If they don't fix social security I'll be living in a van down by the river.
It's too crowded by the river.
You're going to need to get a van down by the industrial park.
Not saying you. But maybe the generations who played hunger games, get quick rich schemes, and other frauds with all their wealth, leaving a very few rich winners of various ponzi schemes like sub-prime mortgages, and left a lot of broke boomers... and also failed future generations? Left their kids to clean up their disaster? Who voted to give all their money to a few oligarchs? The marks who made oral to the hook the rich baited? Who ended up in the ice chest? Maybe they deserve it. Just saying.
Can I hook a small U-Haul trailer to it? I’ll need to live in it.
do some uber and keep a fishing pole and youd be set
What are you doing to prepare yourself?
Wichita Falls, TX is smack dab in the middle of Tornado Alley.
Something to consider.
Southeast Texas closer to Houston you won't be in the tornado zone.
I almost moved to Huntsville 2yrs ago. At that time there were a fair amount of 1bedroom rentals in the $800's. However, upon drilling down to the specific neighborhoods, many of the cheaper rents were in the less nice neighborhoods. Not all - but🤷♂! I Found this to be true of most Cities/Towns I looked at; the lowest rents are rarely in the better neighborhoods - pretty obvious in hindsight🤦♂!
Shit man just noticed you broke the million. Huge congratulations man.
Thanks. I’m retired living in Jacksonville, Fl. We are thinking of leaving. It’s becoming too expensive, too ghetto. It has changed a lot over the last 5 years.
I've lived in Jax 46 years. I'm ready to leave, too.
I'm 26 and live in Jacksonville. Nowhere near retiring but man do I want out!
Nice, but I’m still probably retiring expat. $475-$600 a month for a one bedroom bungalow on the beach in Thailand or Vietnam. Good national health systems that foreign nationals can join for $45-$80 a month. I’m relaxed enough to not worry to much about not speaking the local language, and English is very common in south east Asia. And, I’m retiring, I’m playing on house money, if 💩goes sideways I already lived a great life.
If you like alcohol, foreign conveniences, and lots of foreigners, Thailand. Personally, i would go to Vietnam. Been to both. Just IMHO. Good luck!
Moved to Thailand five years ago, best decision ever.
I’m currently in Phuket. Love it here. The US is fast collapsing. Move while you can!
My son went to Vietnam for 3 weeks with an ex-wife who is Vietnamese. He got sick, lost 15 lbs, and had to go to a hospital. He did say the healthcare was very good, but he'd never go back. 😅
@@stevenw8044 Overseas in general is overall better. I’m goingvto split my time between Colombia and Brazil starting next year
I've lived in Kalamazoo and Lynchburg and loved them both. Nice to see them on the list.
Kalamazoo also has a really good air museum, the Air Zoo. The only remaining XP-55 is there. The time we stopped there, we found it had everything laid out such that it was really easy to get good pictures. Very-well-thought-out.
What is The Air Zoo?
Problem its a blue state
you can live free in Chicago airport
The food is too expensive 😂
Parking is incredibly expensive!

Texas is unbearably hot.
I'm moving next year after 2 yrs... and I handled the Florida heat + humidity just fine for 15 yrs. It's not worth it, IMHO.
There's a theme to your video in that practically all of the places listed are college towns. A good strategy for me was to move back to the place I went to school for a Bachelor's, eons ago, and rent an apartment intended for students. It costs about half of the prices listed on this video in the various towns. Also, generally speaking, best-place-to-live videos really hawk places in Texas. This prods tons of people into picking up stakes and moving there who then become horrified by the realities of living in the state; unrelenting heat for the majority of the year, cowboy southern provincial attitudes, infrastructure problems (much of the state crippled by an ice storm Feb '21), and over-reliance on car culture. If you have to lived on an income south of $1,800, you have to drastically reduce transportation expenses, possibly even to the point of becoming car-less, something unfortunately unthinkable in this country.
I live in a college town and the rents are the highest in the country! Students are the only individuals that can afford to live here anymore because....their parents pay their rents!
I live near the Ohio State campus in Columbus. Cheap rent, indeed!
@2:36 We always said 'ROOT' 66 but as a boy, I worked a Paper 'ROWWT', never paper root
This mentioned the health care facilities in Temple, Texas. I can't speak for anything else, but the state veterans home there is outstanding, consistently gets five star ratings. My uncle spent his last years there, and the family was very impressed with it.
