    I do housing inspection and I appreciate this transparency into your inspection process. Especially in how you spoke about them as a benefit and with respect rather than just talking about the process as a burden. Our goal, as you said, is to just make sure things are safe. And you hit it on the head here; if you treat an inspector with respect and openness, we more often than not will give you the benefit of the doubt and accept a picture as proof rather than requiring another site visit.

      wow in quebec we don't have this problem we don't have the right to carry out electrical work at all, in truth the building code of quebec stipulates that the owner only has the right to carry out three types of electrical work changing a light bulb, changing a fuse, change a switch plate.wee must be too stupid in Quebec lol

    As an electrician, there is a big difference between failing an inspection and not passing. "Not passing"an inspection" means you have a couple of items to correct, but usually only a couple days to fix the. Your good to go. "Failing an inspection" means you really screwed up and are going to have to remove and completely replace, taking a week or more.

      In real Life no one knows all the codes since they are always changing. Only fools pretend to know everything. I am sharing this to take the fear out of getting a permit and making it normal to fail and easy to then comply. Any homeowner can make mistakes and still get passed with just a little effort and the right attitude. Inspectors just want to see people live safe!

      I just have one burning question if you don’t mind. As a contractor, you will go to building inspectors and get certificates. Can I do this as a DIY rookie?

    Great video. Thanks for showing us the mistakes you made, that’s not easy for most people. But we all know you’re a Good contractor. But everyone can make little mistakes like this sometimes. Its cool how he trusted you that much. He clearly was impressed by the work you did.

    It has been awhile since I took an electronic trip up to Ontario. I clicked a notification because I was doing something else and thought a little DIY from Jeff Thurman would do me good. He has blessed my basement projects for years. He’s right about inspections. He has helped me do my work correctly and his humility sets the right tone and example.       I was thinking Jeff made mistakes and then having to correct them, but then I realized it was more that the inspectors just wanted something better vs something wrong. He wasn't even working on the bathroom yet, but I'm sure it was easier to add that outlet now vs later, so it was good for them to call that out.

    That was a GREAT electrical inspection fail. You gained so much great info for going forward. I loved my city inspectors as I had a group of graduate students help me with a room addition. The inspectors loved that students were helping me. They told me to come in any time I wanted to with question, for advise, or even ideas. They also said later that they loved coming out to do the inspection and see the latest. So I agree with you on city inspectors.

      @@HomeRenoVisionDIY I suppose people may have issues with inspectors in their city. But my folk (10 years ago anyway) were happy I came for permits and were more than happy to answer any and all questions I had. And knowing when relevant changes affect you is always good to hear sooner rather than later.

    I had an inspector for my shop addition not only give me good pointers, he demonstrated the process for an area I needed to build a cricket between the 2 roof lines. Also, I was missing something I needed to install but he signed off on it and told me to get it done, and I think he did that because he knew I was honest and always made sure I was trying to do everything the right way

    The ESA really are great to deal with. I replaced my own panel and upgraded it to 200amps at the same time. ESA guy was super easy to deal with and came while we were partially done the work, had us email him the finished product and signed off on it.

    on your bathroom receptacle wire, you failed to use a clamp connector or a strain relief to protect the wire where is enters the metal box. It's code everywhere NEC applies.

    He's a pretty cool inspector to let you email him the revisions. I worked new home sales. Inspector would ding us for the smallest thing and tell you it's going to be a long wait before they send someone to come re-inspect it.

      they are tougher on new house builders because they have very few inspections and are aware of the lack of consistency going on. It is like training a puppy to behave.

    Great video. Inspectors aren't your enemy! Having the closed permits shows a potential buyer your work is safe. I've found they don't mind advising a bit, teaching, making your work better. What they don't like are cowboys who don't care about the work and try to hide it, not get permits, etc. If I was buying a reno'd house and the seller couldn't show me their work was permitted .... I'd be concerned. We've all seen goofy (or scary) stuff hidden behind walls.

    I've been told that there is a correct way to install 90 degree plumbing vent connectors. They should be installed so air entering the pipe from the outside (Eg. Being sucked in when a toilet flushes) can enter easily as if water was flowing in instead of air. You installed yours correctly. As you know, vents are for letting air into the pipes, replacing air that has been sucked out by moving water downstream. They aren't for letting air out of the pipes upstream.       The secret to these vents is to install a cold air return grill in the wall so air from the whole house can enter the space and it is easy to replace as necessary. Cheers!

    I've done lots of my own electrical in the past, always with ESA inspection and always found them great. When I did a detached garage garage 20+ years ago inspector gave me the technique to save a bunch on a simple limited appliance generator setup (apparently no longer allowed though,lol). My concern is the attitude of insurance companies. Remember the big fire at St. Albert cheese. Insurance named ESA in a lawsuit over that fire, despite that I'm pretty sure that legislation that created ESA from Hydroone actually says that they can't be sued.

