    I am of the opinion that never invest in a non developed sectors of DHA. They use different realtors for artificial price hike and after selling you the file they forget land development with lame excuses.
    2. Their staff is extreemely non co operative and never guide their clients unless and untill you are in a uniform.
    3. Never share their master plan/map. Cancelling their maps again and again is also questionable.

    Dear Sir. There is no example in the world that DHA initially decided to charge 450000 development charges and then they increase it to 1550000 development charges and then they impose escalation charges on 800,000/- just because of the incompetence of Generals running this organisation. And still possessions of land is not given to people.

      Naveed sb, the points you raised are true. Asking people for extra money for something that you should have delivered atleast a decade ago is not fair. But DHA is trying to give closure to people. Recent waves of possession in DHA Phase 6 & DHA Valley are few examples of these.

    Times have changed, it's not 2004 when dha used to sell over 01 lac files with no development. Now it can't sell 10 commercial plots with development. Time to switch to something else.

      Partially true. Actuall reasons behind correction in price lay in the on-going economic recession. Let us explain it further, DHAI-R has recently done large scale development works in & around DHA Phaes 5 Islamabad, still prices have corrected there.

At this point, the actions and practices of DHA are widely recognized across Pakistan, and your defense of them suggests a disconnect from the realities on the ground.
    Your reliance on outdated information, which you seem unwilling to revise, was particularly concerning. It appears that you have chosen not to evolve your understanding, perhaps because of the personal benefits you might gain from supporting questionable practices. Endorsing DHA’s marketing strategies, its partnership with Bahria Town in DHA Valley, and its approach to selling commercial plots all point to an alignment with practices that many find unethical. Furthermore, attempting to justify the sale of undeveloped plots through comparisons with real estate practices in countries like the UAE and Dubai is both flawed and irrelevant, given the significant differences in the legal and economic contexts between Pakistan and those nations.

      We are just passionate about our product, divorced from any political overtones, which obviously doesn't fall under our purview. While acknowleding their missteps, we can always look at it through a positive lens. Probably, that's how we - people behind Property Gupshup - are genetically hardwired.
      Decision to show your comments was taken because you made them on a public forum, open for everyone to see and asked for our response as well.
      Even if you don't want to consider Dubai's example, there are multiple instances where installment-model was successfully implemented in Pakistan. Some of these examples were mentioned in this video as well.
      However hard DHA, or entities like us, try to sell their products, until & unless people are willingly to purhcase them, nobody can force them to. So power does belong to PEOPLE, however limited or restricted it may be. River View South and recently launched commercial properties in DHA Phase 1/2/5/6 are prime example of that.
      We have given people a digital window to explore and discover DHA as never before, and shall continue to do so. Additionally, our viewers should atleast appreciate that we have given a forum where they can now vent their concerns, and atleast now they know someone is taking their concerns to the DHA management, unlike before when their complaints were either left unheard or written applications just piled up.

      It’s now evident to me that your primary concern is making deals and securing profits, much like DHA. There seems to be little regard for the buyer’s interests, which, frankly, reflects a level of selfishness within your platform.

Comparisons should be fair - an apple to an apple.     DHA is more interested and ambitious to aquire land for DHA9 on M2 before it is aquired by Capital Smart City or Faisal Town owner. It will start to collect money from envestors there and will develop DHA 1 to 7 one by one , leaving the DHA9 evestors crying for a decade at least. That is their way to make the bloody civilian prosperous😂😂

      DHA must have, one by one, finished its job in phase 3, 4 and 5 at least. Then carrying on the development in phase 6, 7 and 8 simultaneously, making it ready for possession handover. Then they should have gone for Land acquisition for DHA9 and .....10...

    @properygupshup: Why dha is working on dha river view south when they haven't touched dha4 at all (except a,b,c)?
    What about the other sectors of dha 4 jklm etc. ? Do u have any answer for it? Why they are not showing any progress for dha4 sectors? We dont even know where is its land.