Temple is the definition of a place. That’s all it is. Nothing more, nothing less. It’s a veeeerrrry poor town due to almost 0 industry economic drivers…
My sister lives there and works for the sole architectural firm. She likes it, doesn’t love it.
It’s in great proximity to some amazing Texas towns.
Temple has improved with a lot of development in west Temple and some downtown, but east Temple is still rough. The area is missing the tech employers, but a big plant like Samsung in Taylor would drive real estate even higher. Have a cabin on Stillhouse Hollow Lake on the edge of the hill country and could easily retire at it.
@@asmith8603, it is near Ft. Hood, and has a major Baylor, Scott, & White facility. There is also a VA hospital near the state veterans home. Not sure how all of that impacts the assessment.
@@asmith8603 Interesting that you think you know about health care in Springfield, MO. Do you live around that area or is it something you once heard? There are two large hospitals in the area and one of those is Cox which is quite good.
Michigan is a beautiful place to live. We have many nice towns with a few big city hubs. If you enjoy the outdoors and don’t mind a little snow. Michigan is the place.
Not as long as you have Whitmer in office it's not a nice place.
@@bobmorgan1575waaaaah
My in-laws were from Michigan. Kalamazoo 😊
yes. this. way more videos like this!!!
The towns may be cheaper, the extreme downside is you have to live in Texas.
I live in Texas and would like to retire in eastern TN. The invasion on the border is pushing us to seek a different state.
Texas has lost its culture to hispanic culture
Love texas...safe where I live in texss..have 22 acres..
Lived in Texas, would not recommend it at any cost
The most livable state in the USA. Texas!!
Lol Briggs always gonna bag on Memphis. I don't blame him tho. I live here so I see the issues way more than the internet ever will. Been here all my life, and im about to be 39 next month.
As an Engineer (civil) I was taught that "Trees have Roots, Roads have Routes" like outs with a R in front.
[Rout] Isn't always pronounced like "rowt". My daughter's boyfriend is Routledge. The [Rout] is pronounce "rut". So, "root" is just as valid.
I agree, that's the way we say routes in Ohio.
Why was civil engineering teaching English pronunciations that are only used in some parts of the US?
Thank you for the video!
Nice picks...I was skeptical but you picked cities I would consider living in.
good one briggs. strange that you mentioned so many places I`ve lived over the years. over 2 years of watching. got my bs in biology in witchita fall. before that went to sosc in Ashland or, lived in Camas,wa, port angeles, wa, sherwood or, marysville,wa, everett,wa and the tulalip reservation in wa. thanks for the vids from Colorado. the western side. getting expensive even here
Not only the Smokey Mountains but also the Blue Ridge Route and Skyline Drive. All three are great driving -- just slow it down and take in the views, towns and people.
I’m originally from Kalamazoo, MI. It has a great art, music scene and it’s a fun college town but I’m still happy to move away 👍 absolutely stay away from Benton Harbor too, that’s a bad city
They had elvis seighting in kalamazoo
Great video! Thanks.
I live in Toledo, Ohio, it's pretty cheap to live here, less than all those other places they mentioned.
In Kentucky we say "route' like the South Africans I guess pronounced "rout" not "root". Great video! I'm a big fan of the channel🎉❤
Thanks for the video
only real option for us retired folk is to move out of this country....the costs are insane here
One of our neighbors in Los Alamos, back in the 1960s, was from Wichita Falls. Given that Los Alamos is possibly the most expensive of places to live in New Mexico these days, I would wonder if they moved back to Texas after they retired.
Hey take a look at Abilene Texas! It’s a great place, 3 universities, nice health care and affordable! Friendliest people in Texas❤
Great tips for affordable retirement! Knowing where to stretch your budget is key.
Great list. It spoke to me.
Briggs artsy is definitely a word .. it’s like artistic expression
Great list. I can see myself living in any of the warm weather towns on the list. I was a little surprised that El Paso didn't make the list.
Knoxvillian here. Knoxville is in the midst of a housing crisis. Even in the suburbs, you'll be lucky to find any apartment without a waiting list, and apartments at those prices will only be in the sketchier areas. If you want to buy, hope you have all cash, and can pay above the asking price.
what's driving the housing crunch?
@@W2HTLCA probably people trying to get out of asheville and nashville
This is so weird to me. I lived in Knoxville in 2006 and remember renting a 2 br, 1.5 bath for $565/month. I left TN in 2013 but I still can’t imagine that place commands such a high rent. I still keep in touch with my Knox peeps and they are hurting.
