    The thing about leased land is that those contracts can have long periods and the rent might have been unreasonably low for long periods. When the time for renewal of the contract comes, it can mean significant rises in the rent. This is what you should find out if your planning to buy an apartment. Is the rent for the leased land unusually low and when will be the time for the renewal for the lease and possibly new much higher rent. It is also possible that instead of renewing the leasing contract of the land there is possibility for the housing company to buy the land.

    You have unfortunately misunderstood what neliöhinta means. It is simply the total price divided per the living area in the apartment or is some situations by the total area of the apartment.
    Rahoitusvastike is the payment, often a monthly payment, by which an apartment owner pays to the housing company it's share of the loan interest and capital of the loan that the housing company has taken for some purpose, mostly for financing renovations.

    The rent of the plot is usually included in the hoitovastike, the monthly payment.

    I would suggest you do some more research and make a more correct version of this video. There where some mistakes worth correcting.
    It is best to make more clear distinction between real estate and apartments in a limited liability housing company, since they are fundamentally different cases.
    You seemed to be confused about the roles of the housing company, Limited Liability Housing Company, and real estate maintenance companies or real estate management companies etc.
    Taloyhtiö, the limited liability housing company, is the owner of the real estate (land, buildings etc) and responsible of arranging the management and care of the company and it's property. It is owned by the apartment owners, who own shares of the company. It is not a company for profit. It is a way to handle the ownership and management of the shared proper the stock owners have. The highest decision maker in the company are the apartment owners acting together as an annual or extraordinary general meeting of stock owners.
    Maintenance is usually a service bought by the housing company from a maintenance and management company.
    But it can also be that the housing company can have hired own maintenance workers or the stock owners and residents handle at least part of the maintenance.
    The responsibility of maintaining the insides of a apartment in a housing company is the responsibility of the one who owns the group of shares that include the right to use the apartment. Yhtiöjärjestys, the internal rules of the housing company can include rules different from the Limited Liability Housing Companies Act.
