  • Singapore has emerged as the top investment prospect for property in Asia Pacific, according to a new report from PwC and the Urban Land Institute. This is no mean feat for the land-scarce country, which has experienced several subpar years, ranking as low as 21 in 2017. CNBC’s Nessa Anwar visits the city-state's high-rise offices, opulent bungalows and snazzy condos, to learn how one of the smallest countries on earth rebounded to number one.

      @Uvuvwevwevwe Osas Singapore is not a one-party state. A one-party state means that there is only one political party in that country and formation of other political parties are condemned. Singapore is also not a country run by dictatorship. A dictator is a ruler with total power over a country, typically one who has obtained control by force. If you have even read a single thing about how the Singapore parliament works or operates, you know that there measures taken place to prevent the prime minister from having too much power and turning into a dictator. Singaporeans are also not 'living in hell' like you say, they have one of the best standards of living and rank one of the highest on many human indicators such as HDI and GDP per Capita.

    Success is dependent on the action or steps you take to achieve it. Show me a man who doesn't have an investment and I will tell you how soon he'll go broke. Investment is building a safe haven for the future: with the right choice of investment that has at least 1% minimum risk and with an Expert guidance, profit and interest should be 💯 guaranteed.

      I agree with you 💯... I had a senior colleague at work who was doing well but never had an investment. Unfortunately he lost his job and went from living a comfortable life to hardship. There would had been something to fall back on if he had an investment

    A lot of general commentary but no details on investment metrics. I would have liked to hear commentary on yields for each different asset class and how they compare to other major cities in Asia or even compared to Australia.
    I would have thought yields would be something at least worth noting when it comes to property investment.

      Singapore is a small city state unlike Japan,US etc... with small population so it is easy not to mention it has lot of things going for it like It lies in the Malacca Strait so a bustling sea port from British era, a country that lies between lot of economic activity of the century like ASEAN,China,India ... so it all works out. Of Course all this would have been waste if it never had leaders like LKY and a good system.

    It’s way more difficult to open a bank account for foreigners in Singapore though(except you’re a working or student visa holder,the bank will approval you to open bank account)how do foreigners invest a property of Singapore without Singaporean bank account,it’s kind of ridiculous

      By personal experience, I can tell it's definitely possible to open a bank account as a foreigner in Singapore, the issues are having the money and the connections to do it.

      You are NOT RICH ENOUGH.
      If you are , the government will send officers to you and give you citizenship & of course all banks will be lining up in front of your house to offer you all kinds of services . wherever you are , whenever you request !
      Even though you may not be THAT RICH , but as I know ( if I remember correctly ), if your have more than around 300,000 SGD in your bank for ex in Citibank or DBS (in another country ), you can basically do any operation in S'pore.

    one of my client's billing addresses is in Sentosa and i looked up his address and it is 20M usd for a small condo. This explains a lot. Also that is is an accounting executive for a top data company lol

      I mean that holds true for every developed city, at least an average singaporean can buy HDB(public housing) which honestly looks better than most private housing around the world. Sure, private housing has the bells and whistles, but they're provide little marginal benefit. Also, some Singaporeans rent their HDBs and buy a condominium and use the rental income to finance both, while some buy houses in Malaysia or Australia.

      Those are public housing, which have a limited pool of people legally able to buy therefore demand is limited while there is an oversupply. This is because the gov limited the number of PR approvals due to popular pressure. Then there are investment properties that foreigners can buy, those have limited supply with increasing demand. The gov then tries to cool these by introducing stamp duties.

    They actually censored what Jim Rogers said, only showing part of it. Rogers has said in an interview that Sg is going to have problem as China Belt and Road start to take off as it bypass the Malacca strait

    I find it interesting that it seems like all those residential properties are for rich people - no urban market or anyone poor or needing affordable housing and I hope Singapore keeps it that way. I could be wrong but based on the video it seems like Singapore seems like a place for rich people. I would much rather see rich people involved in ANY AREA and invest in the areas to make it better quality of life, less pollution, more maintained rather than put another urban shitty, think it's cool, low class, uneducated set of people there. I live in an urban area (NYC) but I see how much I would like to see things better in urban areas but glad Singapore is seemingly growing and doing well. Hopefully the political ties stay well and keep things okay.

      Petr Lee The red tape here is nothing compared to elsewhere which probably takes longer to maneuver. In some other places, only some properties are available to foreigners to buy but they sell, they have to sell it to locals which is a much smaller market making them lose a lot of money when they clear out.

    Don't do it, Singapore! Real estate speculation helps only a handful of people at the top. Everyone else loses, big time. So many cities across the world have been ruined because of this crap. Pass laws to keep real estate speculators out.

      Just because foreign investors poured in, it does not automatically mean higher prices for housing. Most Singaporeans live in HDB which is not an accessible market for foreigners. Maybe try some logics before blaming foreigners

    Lovely City. Great People. I lived and worked there in the 90 s. But Cost of Living is very high eg. the COE for a CAR of approx $ 50000 + not as diverse as Dubai (I have been living here since 2003). Singapore Property prices @ $ 3000 avg. are 10 X of Dubai s avg. @ $ 300 / sq ft, even lower. And with LONG TERM VISAS + no DIRECT Taxes in Dubai on RENT, Income, Salary, Property / Capital Appreciation etc. Despite tensions in the Middle East, Dubai is ranked in the Top 3 cities globally in terms of Safety, Security, and in 28 years i have not seen even 1 material incident.

      HK is the worst , 1 unit of PUBLIC one room 300 square feet ( an unit in a huge apartment OK , not a landed house ) costs you 1 million SGD above that's around 700,000 USD above ( & it's PUBLIC Housing ,meaning , the quality ,facility & design are not as nice as those fm private developers) . Together with Beijing , Shanghai , Shenzhen & Taipei .
      Basically , the worst asset bubbles are mostly created by Chinese , especially PRC Chinese .

      ceciLOVEtaco Actually the high property prices in Chinese cities are brought over when Hong Kong developers started to build properties in Chinese cities and charge high prices. In Hong Kong, the richest property developer would dominate all auctions of land and since it had the monopoly of a particular part of the city, it controlled the selling price.

      Prem Kym Singapore is duty free as well, except on motor cars, alcohol, cigarettes and perfumes (because of the alcohol content). There is no estate duty and for foreigners their income (only locally owned income) is taxed at 15% or on the progressive rate with the highest incremental rate of 22% whichever is higher. In fact, Singapore is considered a low tax regime and skirts being labeled as a tax haven country.

    Besides lower interest rates, alot of the investment outflows from Hong Kong to Singapore are due to the recent ploticial instability and rioting in Hong Komg. China has prioritized HK due to 10 megacities in their country that are growing faster than HK siunce the British handover.
