消防員阿健（鍾鎮濤飾）在一次舊樓火災中救出一個白衣女郎阿玲（鄭裕玲飾），她其實是一個女鬼，生前是一個女伶人，死於梨園一次火災之中。阿玲為了報恩，常在他的身邊幫助他 。有一女鬼飄紅（黎燕珊飾）看中了阿健，欲殺他做替身，但被阿玲數次趕走。飄紅於是向健的表兄馬後炮（午馬飾）揭露阿玲實為女鬼，馬後炮遂擺下陣法捉拿阿玲。而此時阿健已得知阿玲的真實身份，無奈被飄紅迷惑的表兄不聽他言，還將他綁住。在飄紅即將殺死阿健之時，阿玲終於及時將陰謀揭破。在馬後炮的陣法下，飄紅無奈逃去。然而數日後就是飄紅忌日，屆時她法力將會增強數倍。情況危急下，馬後炮請來常一起打麻將的盲公陳（黃霑飾）相助，數人合力下終於將飄紅殺死。然而盲公陳陣法威力強大，亦將阿玲打入電視之中，阿健的魂魄也隨她而去。盲公陳再次出手，於阿玲的忌日將阿健肉身打入電視中。阿健在梨園火災發生時救出阿玲，逃出電視。兩人從此過上了幸福的生活。
