  • Tenant moved and left the property in amazing condition. I'm always impressed the difference between when someone moves in compared to when they move out. Tenant did not pay last month rent and has blocked me. perfect.

    another comment is that my houses that are similar to yours are more management intensive and tend to have a mess left behind than my B to B+ houses. On paper the cheaper houses cashflow better but in reality I make more with a quality tenant in a better neighborhood. I usually prefer if the tenant is gone and then I match the move in inspection sheet to the move out inspection and move in photos to move out photos. Then I add up repair invoice and take it out of the deposit. When they leave it like yours I keep the deposit and when they contact me to "check on their deposit" I send them and invoice for the additional amount over and above the deposit.......they never pay but it makes me feel better.

    Love your videos as they are the real life story of landlording at that price point. You might consider when carpet needs replacing to install LVP. I now only have one house left with carpet. I am on the 6th tenant in the first house I used it in and its still bulletproof. Those heavy traffic areas mop up when you turn the unit. No steamer or shampooer. It is depressing when they leave you a mess. I just had 3 go vacant at the same time and all 3 were disgusting.

      LVP is great and definitely better than carpet. I use it sometimes just not sold. I wish I could replace a piece in the center of a floor.

    This is why I only buy one bed one bath duplexes. I can pick them up for around 90-100k, and rent out each side for around $750-$850 a month. My tenants are usually all 60 years old + and don't have kids running around destroying things. Kids can be worse than animals sometimes. And a lot of my duplexes don't have garages.

      I’ve been struggling on speed. Had 3 moves on the first. Hard to keep up. Thinking of bed bugs will keep me up at night….. I just checked my leg 🦵haha

    When your kids have already ruined the carpet, you don't call the landlord about anything, not even major leaks or broken things. You crack me up going through that mess and picking up coins ha ha.

    Unfortunately I have seen properties left in worse condition. Looking forward to seeing how it turns out after the repairs are made

      Well it all depends on how they left the property. I usually do a re-paint, and make all the necessary repairs. I have pulled all the carpeting out of my rentals and have gone with vinyl plank flooring and I haven't regretted that decision as it's easier to pull up a bad plank or two and replace.

    Never try and make sense of tenants. If you are hunting for their logic in their actions, chances are there is no logic. Some people are just trash to the core, horrible people.

    Happened to me once like this and only redeeming factor was the coins left all over, the Walmart fishing kayak left in the back yard which sold for nearly $180 after an hour of cleaning and a pair of old car batteries which fetched $12 in scrap. People absolutely suck and generally live like disgusting pigs in my experience, but they always have money for stupid tattoos, cigarettes, flashy cars, pot, fast food and Amazon deliveries. Much of the country is lost financially and morally. The End.

    Crossfire for bedbugs, how does it work? We use Temprid FX.

      Works well imo. Do u use temprid for roaches? Do u like?

      @@handylandlord We use Bifen for routine pest control, we do an exterior perimeter spray every 3mo when we change air filters). We use Alpine WSG with an IGR for German Roaches. We previously used Orthene for roaches but Alpine seems to work better and has no smell. The Temprid is expensive and we only use it for Bed Bugs.
