My Wife (will be married in January) and I will be initially looking from Baguio to Bohol, from Pampanga to Negros. A large area to cover, but once we find an area, then we’ll start narrowing down for lots. A non-flood lot will be one of my priorities. Love the house you and Wilma found! Beautiful home, similar to what I have in mind
@@buildingthephilippines we’re honeymooning at Boracay in mid-January, and figured it was a short hop to both Bohol and Dumaguete. We’ll be looking up north on Luzon before our January 15th wedding.
We did it very similar to you. We started with a huge list of places and slowly whittled it down until we got down to about 5 places that were top. One lot came available on Panglao Bohol that captured our imagination and all the sudden we were buying a piece of land. I think you have to spend a bunch of time looking and then pounce when it is right. Now we are knee deep in a home build lol.
Absolutely superb!! I will be building in the Philippines and Dauin or Siquijor or possibly Zamboanguita are presently on our list. It's a real challenge without a vehicle and I don't live in Phillpines yet so I was using trikes, Ceres buses and the like to get around . Exhausting...and I only saw a few properties during my 4 months in Duma. Your info is priceless. Thanks so much. Ian ..Canada
Your videos are a godsend to us….are there any available overlooking ocean view lots in your subdivision? My husband and I have been looking online …..
Our method was when Greg says “the lots on the end of our subdivision may be available” we jump on it, call the agent, get on a plane, Made it happen!!
Very informative as always. You guys have helped a lot of people including me. Thanks for sharing. Fyi - I have started mine this week and Roy was at my property yesterday.
Extremely helpful information. I say that because our recent July search was a total devastator. We did not use any agents and also did not use Facebook Marketplace. We simply rode around nearly every day hoping to spot pieces of properties for sale that were exactly what we were looking for. We became frustrated to the point of maybe accepting a property that just somewhat met our expectations and budget. Looking back, I am so thankful that we did not simply accept just any decent looking property. We are much smarter now and absolutely will not accept anything less than what we want. We will be creating a detailed checklist to provide to various agents on Facebook Marketplace. Thanks!
Yes, that's the way too go. Wilma and I was a bit depressed as well as it took 11 months. Hang in there, always try to stay positive and it will happen. Thanks for watching.
Yes I know how you feel 👍 myself & Grace had same 😢 lots not even close to what we wanted however we was open to lots close to what we wanted & compromised E.G we opted for a lot which was 100sqm smaller than our minimum & only 2 mins drive or 7 mins walk on a burangy dirt road but it’s nice peaceful & road is due to be cemented
Marvelous information Greg and Wilma. Thank you for this Vlog; we are planning to retire in few years in the Philippines but we are thinking to buy a land before the land price goes up. Have a blessed day😊
Great video. Wish I'd had known your technique before buying in Badian, Cebu. Luckily my wife's uncle sold us a 1000 sq meter ocean view lot at 400 a meter. Built the fence already, just need to build a house now. Going to watch some more of your videos to try and get more tips. Thanks!
Great video Greg and Wilma. Again, a lot of good information on what to do and expect from your realtor. I agree, be honest and straightforward with the person you’re working with. Both of you match outfits. Are you two going out to dinner after the video? Take care.🤙
Looking forward to meeting you both! (I'm in Valencia) I wanted to recommend you invest in some microphones for your audio, because there's a bit of echo in the house 🙂
I know, that happens when we close the big sliding glass panels when there's lots of construction noise. I heard wireless mics, don't work with Samsung phones. Do you have any knowledge on that?
Hey guys, I just want you to know we're excited to meet you guys on our next trip to Cebu from Germany. Simple quick question concerning your balikbayan boxes, We would assume you mailed your boxes prior to heading to the PI in search of property. Where did you mail them, too, if you didn't know what island you would be on. We thought about it and we think it was Wilmas mom's house but then again you would have to coordinate getting them to Dauin, but then we remembered your move in video and you had them all in your temporary apartment during the build. So what's the answer.
what was the fee structure when dealing with the agents? did you have to pay them daily to show you around? do they get a commision from you and the seller after you buy a property? what is their responsibility to actually know if the property is properly titled? ( im guessing it is still the wild west and buyer beware ,tough luck if one does not use due diligence) another great video .. i did find during my short time there that people really dont listen to your criteria but do what they want
I watched this video very carefully and took 2 pages of notes. Thanks so much for an informative master class of information. Question, what real estate attorney do you recommend for closing? (Looking at lots in Dauin area like you guys.) Can be a private message if need be. Thanks!
Great Info. Making list now.
Lol, good luck. Stick to your guns. It's all worth it.
Thank you both for your time.
Thanks for watching, appreciate it.
You guys are truthful and really helping people , so they will not be scammed to easily. Many thanks to you for your wisdom and honesty.

They are available in the area, but not in this subdivision. They sold pretty quick.
First and foremost, congratulations on finding your dream land and finally built your dream home. Thank you for this vlog. Your input is very helpful!

Excellent information , good patience in finding the land you really wanted, and the island to live !

Shipped to Wilma's house in Leyte. Then to Negros. Our Sunday video will explain that move.

Lol, your spot on. No cost to you for viewing property. If you buy land the commission is usually 5% paid by the seller.

Its definitely not for everyone for sure. Good to decide that now. Thanks for watching.