Think Housing is going to return to 2008...whats up..must come down..lol
@@LarimaBeyondBorders something happened here in Dallas tx..use to rent for 500 to 700..now a 1 bed room is 1200+
Love Kalamazoo! Born there in 1961. Lived there for a lot of years.
Thanks, Briggs!
You bet!
I went to Western Michigan University in Kalamazoo before transferring to MSU. Great school. Kalamazoo College is also there--excellent private school with a very good dentist program.
Hi Briggs. Hope you and the family are doing great.
Kalamazoo is my next research. Lived in a few places you mentioned or close by. From Texas, but I don't feel good about the state. Also, lived in Mississippi years ago and a couple of the smaller towns were great. Hattiesburg would be good for Veterans. One of the top VA hospitals is in Biloxi. Great work!
Many years ago, I lived in both East & West Texas. Bottom line, I didn't get treated very well there! Back in 2021, I was living in Florida, but had to bail due to exorbitant housing rental costs. Randomly moved to Oxford, Mississippi. It's a great college town, but expensive by Mississippi standards. Hattiesburg has some crime, but a it's a pretty good place in the pine belt. (Best of all, it's not Jackson!)
Kz is alright. There are pros and cons to living here.
@@ytgytgy Am retired and need to find out where the VA hospitals are, stuff like that. Thanks.
@@Smackwater587 battle creek has a VA hospital?
Love that you pronounced Amarillo the way the locals do. I live in SoCal, but, as an Amarillo native, have targeted it for retirement for years.
Not sure I could take the weather or culture though.
Or the barren landscape. I cry every time I have to drive through there...which fortunately is very rarely (being right on I-40 it's hard to avoid sometimes). The people can be nice, but the landscape is unbelievably depressing. Palo Duro Canyon is kind of pretty, but probably expensive. And once you leave the canyon...there's that endless nothing until the horizon all over again. Also yeah...the weather sucks. Once when I was 17 and my parents decided to retire there from the SF Bay Area (I got out a couple years later and never looked back) I had the driver's side of my car crushed when a snowstorm forced a car coming in the opposite direction to slide into my lane. Rattlesnakes, tarantulas, scorpions and extreme heat defined the summers. But it's your hometown, so you're bound to love it anyway. I just got dragged there against my will far too often.
Don't California my Texas!
we once lived in Springdale Arkansas and it was GREAT
I'm getting close to that age so this is going to benefit me hopefully
Wichita, KS is very affordable too
I love going to Amarillo for work. Pretty chill and no traffic..
Thank you!❤
In Texas you have to factor in your electric bill for the summer months when it's regularly in the triple digits. A/C isn't a luxury, it's a necessity.
Thats ok..food is cheaper and the winters r great in most areas
Totally agree!
Great job Briggs 👏 👍 👌 ❤❤❤😮😮😮😊😊😊
Thank you! 😁
@WorldAccordingToBriggs yes ty..I use your videos to find my next move..plz do a expat video of countries where you could live for under 1200 a month and have access to their Healthcare🎉
Currently live in Knoxville. It is not affordable. I don't think it should have been on this list.
Hint for Knoxville, my home town. Never drive near UT on football home game days. Makes LA look good. And in the spring the pine and cedar pollen colors everything yellow. Other than that it is the place to be in Tennessee.
I’m from temple,tx… why did you show the worst parts?! Temple is BEAUTIFUL! The area is great and the high school and community are amazing.
Springfield, MO is like any other place it's all about location location location. Seems like most towns/cities have places you might want give lots of thought to before you live in that part. To be fair Springfield has three large universities and several colleges which add to the crime levels.
Oh my goodness! I’m happily shocked that Lynchburg Va.! We lived there before we moved to Hardy VA. And we live in the blue ridge mountains on Smithmountain lake in Franklin County. But you are so right about this whole area around Lynchburg
From the Pictures, and if I'm correct about that area, it would be the most scenic area in this video.
I heard that Va charges some crazy high tax on cars and RV's annually is that true???
@@dianeclark3347 no in fact the counties of most middle or southern counties or southwest counties where we live are cheaper than northern counties and it also depends on what year the car is.
@@dianeclark3347 No, its not bad.
I live just outside Lynchburg and work in Lynchburg. The mountains are beautiful and its only about 4 hrs to the beach. I was surprised to see it on the list.
