New Build house are easy to buy with 5% deposit, but the build quality and space availabilty is quite bad. Not only that new build house value depreciate drastically. 80% of first time buyers in UK prefer old build.
once you buy a house you may use it or do tempt to be given for rent ?
it doesnt matter as we purchased here with 15 % upfront payment!
@@TheUKbro In either way, quality is quite important. New build comes out with 10year warranty, but as soon it is out of warranty problems will start to occur. Buying house in UK is an investment so if we choose wisely we don't have to regret later :).
Does the newest BMW has better performance or older BMW has better permofance? So why do you think that new homes won't last even after warranty? What makes you think that there won't be any maintenance to be done if you buy old homes. Sorry I'm Asking not for sake of argument, but to know the real facts, Could you list the number of things that makes old homes better than new builds dear??
@@arunpa9844 it's a good question. But there are a lot of differences between a car and ahouse. A car won't last as a house. Buying a house in UK is an investment whereas buying a car is only to meet our transportation needs. Let's come to the point. There are pros & cons when we look at old & new build homes. Major pros of new build is Energy efficiency which means you can save energy bills, you can personalise new build , it does come with 10 year warranty ( conditions apply) , if we look at major cons 1, no proper character and builders put restrictions to make any modifications in the future, more over you end up paying a charge annually called as maintenance fee to the builders for the surrounding maintenance,
Secondly to make it more energy efficient & eco friendly new build comes with very thin walls mostly plasterboard this can cause more noise from your neighbours if you live in a semi or terraced new builts. Thirdly cost of new builds are very expensive if you compare with old build. But as soon as you buy you will loose 20 to 30 % of its original value. Moreover when you buy a new build you don't know who is going to be your neighbour, so if your neighbourhood is not good that will reflect on your house value
If you look at the pros of old build
1. Well build no plaster walls , mostly made with bricks or stone. 2.Spacious house & backyard, better parking space.
3. Bigger rooms and better neighbourhood .
4. Keeps up the value of the property.
If you look at the cons of old build
1. Not much energy efficient due to massive size of house and old heating mechanism, but this you can change gradually.
2. General wear amd tears and maintenance. But before buying an old house you can do a survey where you can findout any major problems and you can negotiate this with the estate agents. Again not a big deal.
Last but not least many banks in UK has suspended mortgage for few new build property because it lacks in quality.
Again at the end of the day it's your own personal choice, new builds are eye appealing but against the value of your money.

Today i had a talk with one of the employee from the bank of ireland. I just enquired about the loan to buy a home... but they said i cant buy a house till I get a PR from northrn ireland thats is after 5years n you should have atleast 3 years of credit score. So without that they can't give us the loan. So how it was possible fr them who bought this home (in the vedio) within 1 year or they already had huge amount of cash to buy the home with loan. So could you please guide us.. thanks in advance😀
