You would need your realtor to bring up the third party home inspection upfront to the builder so that can be scheduled. Some builders need a lot of heads up in order to schedule. I highly recommend it. I've saved thousands of dollars for my buyers by doing so. Just because you are getting a brand new home, that doesn't mean you are getting a 100% home. You can tell your realtor that you watched my video and that "Kaori said I should have an inspection done prior to closing then again before my one year anniversary before the builders warranty is up!"
At 65, I retired after 30 plus years as a Realtor in 2012. Young lady well done, always be honest, you will benefit in the long run. This practice of using inferior materials, unskilled labour in my view started in 2007. Lots of older homes you can renovate. Stay safe
Builders respond to buyer demand. If you ask a builder to build a cheap crap house they have the ability to provide that for you. But there are still many builders who can and will build you an extremely well built house. But 95% of buyers are unwilling to pay for quality. After getting the crap they demanded they complain "This is such crap. Greedy builder."
What are the building inspectors doing? Why aren't you requiring a home inspection? Why aren't you requiring Platinum level home insurance? If your buyers are experiencing these problems, then you are not protecting them, are you?
Quality homes 🏡? 99.9% have no idea 🤷 what the definition of “quality” means!!!🤨 Quality vs Crap (what they build today) 1. plaster walls vs cheap Sheetrock, 2. solid doors 🚪 vs hollow doors, 3. Exterior; brick 🧱 vs Dryvit - this crap is used on all homes in Vegas
