Had you had a home on the property you could have put it under a Florida homestead exemption and your taxes would have only increased to a maximum of 3% a year. Regardless of property values.
The 50k homestead exemption doesn't help to reduce current property tax. I'm not 100% but I don't think that affects Non-Ad Valorem. It definitely doesn't affect the insurance price which also affects the mortgage. I was ok with the property tax at 2016. But current property tax are out of control. If you are ok with paying 6-8k in property taxes at the current price, I'm happy for you, this includes homestead exemption. If I had built the house in 2008 after the last housing crash I would have been ok with the taxes,since like you said only 3% a year and taxes back then was around 2-4k a year.
@@msdramamusic i did have AG exemption on the farm. They only gave me .41% it was enough to keep the farm tax down a little. But if I had built a house on the farm taxes would have gone up 6-8k a year. Ag exemption would have only given me 1k discount. I'm also not including insurance which from what I hear has gone up 2-4k a year. I don't think I could sell enough mangos to even cover that 😂

He didn't have to make it a homestead if he put bees or animals like rabbits or chickens he could have gotten the exemption. That's what I'm doing.