And Fort Smith!! It exists and its also the river valley NW Arkansas!!
I wasn't going to write anything, but yo mentioned my tribe!
I was thrilled to see my hometown of Lynchburg as number one.
artsy is a word ...basically denoting a strong trend to being an artistic person or making it : seeing art such as a buyer collector or designer!
Often used in the negative, not as a professional artist but more of a show off wannabe.
@@653j521 my biggest complaint is when we go to watch the artistry such as a concert the musicians show the wares for sometimes little compensation...
i have met a few of them, many love it when you can talk or demonstrate understanding of the hours of work.
That's more than I make with ss,and retirement together
That proves utubers are clueless. When they talk about $300,000 tiny houses, they lose me too.
So many places in tornado alley. I'll just stay where I am thank you.
Popped up while I was watching a video! Ha ha
Hope you enjoyed it!
Love your channel! ❤ Usually, your footage is good, but this video ranks as having the most depressing footage of any of your videos I have watched. My husband also says that the photos aren't really representative of the five towns he has visited.

i love these vidios
GREETINGS FROM THE PPRC GREAT VIDEO,NOTHING IN CALIFORNIA.🇺🇸🍺🍺
Looks like “artsy” became a popular word in the 1980s. I guess it’s a good word or bad depending how you use it, just like the phrase “bless your heart.”
😂
What do you call that thing your wi-fi comes out of? A Rooter? Most people say router with "rou" rhyming with "wow". BTW you can get a really nice house in Springfield, MO for 240K. I lived there for a year going to college in the 80s and even then there were areas to stay away from. Most of it is very safe, and like you said, it's family-oriented.
LYNCHburg?! That sounds inviting. 😳
Hattiesburg is a nice town. Not all things in Mississippi are bad.
Yes they are.
@@elcubanito2442No they aren’t.
@@juleswins3 What’s a positive thing about the 3rd worst state in the USA?
Lol I knew my area of TX would be on this list. I live by Temple and go there whenever I have business with the VA
love these list, i live and nyc and have wanted to move someplace affordable that has things to do. fresh start for a single person. i know it sounds crazy because most want to live here, im not looking complete subburbs but not a carbon copy of here. a affordable place that is safe calm affordable but access at least to a realy city with city shopping and activities, resterants and sure some outdoor activities and more then 2 seasons that isnt infested with homless crime and lack of jobs..i know real specfic witch it y im still here (yes i wrote that happy holiday) suggestions on places? ive lived in VA, RI, FL and it was hit and miss
So, how do you live in these places on $1800 per month when the rents start around $800-$900 and the average house payment (with interest rates as they are now) would be maybe 2/3 of that $1800?
60/40 rule. Also note that $1800 is net not gross. The average rents he lists tend to be the standard apartments, once you start looking at less standard arrangements as well as splitting a 2BR unit with someone else you can always find lower prices. Just go out into the country a bit and you can find single wides and tiny home developments. Especially if you have a tiny home builder in the area you can get pretty cheap. (well under 100K)
so the title should be, “Towns where you can live badly for $1800 a month”
@@shootythings5086 if you are on $1800/mo you want Champagne brunches and caviar?
You know anyplace with cheaper than 700/mo rent go for it instead. This sort of list is just a basis - you can't live ANYWHERE in the USA for much less.
Wasn't expecting to see kalamazoo on this list. I escaped to kz during homelessness while employed in traverse city. No rentals or anything in traverse no matter how much u make.
Still way too expensive. Average rent should be $1,000/month. And thats pushing it. This is based on historical inflation. Market circumstances are the reason why its so high now. None of it is actually worth that much.
I lived in a few places in Texas, right now near Dallas. I wouldn't live in Amarillo, Wichita Falls, Harlingen. Pitch a tent in the highway median instead. Temple is eh, but it's by far best place on the list for Tx. You do need a car in TX.
I live in the Mid-Cities myself. Can you please elaborate why Harlingen is bad? I love SPI, so retiring near it would be cool I would think.
Great Smoky Mountains "not real?" I've been there and seen them. Tennessee is not flat. It's got a whole bunch of mountains and hills all over the place. Believe me. I learned to drive a manual transmission there. It was like frickin San Francisco.
I delivered a load of lumber in eastern TN during the '93 blizzard, then sat at a hole in the wall gas station for 3 days until it melted.