    You said it’s a vent so the fitting orientation doesn’t matter. That’s not accurate. Water does get in the line from either condensation or rain so it needs to go to the drain. If you have your fittings orientated wrong then it can trap water. A vent with water trapped is exactly that a trap. Even if it doesn’t fill the whole pipe every bit that’s trapped reduces the size of your vent. The easiest way to figure out the orientation of vent pipe is to picture them draining up through the roof. They also have to be graded the same as drains. Though most inspectors I’ve met will let you run them flat if you have to.
    I have the same issue you had with the vent pipe. I’ll come up with a plan based on my parameters. Sometimes I have a one track mind and even though we change the parameters, I’ll still have parts of the old plan in my head. Sometimes it takes some duh moments for me to reset and make a new plan.

    I'm so glad you're inspector has worked with you so well. I'm DIYing a lot of my renovation (with some help from professionals for the stuff I don't feel comfortable with) and he is scrutinizing every little freaking detail which is understandable, BUT he just failed our final occupancy inspection because our house numbers weren't a "more contrasting color". Ridiculous.

    I really envy Canada (and most the rest of the world actually), In Australia any electrical work is just illegal but it also costs at least $200-400 to get a sparky to show up (if you can even get one at all) plus the cost of the work. So we end up with people who can't afford that to live with broken electrical outlets and arcing spongey light switches OR people do DIY things anyway but don't have the resources or availability of inspections to ensure the jobs are done to code.

    By ammended code, while the laundry room needs to be on a dedicated circuit, it can house up to 16 recepticles if its an 80 deg c rated breaker, or 20 recepticles if its a 100 degree c rated breaker for a 20A circuit.
    Been renoing my basement for the past half year a few hours at a time. most of my work has been to 2019, and then 2021 electrical code, and the 2020 building code (even though not much applies), however, I decided to check the ammendments and this is part of the latest ammendments. I was surprised to see the total number of recepticles per circuit increased for the various thermal rated breakers in the 2022 ammendments that came out May 5th.

      All of the numbers you mention are correct, your terminology is slightly off. Standard electrical equipment is rated for 80% load capacity, so a 20A breaker can only be loaded up to 16A and since we count 1A per receptacle you are allowed 16 receptacles on a standard 20A breaker. Now that they are bringing out 100% rated breakers, you can have 20 receptacles on a 100% rated 20A breaker. Just be sure you have the correct ones! Stay safe!

    One thing i caught is you mentioned that fittings can be in any direction in vents, sanitary t fittings do need to face the correct direction in vents as well. The way you installed yours is correct. The other thing im concerned about is that the circuit you gave to the bathroom appears to be 14 gauge, which should be 12 gauge for 20 amp supply to restrooms.

    You are very lucky, I failed my inspect because of romex 😢. In my area all wiring must be in emt conduit no exceptions. And romex is not allowed at all in our area.
    Found out hard way while installing my EV charger. 50amp 240v

    1) Why didn’t you connect the other plug in the laundry? Cause its not dedicated I guess. The explanation was as great as I’d like. Im canadian though and safety is a bit different and of higher standard here.
    2) It may suck running a new wire, but can be done quick and will help with the fuse box labelling and tripping troubleshooting
    3) I would have run another GFCI behind the toliet in the washroom for a potential future bidet or shower speaker. Especially if its a church, lots of old people that could benefit from a bidet.

      It was a church, Jeff is turning it into a residence.
      He is doing just enough to get the occupancy permit so he can sell it. Originally he was going to reno the whole place, but because it is almost impossible to get trades at the moment the plans changed.
      Also, Jeff is Canadian as well. Located in Ontario.

    Shout out to inspectors who are actually doing their jobs! They failed to identify all kinds of issues with my recent kitchen remodel and now I am having to have so many things redone, namely electrical $1000's of dollars worth...
    For US people watching, that electrical for the vanity outlet would not pass the NEC.
    In the US, the NEC says the vanity outlets must be on a dedicated 20 amp bathroom circuit. But it's more complicated because you can have one circuit for all bathrooms if it is only for the vanity outlets, or one 20 amp circuit per bathroom if you share the vanity outlet with other items in the room (additional non vanity outlets lights etc). I know because I installed an outlet for a smart toilet and medicine cabinet on the same line, which means I will need another dedicated circuit for my other bathroom when I get to it). Anyways your code is probably different if they allow the vanity outlet to only be 15 amps (white romex).
    I didn't know about the double box mounting for a double though. I am 100% sure my contractors just scewed the one for my cooktop into the stud.
    Not an electrician, but inspectors failed to identify my electrical issue in the bathroom which I also had to tear everything out to correct. Contractor tapped my dedicated garage 20 amp circuit to feed my vanity outlet, but he also used the wrong sized wire 14awg). Well plus they had flying splices in the wall with no box.
    Scares me to imagine how many houses might catch on fire post covid, the labor here in San Diego is mostly from across the boarder and the inspectors are probably over worked or just don't care. Anyways, I found your channel when I realized out how poorly everything was going, and reference it to make sure they would do things right. Of course they won't and will push back on everything I ask because "if it passes inspection, it's good work". So now I'm trying to do everything myself, but I'm in way over my head hah.
    I saw this same 14awg wire in pictures on my friends remodel, where the contractors ALSO tapped into the garage for his vanity. I gave him a heads up that this was not to code (I literally just went through tearing out the walls, opening the ceiling and running a new wire from the panel) and that white romex on a 20 amp outlet i s a fire hazard, but he didn't seem to care so long as it works. He also seemed to think that some white romex is 20 amp rated though.

