Other sides are having houses which blocks the airflow. 2. There is not much space between boundary wall and the house. Only 1 person can walk at a time. No extra land for future requirements. 3.This area having issues of water clogging in rainy season. The entrance road connecting the plots/houses (this house as well as other houses beside and opposite of this house - the road near the corner plots) is narrow and down. Definitely rain problem is there. 4. The drawing rooms and Kitchens in both floors are too big but the bed rooms are smaller. There is nothing called master bedroom. In both floors there is only one bedroom each with attached bathroom. If there are two couples in this house there would be no privacy for at least one couple. 5. There is no storage space such as cupboard or wardrobe (wall mounted) available. It would cost extra. Wood prices are very high. Lack of space inside the bedroom does not allow to install wall mounted wardrobes. To decorate the house with furniture and electric appliances it would cost another 25Lakhs - 30 Lakhs (Quality Materials/Appliances). 6. There is no roof treatment. It is plain cement. In long term there would be leakage and dampness problem. Another cost element. 7. The kitchen is too big and not made a modular kitchen. To make 1 modular kitchen from Godrej it would cost 2.5 Lkhs to 3 Lakhs. So Another 5-6 Lakhs for only 2 Kitchen. 8. To reach in this location from nearest bus stop or Auto stand, you do not get frequent transport after sunset. You must have personal vehicle to commute, not only one at least 2 vehicles requires. Another cost element of 10 Lakhs. Pros of this property is shown in this video. As per my estimate the land + house market value is 60-70 Lakhs. The price quote in this video (by the owner) is too high for the location and the mentioned problems. The house aesthetics are good but no one is actually telling the problems. If this house becomes a 3 floor house+ Roof with roof treatment with fully furnished including All bedroom ACs, Drawing Room & other room ACs, Washing machines, fridge, Microwave oven, Furnitures, Cupboards, Wardrobes, cot, bed, dining tables - that is a fully furnished 3 Floor house with Roof treatment done would cost near 1 crore or 1.05 crore (Presently 2 floor is there, only Ground and 1st floor).
