    I have consumed your lot of content, and I will be very specific. You're doing really nice, gaurav. The great explanation and insight you're providing, I don't see anyone who is even bigger in terms of oldies having youtube channel making vidoes on Gurgaon are close to your content.
    Just advice: keep making the good content without listening to any criticism. There is no need to cover the noise. Rest it's up to you.

    Throw light on following aspect: Leasing is happening on Revenue share with no minimal guarantee. Even the fit out charges are to be borne by owners. Brands have nothing to lose. ( Elan for example )

    ELAN couldn't even lease Elan miracle 84 properly from last 3 years ! so forget any return on this too atleast for 10 years

    I will tell u very clearly . If it was so gud that rental will come then elan should lease it not sell it . But they will sell it on higher rates per sqft

      Siddharth sir, Developer is building this mall and hotel & keeping whole Hotel, Multiplex, Hyper Stores and might be whole 2nd floor for rental income.
      Rest everyone's way of working is different. Elan is a hard-core Real Estate Developers who build and sells the property. They not just in leasing module.

    What abt the high street retail in that case . From last 5 years everybody is saying high street retail was the futyre . Now u guys are saying mall is future

      High Street Retail isn't a bad investment. Yes, High Street has been selling for the past many years and will be a good option, too.

    Gaurav bhai mall to DLF hi banaega Gurgoan mae Mall of Gurgaon which 2.5 million of sqft area and create a new bench mark of retailing and shopping.
    Saare mall ko fail karega aate hi saara footfall lae jaaega

      Prashant sir, you correctly mentioned that DLF will construct the mall, Gurgaon needs more A grade malls as appetite of this city is really high seeking the current demand and developments.

      Noida ki DLF ki 1 hi property hai abhi DLF Mall of India poora footfall lae gaya aur GIP mall khali ho gaya.
      Uska leasing model hi alag level hai.

      Yes you’re 200% right in case of DLF, they are best in leasing but Have you visited Logix City Center Mall, Gaur mall in Noida Extension these are some of the good A grade malls and have great footfall too.
      A whole city of 8.77 Lacs ( Census 2023 Population of Noida ) & 1.39 Lacs ( Census 2023 Population of Greater Noida )can’t be catered by only DLF Mall of India. Even Noida and Greater Noida needs good A grade Malls as per our research.

      @@Homegram_co_in I am staying opposite Gaur City Mall but be frankly speaking the collection of same is DLF mall or Gaur city mall is very different.
      Currentky there is no comparison of DLF mall of India in entire Gautam Budh Nagar district .
      DLF know how to do leasing with the brands.
      Oberoi Realty, Phoenix mall, Lulu mall, Inorbit malls only these groups can compete with DLF in commercial Sales