    It's bad when someone forgets to notify inspection about something in the walls before they move on to hanging sheetrock and plaster. Teacher who's also an inspector was telling us she made someone tear everything down ones. They were not happy.

    Isn't your washing machine drain box too high up from the P trap?
    Some reason I recall that it should only be 20 to 24 inches max.
    In many states the owner can not do electrical work on a property that they won't be living in.

    I had a metal building the owner was turning into a house at the top of this mountain, The road up to this property was a mile one lane rock and gravel 10% grade. You basically stopped at the bottom locked your truck into 4 wheel low let off the brake and crept up 30 to 45 minutes latter you were at the top. I used the time to smoke cigar!
    State inspector went up and I had forgotten to run a bond to the metal frame, Okay I hadn't been thinking . I called him back told him it was done and when did he want to come up and inspect, he said I'm not going back up there till it is time for the final, How did you ever get that job!

    Hi. Can you help me out? I tiled bathroom and didnt dry epoxy water properly after grouting. There is no Physical stuff on the surface but seems like there is a haze in pores that wont come off no matter what i hit it with from standard shelves. Kerapoxy cleaner , Pci durapox finish, heat, acetone, alcohol, vinegar didnt work. i scrubbed it with stainless pad for pans or copper tubes but it did not come off. (the epoxy grout in joints did react but haze did not)
    Any tips for removing that haze where drop of epoxy water rolled down please ? thank you very much.

      barely mistakes. the vent can be tied through the roof but this is juts a better way of doing it, missing a plug will cause teh residence to have a hard time using the house but not safety related, in general I say its pretty good work

      @@HomeRenoVisionDIY we tried selling our old church in winchester for residential. ran into big problems with the rezoning to residential use, needed environmental studies. ended up selling it to the business next door. that was 2014. back in 2007 we sold the one in south mountain and rezoning didn't require any environmental. and then they wonder why there's a housing shortage.

    I thought if you come off of a 20 amp circuit that all conductors coming off of that breaker needs to be 12 awg and not 14.

      It is. New higher up outlet box is fed with the 14 on its own. Bottom left went to bottom right with 12.

    Sometimes Jeff moves fast for video length purposes. I suggest you slow down a little to make your home project perfect. When he cut out that box there is a reason why they only showed the front side for a split second. There is no reason to blow out the drywall paper like that when cutting out a box.

    That bathroom GFI should be on a 20a circuit, but you ran 14-2 to it, so I'm not sure how that works. I used to work for ESA for 8 years, but am now a general contractor in Michigan. Would love to know how that works out. Also, just curious how you're doing electrical and plumbing. Are you licensed as an electrician AND plumber, or is this your primary residence, which I might have missed? Not trying to cause issues for you, just interested in the rules.

      Grade's different (more like none was applied), weird L and J cuts, random animation inserts. Just felt rough, like you'd gave a rookie an editing challenge and they didn't really know what to focus on.

Sure, you're trying to make a video and most people won't notice one side of the box sinking into the wall when you screw it to the block. Fair enough. And sure, if you're doing it for yourself and just deal with the wanky receptacle when you go to install it in the wanky box, that's one thing. My son and I do a lot of this work in Seattle. That block install and screwing down the box you did would not pass muster for our team. But yeah, we're selling the service at a premium. Love your content. You and and your son should consider coming to Seattle and filming a job with us. We're currently building a shower with a RediTile base the owner bought, what a nightmare.

      With that said, I don't know if 5 years ago, I would have been confident enough to get myself out of a situation from a failed inspection. With this channel, today, I'd feel much more relaxed dealing with an inspector and handling it with a good attitude instead of coming at it with an attitude of dread.

      many electricians have a graduated system for inspections. if they never have deficiencies they only get inspected every 10 permits. This means they are really professional.

    Your layout will fail the wife's inspection. If you have front load washer, you would notice the door hinges are on the left. The dryer has door hinges on the right. When you have the dryer on the left side and washer on the right side, moving washed clothes from washer to dryer will be difficult because the two doors will open up in the middle. Therefore, it's better to have the washer on the left side and dryer on the right. That way the two doors will open away from each other, making it easier to move clothes from the washer to the dryer. Whoever does the laundry will appreciate that.
