Good video. Glad you did an apartment one. We bought a 2Bed 2bath older brick unit in Toowong a couple of years back for under $350K. Great street and only 7units in complex and close to everything. Also did a 25K Reno ourselves and it came up great. Currently rented at $550 a week and couldn’t be happier with our little investment.

True, It has never been easier to understand how to build your money after retirement than it is right now with the inflation, when you may study and experience a completely variegated market passively by employing a successful portfolio-advisor. The impacts of the U.S. dollar's gain or fall on investments, in my opinion, are complex.

Looking 9 months after this was posted, not a single 2 bed place in Nundah under $500k.
Nundha is a nice area iuse to live in Northgate 6 years .
My general threshold for apartments is that the total land size divided by the number of units is ideally close to or above 100. The best buys are the old single-story brick unit villas. Hard to find. They are often arranged with 2-3 units in the back and 2-4 units down one side, with a drive way and carports on the other side. These designs get you 110 - 200 sqm of land per unit, which is pretty much unheard of for apartments these days, because they are effectively townhouses without the top floors. The next best thing is the two-story 8-packs on 800 sqm or 4-packs on 400 sqm, which at 100sqm per unit are also great.
Great video 😊 just wondered for other 1/2 bed units/apartments in qld (depending on the floorplans, council restrictions etc) could you move the kitchen into the lounge/dining area (open plan) close off the old kitchen and turn it into another bedroom to potentially increase overall value and rental al yield etc?

Chermside has plenty of smaller block apartments that are close to everything. No longer under $500k though….

What we're the strata fee's like?
20-30k reno budget is almost nothing these days (thanks Pollies)
20k would barely get you a new bunnings Kaboodle kitchen installed (which you don't want to do early on in your property ownership since Kaboodle kitchen are really poor quality and start to show age after 2 odd years of tenant use) and a paint job on the unit if you paid for the trades to do all this work.
To make it a cost benefit reno and stretch thatb 20-30k budget would require you to do all the work and have all the tools and skills (not many people are this way inclined) - which, also if you are working a job and doing the renos themselves it become a massive slog...like massive...you end up working your job and doing 2 hrs at the end of each day and all your weekends for months.
How do I know? Because I've done it.
