    Sir! Question 🤔.... how about decentralization? Location, location... yes....! But if you lived in the West you should know that Gambia is a very small country and actually the places are not far apart, just that gas ⛽️ is very expensive & the traffic situation needs to be addressed.... but I chose to purchase 4 acres in Sifoe instead of buying a 20x20m for the same price in the better locations you mentioned. But guess what? 😊 Someone that builds a nice but congested story build will wish they went inland and got a bigger land (at least 40x40m), doing so will allow for plenty of space for a home with a variety of fruits & vegetables planting for domestic consumption. True or false? What happened to common sense, live congested in the West and return home to the same scene? 😂
    No disrespect, but I can tell the difference between Maryland & Texas .... I chose Texas over Maryland for similar reasons. Thanks for your input sir. 🙏🏾

      Hello, appreciate your comment. At least you agreed that gas is mighty expensive in the Gambia and that traffic is crazy in many areas. For your comparison between Maryland and Texas I'm assuming that you're comparing them with regards to congestion; and if that's the case both states have areas that are densely populated (highly congested) and areas that are loosely populated (not very congested). I have traveled extensively in the Maryland, Delaware, and Virginia areas and pass through small towns in between that are rural and loosely populated. My wife went to Pharmacy school in northern Virginia in a small town called Winchester and I visited many times when she was attending school there. Also I traveled once to the Austin area to visit my younger sister and drove through Houston, TX which is a humongous city and very densely populated (congested). Also during this visit we drove to Dallas which is similar to Houston. I also previously attended military training at Fort Sam Houston in San Antonia and remembered the area as densely congested especially in the downtown area.
      Maybe when you bought your plot in Sifoe prices were much more reasonable at that time and D225,000 can give you a 40m by 40m at that time; and I'm quite convince at that time the same amount would have given you a bigger land in Sanyang as well. As far as I see on UA-cam a 20m by 20m in Sifoe now is selling for D100,000 to 150,000. Given that the amount difference is not that great, the point of a great location even means more. Also I want to emphasize that there's nothing wrong with living in rural areas but one has to understand expectations of living in these areas and be prepared and willing to enjoy the quietness and tranquility but also to understand that getting to work, shops, hospitals, pharmacies, and the tourist district can be a challenge and added cost. You mentioned farming on your land and that is great but not everyone can afford a big plot of land; and in my opinion one has to have a very big plot of land to be able to farm enough to live off of the earnings from farming.
      I also agree that Gambia is a very small country. The main point of my video is to educate the people who live in the Diaspora and are planning to move to the Gambia and are also planning on working; opening up supermarkets, cosmetics stores, laundry marts; getting into restaurant and tourism related businesses; and many, many other businesses that it's important to be close to the consumers of those goods and services and based on my opinion and observations in the Gambia those consumers live in and around the Senegambia, Serekunda, Kanifing, Brusibi, Fajara, and Bakau areas. Of course I cannot list all the areas in the Gambia and I don't know all of the areas in the Gambia.

    Aren’t you the man with Haman Jallow, is it possible to have Haman to check out the property. The area that Haman Jallow house is located seems pretty nice, also what about Sifoe what is the condition of the land is it swamp or solid land.

      Hello Loretta. Yes I was the man with Haman Jallow. We are currently only selling at Sanyang. We will soon add Jiboroh. Then other places including Gunjur (where Haman is building a house). Yes you can contact Haman to go look at the land. Thank you.

      Loretta: Sifoe is not a swamp land area…. only close to the River sides near where BAG is located. I own 4 acres of land in Sifoe but on the other side across from where BAG is. Disclaimer: I purchased my property in 2014 well before Rick & family got there… BAG drew so much attention to Sifoe that the prices appreciated… its increasing getting harder to purchase a big land in Sifoe due to the influx of diaspora cash and the Alkalo know what money smells like now 😹

      @@DitchTheOfficeCube I agree with you that not all of Sifoe floods. As a matter of fact I've mentioned before that many places in the Gambia can and do flood including the capital Banjul, Bakau, Senegambia area, and the list can go on and on. Thank you.

    I have been a real estate appraiser in the US for over 40 years and am now retired but I am curious about African land from strictly an academic standpoint. My question is "What information can one gather on African land without asking another person?" Are there records that can be accessed online? Is there an uninterested third party that one can consult to learn about property? How can one accomplish due diligence before coming to Africa?