    Dha 4 main 21 years Pehley certificate Jo sale kiye aj tak unko plot nahi mila aur fazool arguments say dha ki tc karte rehtey hain agar dha infect a Nobel institution hay to jin people nain plot k total amount Di unsey cometment ki Dec 2005 ko dha will give plots ek person jiski age 31 saal thi ab wo 51 saal ka ho gaya sare life rent pe rehna para kun k dha time say sirf 21 sal late hay aur abhi b usko yeh nahi pata k dha kab deliver kare ga is waqat Jo usnain investment ki uska 5 marla k plot k equally price nahi hay aur ap har waqat justify karte hain dha has ruined the lifes of common persons and you justify shame on you now you are saying dha Shah Pur land clear kar le why dha sold certificates while they have no land if dha have 100 kanal land they should sell 100 plots not 100000.plots dear Zameer b ek cheez hay us ki awaz b sun lo

    Larkay, batein tumhari theek hein lekin logon ke comments ke pechay pagal hona chor do. Negativity ka koi ilaaj nahin. Jisne DHA mein rehna hay woh kahein aur nahin jaey ga. Market mein hur taraf scams aur fraud hein. Logon ko agar fraud aur scams mein phansna hay tou janay do, inhein maza chakhnay do.

    Dear dont include UAE into your video as reference, i will not explain all the details but only one difference i will highlight just to open your eyes, in UAE between buyer and seller govt, is taking gurantee, unless developer will not handover the property to seller they cannot withdraw their money. I hope u understood.

Even we set this example aside, instalment-model has been successfully implemented in Pakistan. Bahria Town 1-8 Rawalpindi, Meridian 1&2 by Emaar Islamabad, Sectors J&K DHA Phase 5 Islamabad are some of the examples.

    You are comparng apples with oranges by giving examles of dubai high rise projects with dha valley. Wher3 n dubai you see sellling of plots by taking advance payments from customers and then never developng that land for 2 decades.??? Where jn the world a residenntial society start grabbinv land with customers psyments???

      Selling plots to people and purchasing land from their money is an unjustifiable practice. Secondly, even if we don't consider Dubai's example, we can find successful implementation of this model in Pakistan as well, some of these examples are referred to in this video as well.

    Sir Dha new pindi sector e and d pe app ne kbhi awaaz nai uthai my dad bought new pindi plot in 1989 he pass away in 2011 and still land is not cleared it was bought by dha in early 2000 . What is our future and what can we do to get justice its been 20 years since dha bought and 35 years of our investment.

      Alos do you have any update on these two areas of new pindi i have heard from your videos that it is converted to dha sector k if we go to dha office and tell us our grievances can they transfer our plot to sector k or we have to wait until they develop it i dont see any hope because i personally visited the area and all of it is already populated by villages

    Eighteen is one of the failured projects of Rawalpindi housing societies. Why are you mentioning ii in your video? They have still not handed over their luxurious appartments to all those who had invested many years ago.
    Shouldnt mention such type of failed projects in your video. Better to mention naval anchorage or fazia housing or even faisal hills

    12:50 Dear Nelson your hypocrisy is evident due to the fact that in this video you only responded to only those lines where you could respond. You are trying to be too cozy and chummy with DHA. While highlighting DHA failure for DHA valley you intentionally missed out DHA 3 allocation where DHA after 8 to 10 years have not been able to clear the land whereas it launched DHA 3 in 2015. Only A, B and C Sectors are developed which were acquired from Behria. We all know why all efforts are diverted to DHA 5 because army elites are going to get plots here…. Don’t become their mouth piece and try to cover their ill doings. While acquiring land DHA always boasts that this land is meant for troops and shudas and that it’s a welfare organisation whereas on ground they are given third rated plots while DHA gets the lion share ….

      DHA Phase 3 wasn't intentionally left out. We do acknowledge in our other videos that DHA management should take urgent notice in DHA Phase 3 Army Allocations. If we can talk about DHA Valley, which is the most notorious project of DHA Islamabad Rawalpindi, why wouldn't we talk about Army Allocations?
      Secondly, we don't cover ills of DHA, we acknowledge them through and through, as they are. DHA Management has accepted their mistakes in the past and are trying to redress it, look at their recently launched sectors.

      We intentionally picked those part from the comments which were about financial greed, exploitation, controlling people's lives, practise of selling plots on installments, DHA being an evil monopoly stifling competition, etc. They pretty much cover the main cruz of those comments. Nothing easy about them by the way.

Most of the areas are still under litigation and they’re not doing anything about it public has been waiting for years to get possession and build their house’s but what to talk about development and possession, DHA has not been able to clear the land still….. دہلی ہنوز دور رست