When I moved to TN I was shocked by the number of hills and mountains
@@Mssummer362008 Why were you shocked? No geography lessons in your school?
I live on about $1800 a month in Austin, Texas, one of the most expensive cities in the country, but I have everything paid for. All I have to pay are property taxes that run about $3000 a year. I couldn't live in Austin if everything wasn't already paid for.
That’s the only way to go you have to get out of debt
Briggs! A $3 massage is great in the Philippines.
We are going to check out Lynchburg
I've liived in Amarillo since the early 80s except for being away for 4 years for Air Force service. Like about everywhere in America, rents have gone up here. Mine recently went to $1400, but thats for a 4 bedroom, 2 bath, 3000 sq ft place, so I'm not complaining. As a real estate agent, I'd say finding a vacant 1 bedroom is likely hard to do except for public housing.
Lynchburg is lovely. My daughter lives there.
Amarillo,my favorite place check out Tall Texan!
Big Texan? Steakhouse? Yes!
Love your channel but you said towns. These are small cities. Even if they're more affordable than major metro areas if you want affordability look for towns that are big enough to have a Wal-Mart but aren't tourist draws or have thriving industry. There are some diamonds in the rough out there. I'd rather just have a Wal-Mart and a decent choice of fast food and then drive 50 miles to a larger place once in awhile. Of course I'm talking about retirees as opposed to young people needing work and activities.
Right about stickers and boots
I call it root 66,but use route in other instances. lol 😅
Where can I find the livability score that Briggs talks about? I would like to look up some other locations not mentioned here.
Lincoln Nebraska is amazing.
I can't believe Lynchburg made the list. I use to live there
Pro and cons of living there?
Why is that?
You keep listing TX in your video for lower cost of living or houses etc, however the entire state has some of the most expensive properties tax. Houses are cheaper there because for a 330,000 place your looking at 6,000 to 8,000 for property tax. This sadly throws Texas out of the running for most people.
Yep. I'm in the DFW Area and even with my exemptions, property taxes are still higher than they should be.
The places on the list are slightly better, but still not easy to retire in. Just the median home in Austin is almost $10,000 for property tax versus $5,000-$6,000 in Temple. Have to pay for the giant high school football stadiums and every other bond people vote for and then complain about property taxes.
Knoxville from my experience, is not nice. They charge tourist tax on a pet at a hotel. Plus, housing is hard to find and they have betting wars on homes within 25 miles of Knoxville. Go ahead and try it.
I don't want to live in the deep south so the only city that is appealing is Kalamazoo, which I actually know. And I have family close by. Interesting. Grew up in northern Indiana.
I agree about the south, especially Texas and Florida....I have relatives in northern Indiana in La Porte and New Carlisle....
As someone who lives near Kalamazoo. You certainly don’t want to live anywhere in the lower half of Michigan. It’s going downhill.
I've never been to Indiana, though I have heard of Gary Indiana. Which, from what I've heard, is not Louisiana, Paris, France, New York or Rome.
(Good luck getting that song out of your head)
@@patrickfreeman8257 I used to live in Gary yet I never saw "The Music Man', but my entire life, people have sang that damn song to me🤣
@@akgobears FL isn't in the South. It's....unique. It's like the South and an Old Folks Home....on Meth. Especially Pasco County which is the official home of Florida Man. But it isn't the South.
Unless you're north of Ocala. Then you're just really in Southern Georgia. :)
i don't know about the rest of these, but you're not going to live very well at all in knoxville for 1800/month
It says live on 1,800 a month and proceeds to give rent prices that are 1/2 or more than that. Rentals usually require you to make 3x the rent. So you need a rental for 600 hundred or less to live off of 1,800 hundred a month. Plus at that low wage, the other two thirds, 1,200 hundred a month assumes all your other expenses in life are less than 300 a week. Food, utilities, car, gas, medial, RX, Clothes, phone bill, etc
Yes got that
That's because in Wichita Falls, your house gets blown off the map by a tornado about once every five years. ;-)
Michigan has a few decent, cheap, but not super nice places. Here we thrive at being spectacularly average lol
I think it’s neat that Michigan is next door to Canada.
Whichita Kansas is aweful! I bought a house and ladted 14 months. Took a price cut on my house and ran out of that state!
I live in Springfield MO. The crime is pretty bad but only in certain parts of town.
A lot of the crime is in the NW part of town.@@kanthanitnok1117
