Plenary Session, spoke about the evolution of the market. "We have always been in the habit of saying that next year the market will improve," he said, adding that this optimistic statement had continued since 2020.
    Mr. Channdara also detailed that the source of the problem that continues to hinder the recovery is that the current development situation is only intended to meet the needs of the future market, rather than to address the real needs of the present. That is, development for the future only exceeds current needs. This factor causes market adjustments in which supply and demand must be balanced. For example, many home development projects are being built with the expectation that there will be more buyers in the future than in the current reality where the market is lacking.