      Hello and sorry for the late reply. I will only focus on Gambia because that's the country I'm familiar with in Africa. As far as I'm aware it's hard if not impossible to obtain info on any land in the Gambia; I do not know of any records that can be accessed online. You can consult a real estate lawyer but that will cost you dearly; also some of the lawyers in the Gambia will take your money and will not do a damn thing for you; we are involved with lawyers in the Gambia on three occasions and one took our money and did not do a damn thing, the other took our money three years now did not do a damn thing, and the other took far long to accomplish what we paid him to do. In the Gambia whether dealing in real estate, with lawyers, or buying a vehicle, the most important thing is whether you can trust the person/entity selling the good/service? That question is hard to answer but in the case of real estate you should ask yourself what does the individual/entity has to gain and/or lose. I personally posted my degrees, certificates and licenses on my UA-cam channel and will not want anyone to file a claim on the licenses even if it will not cause any problems for me. Some of the big real estate companies in the Gambia have a lot to lose in terms of their brand name and therefore, unlikely to do anything to jeopardize their name by defrauding an individual. The drawback to using these big companies is their high costs, small plot sizes, the fact that some will design and build your house, and some of these houses can be very small. Thank you.

      Hello Wayne. We're not building at this moment. We're currently fencing our farm in Sanyang measuring 200m by 100m and afterwards we'll be building a security house, bathrooms and storage. The reason for mentioning this is after that we'll be building a three bedroom house in one of our estates as a start and that will begin our home building project and after that we can tell/show people what we've build and be able to give them an estimate of what such a project will cost.       I cannot offer an advise but my opinion is that for such a big investment you need to first go to the Gambia and check out the land for yourself and to verify many problems that can accompany land buying in the Gambia. Problems of whether the land is legally owned by the company/individual who's selling the land to you and no other person/companies in the world; investigate the soil and area and ensure that it's appropriate for the type of agriculture you want to establish; investigate whether the area is a flood risk; investigate the commute to and from that area to your intended market. All of these will save you tons of money and in the end contribute tremendously to your business' profits and growth. Some buy land only because it's cheap and later realize that the land is in a flood zone or in salt water area. Others buy land because it's cheap and later realize that the company was a fraud and then end up paying so much to sort things out through the legal system. Others buy cheap land to later realize that moving agricultural products from the farm to potential customers is another huge cost. So my opinion is go to the Gambia and stay for a week at least and explore different regions and not just decide on such a big investment from far away. My wife and I own a 4 bedroom and 3 and a half bathroom with a swimming pool in the Senegambia area which is the main tourist district and will soon post pictures of the house and start renting it out to potential customers who will first want to go the Gambia and explore before buying property. Even myself who knows the Gambia will not invest such a big amount of money without first going to Gambia and do all the investigations I mentioned.     I believe the villages have been neglected. I'm an American who is interested in living in the village areas. It would be a good idea to start slowly building businesses in these areas. Especially if many of the diasporas are moving there as well as help the locals have places to shop and dine. In America, many Americans commute hrs a day to travel back and forth from home and work. I agree many of the areas are flood risks. Doing land research is important.

      Thank you for your input. We will be selling plots in Gunjur soon. My intention was never to sway people away from the villages but to provide as much info as possible so that customers can make informed decisions. So many other real estate companies are selling in these villages and giving information that it's close to the beach, big towns, tourist areas and so forth. In my opinion and talking to many from the Diaspora, their intention is to work and do business in the Gambia and I believe it's appropriate to provide them with info to help them in furthering those plans. Living in the villages will make it tough to engage in certain businesses that mainly cater to tourists and Gambians with a higher purchasing power; since all of these groups reside in the big cities and suburbs surrounding them. Another point that many do not even calculate is how expensive gas is in the Gambia. A liter of gas now is at D55 and and 3.8 liters is equal to 1 gallon; therefore, 1 gallon of gas is about D209 which is about $4. This means if one lives in the villages and has a business in the tourist areas and commute to and from the business on a daily basis then it would behoove that individual to factor in the price of gas in his/her decision making as to where to purchase land. We will definitely look in the villages that are not far from the main tourist areas and include them in our portfolio of land for sale. Again, I appreciate your feedback and wish you all the best.
