The condo market is hot garbage. No engineering firm wants to certify these 1960s/1970s, salt intruded, deferred maintenance nightmare condo structures. Those firms insurance companies are dropping them or raising rates significantly.
I predict the normal condo owners will get screwed and lose most if not all their equity in condos while private equity is going to scoop up the lots for pennies on the dollar, demo the shit boxes and start anew.

I agree with you they’re going to buy them and they’re going to tear them down and build something new because they’ll be able to afford it because they paid pennies on the dollar. Thank you for commenting. It’s greatly appreciate it.

My husband and I have changed our minds on buying a condo due to these new condo laws. Once we are ready to buy a home, we will reach out to you Bill. We love the Tampa area, we are headed soon to look further south before making any decisions. Thank you again for the videos Jimmy and Bill! Have a great day!

I bought my first house at 23 years old even back then I knew the idea of buying a space in the sky was insane. I bought multiple houses since then and never once thought of ever buying a condo

That was a smart move. I did buy a condo because I was a snowbird in Florida. But once I moved here full-time I got rid of it fast. Thank you for commenting. It’s greatly appreciated.

Just subbed and been checking out previous videos.. Good content..
Do you think with all of the crazy insurance and other costs rapidly rising in Florida there will be far less seniors retiring there in the future?
I don't live in Florida, but for many years it was very affordable.
Now, it seems out of reach for many as the salaries don't come near the housing prices..

Yes, Florida is losing the status as a retirement state. People are leaving Florida for retirement now. Heading to places like Tennessee. Thank you for commenting. It’s really appreciated.

People will always want to be by the water. There are plenty of wealthy people.

@@exploringwithjimmyb then explain to me why developers are snatching up the property in Ft. Meyers and rebuilding? The rich will always be drawn to the water, look at Miami, the dam place is sinking and still the affluent wants to be there. I live on the water in a condo and we are one of the lucky ones who had a board that kept up on the maintenance and reserves. Yes, our HO A fees went up,but so did everyone else, all over the state.

I don't know how high insurance is in other parts of the country, but 6k a year is more than triple what I paid last year. they have rezoned my house (not a condo) to a flood zone and so it skyrocketed. I will not be living here much longer.. I hope to find a snowbird that thinks that is peanuts and they can buy my house. It has a pool too, hint hint.

Miami gets buyers from South America. They buy condos and can afford the high HOA and insurance fees.
