I purchased a D R Horton home it is a nightmare, they promise to fix everything but once you close, all items goes to warranty, 1 year later and items are not complete , appointments never honored by their co tractors

I just want to ask if you had a private Inspection done before you CLOSED on your purchase?
Doesn't matter. DR Horton maintains a "preferred inspector list." They know what inspection services will take them to task at detail for multiple code violations and will not allow the home buyer to use those inspectors.
@@tbadam That is not true. I used my own inspector for Phase 2 and Phase 3. I also used my own for the 12-month inspection. They gave me no issue about it at all. When I told them I was going to get an inspector they told me when to schedule him out to go and review the house. They fixed all the issues no problem.

We wanted to use a particular inspection service prior to closing and DR would not allow them (they still own the house at that point). The inspection service they DID allow came out for about an hour and found the typical cosmetic, easily fixed items...which DR addressed readily. AFTER moving in, we had a second inspection completed by the company that we originally wanted to use. They spent 4 hours here and found multiple serious issues with truss framing, roofing issues (improper underlayment installation and type), grading issues, septic issues, and other items that were not identified by the first inspection service. DR has been addressing the issues but it has been a drawn out battle to get them to do it (lots of run around, follow-up, etc). Bottom line, inspection services are not created equal and most will not go into the hard to access areas to inspect or bother to dig deep. From our experience, DR knows who the thorough services are and will not allow them to inspect before close (others in the neighborhood have said the same).
Anyway, that was our experience.
